Document, License under Section 19 of "The Land Act 1869", 1875
Full license and authority to enter and occupy Crown Land outlined was given to James Cowan. This was for a period of three years and subjected to conditions outlined on the document. The area was in the County of Bourke, Parish of Blackwood. The area concerned is located on the Lerderderg River in the Wombat State Forest. The fee for occupation was to be paid in advance by half-yearly payments to the Land Officer at Ballarat. John Cleeland JP of Newhaven, 1826-1914, a native of County Down, Ireland, came to Victoria in 1840 with his parents and settled at Darebin Creek. After a few years spent there he went to sea in his schooner yacht of 200 tons, the Harriet, visiting the South Sea Islands and the west coast of South America. In 1859 he took the well known Albion Hotel, Bourke-street east, Melbourne, the starting place for all Cobb and Co's lines of up-country coaches, and kept it for 22 years, marrying whilst there Miss Blake, of Mornington. Shortly before leaving the hotel he purchased 7000 acres of land at Phillip Island for breeding purposes, and there bred Wollomai, who won the Melbourne Cup in 1875. In 1881 he retired to his magnificent estate, besides which he has another 1000 acres at Bass and other properties. He also once owned racing stables at Brighton, where he had Barwon (which won the Champion race) and other valuable horses. Mr Cleeland is a member of the Phillip Island Council and is a justice of the peace for the central bailiwick. Taken from Victoria and its Metropolis: past and present, 1888. Elizabeth Avis- Box 1835-1914 was born in Sussex, married William Box in 1854 and arrived in Melbourne in 1855. William’s parents George and Mary Box and his siblings sailed with them. William & Elizabeth at first leased land in the area of the ‘Dendy Special Survey Brighton 1841’ and then purchased the property with the pioneer cottage 1868 & 1869. William & Elizabeth established a market garden and raised 13 children. 1888 they built a larger 2nd house in front of the original cottage. William died in 1902 and Mary sold 9acres in 1908 to W. .Snowden Anderson – it later became Joyce Park where the reconstructed Box Cottage Museum now stands. After Elizabeth died her daughters Ada and Violet lived on the 1acre property until 1917 when August Reitman, a potter and monumental mason, leased the house and land. He established his pottery business and purchased the property in 1935. The business moved in 1953 but continued to use the cottage as a workshop/ storeroom until it was sold to Lewis Timber P/L in 1970 Elizabeth & William Box settled in the pioneer Cottage in Jasper Road East Brighton 1868 and established a market garden whilst raising their 13 children. This Cottage was reconstructed in Joyce Park, Ormond 1984 and is the home of City of Moorabbin Historical Society. In 1960 many local residents responded to a call for the donation of historical artefacts and the Box Cottage Museum now preserves this eclectic collection for the community. Beaumaris includes two early estates in the parish of Moorabbin developed by Josiah Holloway from 1852. Named Beaumaris Town and Beaumaris Estate (after the pastoral run in the area and ultimately after Beaumaris in Wales), the lots comprising them were marketed by Mr Holloway's suggesting that the railway was imminent and a canal would be built. The township developed slowly, a Post Office opened on 1 March 1868, but was replaced next month by Gipsy Village office (now Sandringham) In 1862 Beaumaris was one of the early settler communities within the boundaries of the Moorabbin District Roads Board , the region’s first local government authority. Beaumaris is a suburb in Melbourne, Victoria, Australia, 19 km south-east from Melbourne's central business district. .Since the Amalgamation of Councils 1994 the local government area is the City of Bayside which includes Brighton. The Squatters ,who arrived ...This list shows the names of the Pioneer settlers with the amount of Acres, the date purchased from The Crown and the Lot or Portion Number in the Land of the Henry Dendy Special Survey of Brighton 1841, in the County of Bourke , Victoria. The Squatters ,who arrived in the area first, used the land for grazing sheep and cattle. The Squatters had the right to graze unoccupied Crown land for ₤10 per year rental and a per capita payment for animals grazed. They could develop , improve and clear the land for the purpose of the tenancy but ownership was not permitted. When the land became useful The Crown put it on the market and the developers took over whilst the Squatters lost the improved land, dwellings and out buildings, there being no compensation paid. Squatters named John and Thomas Martin 1840-41; Richard and John King 1840- 1854 ; M.N.M.Moysey and M.J.Bickford 1841-1852 ; James McMahon 1846-1853 ; Daniel MacKinnon 1839- 1840. The 5120 Acres of the Henry Dendy Special Survey 1841were divided into approx. 83 Portions / Lots with varying acreage . Josiah Holloway, a speculator purchased 625 acres of the King Brothers run and re-sectioned the land into 2 acre Lots for Sale as market gardens. Weston Bate, 'A history of Brighton' 1962 informs us that in 1840 Henry Dendy, who was a farmer in Sussex England, paid 5,120 pounds sterling @ 1pound per acre for a 'Special Survey of Land in Port Phillip , Australia. Henry arrived in Australia in 1841 on the frigate 'York' with his wife, son, and three servants. He also took advantage of the Government Assistance of Free Immigrants for Survey Purchasers, to help on his estate and persuaded some Sussex men with their families to follow him. However when Dendy arrived in Port Phillip he found that LaTrobe and Gipps were trying to raise the price of land close to Town to 15pounds per acre. Dendy asked merchant J.B.Were to manage his affairs and they went ahead with plans to subdivide the surveyed land called 'The Brighton Estate' This area of land extended easterly from the Port Phillip Bay to East Boundary Road and from North Road to South Road in the Parish of Bourke Victoria. The Privy Council, England , decide that Henry Dendy could purchase the land at 1pound per acre. J.L.Smith was an early settler in East Brighton now Bentleigh and established successful Wood cutting, Grain & Chaff cutting and Motor garage businesses in Centre Road . He was elected Councillor of the Shire of Moorabbin and, with Mary Ann, his family were involved with local Church, Red Cross, and other community organizations. Herbert John Higgins ran a dairy farm with 40 cows on some acres fronting Jasper Rd ( Higgins Rd today ) he grew corn crops to feed his herd and also bought grain from J L Smith.Herbert Higgins , Dairy farmer, along with the Allnutt, and Long families were members of the Methodist Church Bentleigh from 1880s and involved in community organizations, J.L.Smith was an early settler in East Brighton now Bentleigh and established successful Wood cutting, Grain & Chaff cutting and Motor garage businesses in Centre Road . Stephen Charman, 1821-1906 a market gardener, donated land for the first Methodist Chapel, Cemetery and School in Charman Rd Cheltenham 1855. The enrolment was 36 pupils with Mr Frederick Meeres as Teacher. 1863 the school is called Beaumaris Common School No 84 with 70 pupils and Walter Meeres as Teacher. 1869 another 2 acres in Charman Road were granted by the Education Board and brick building built . 1872 State School 84 Beaumaris was increasing enrollments and 1878 a new brick school was built to accommodate 174 pupils and the name changed to Cheltenham State School No.84 1894 Mentone State School No.2950 amalgamated with Cheltenham SS No.84. 1910 the buildings were in disrepair, overcrowding was increasing and renovations were made 1912 with further additions in 1925 and 1937. Post WW11 extra prefabricated Classrooms were added as enrollment increased to 1038 in 1955.. Cheltenham East State School 4754 was opened as housing development spread over the City of Moorabbin . (J.Larson Sandringham HS) Pupils noted are from the early settler families - Marriott, Whelan, Cochrane1855 Stephen Charman donated land to the Methodist Church so that a School could be established to educate the children of the early settler market gardeners and farmers in the Cheltenham area . Education was valued by the general community and as well as schools they established mechanics Institutes and Libraries in Moorabbin Shire. Whitmuir Hall was built 1850 using bricks hand -made from the clay of nearby Elster Creek. Early history of the 156 acre estate bounded by McKinnon, Centre, Thomas and Wheatley Roads is obscure. The gardens were laid out prior to 1850. Robert Gray Ford purchased 20 acres with mansion in 1872 for £ 1750 and it was valued at £ 25,000 in 1888 but sold after the Bank Crash 1890's for £ 5,000 in 1892. There were many owners over the years including Thomas Bent and in 1870 it was called 'Killearnan'. It is now is known as 'the Bentleigh Club and many original features have been restored and preserved . Whitmuir Hall, was a stately mansion built 1850 typical of the grandiose plans of successful early settlers. 3 of 5 photographs of the Highett Gasworks c 1974 The Brighton Gas Company was established 1877 by local residents including Thomas Bent. Initially all went well for residents as gas light replaced kerosene lamps and street lights were installed. However disruption to supply, poor quality and failure to reach all house lead to dissatisfaction. Thomas Bent therefore began the Central Brighton and Moorabbin Gas Company 1885 and a price war ensued. This was unsustainable and the two companies amalgamated in 1877 supplying gas from the New Street Works site. 1930 this Company expanded to Highett where it had purchased 45 acres adjacent to the train line. 1927 a gas holder was built connected to the Brighton works 1936 construction began on a complete gas-making unit and the Highett Gasworks, Nepean Highway, began supply 1939. 1950 an extension program was completed. However by 1965 , with the discovery of Natural Gas offshore in Bass Strait, changes to Gas distribution were apparent. At first some of the facilities at Highett were used to distribute the gas piped from Sale, Gippsland. However after conversion of 450,000 homes to Natural Gas the Highett site was redundant. The gasometers were removed 1978. Moorabbin Council obtained part of the land for public recreation purposes. ( Dr. G Whitehead KCC Historian ) c2012 the Moorabbin Justice Centre / Magistrates Court of Victoria was built and further development of the area for apartments proceeds. After the extension of the Railway line from Caulfield to Mordialloc 1880's the shopping centre moved from the Tucker Rd end to around the East Brighton (Bentleigh) Station area of Centre Road. A variety of shops, forges, estate agents, Coles' and Fossey's variety stores, a Hoyts picture theatre, butchers, traded in Centre Rd. Crofts was one many grocery stores along the strip. Crofts Stores was established by Archibald Crofts (1875-1942) as a single grocery store in South Melbourne. It eventually expanded to include 137 branches throughout Victoria, trading as Crofts Stores. Document, Nurse A Watt , Cheltenham Nursing Home c1900, c1900
Nurse A. Watt was a registered Nurse who owned the Cheltenham Nursing Home, located up on the hill, at 200 Charman Road Cheltenham c1900. With Dr. Fleming Joyce, she brought many local identities into the world. Len Allnutt recalls that his brother, Ray, was born there in 1924. Nurse Watt had an excellent reputation for her care and ability in the local area. One recorded event was when in November 1910 Constable Edwards was shot by his son David, at his police house, after an episode of domestic violence involving Constable Edwards long suffering wife - the mother of David. Const. Edwards was first taken to the Police Station, but later taken by Shire ambulance to Nurse Watt's Cheltenham Nursing Home. At 8pm, Edwards was operated on by Dr. Joyce and Dr. Weigall. Despite the surgery, Edwards died the next day of haemorrhage and shock. David was convicted of manslaughter. Dr A Fleming Joyce was the Shire Medical Officer c1914 - 1930. Nurse Watt bequeathed her Estate to the Methodist Church. ( H. The City of Moorabbin Historical Society was formed c 1960 by a group of Moorabbin residents who were concerned that the history of the area should be preserved. A good response to a call for items related to the historical area of Moorabbin Shire brought donations of a wide variety of artefacts which are now preserved by the current members of CMHS at Box Cottage Museum . Helen Stanley, Secretary of CMHS, began producing a Newsletter for members in April 2007 to provide current information and well researched items of historical interest.Helen Stanley has produced a bi-monthly Newsletter, 2007 - 2013, for the members of the City of Moorabbin Historical Society that contains well researched interesting historical items, notification of upcoming events, current advice from Royal Australian Historical Society , Museums Australia Victoria and activities of Local Historical Societies. The Newsletter is an important record of the activities of the CMHS.2 x A4 paper printed on 4 sides Issue 11 of the bi-monthly, City of Moorabbin Historical Society Newsletter produced by Society member and Secretary, Mrs Helen Stanley in April 2009. Notices of the meeting June 28th , an article in ‘The Leader’ newspaper about the Robert Keys ‘Best Fruit Garden 1881 - 82’ Trophy Cup , a large vinyl banner purchased with Grant money, and while acknowledging the Cottage garden volunteer a request for more helpers at Open Days is made. Jan Rigby, CMHS member, has provided research information about Jasper Hale b 1805 in Gloucester, England, transported to NSW 1830, ‘freed man ‘ 1839, purchased land in Dendy’s Special Survey 1844, sold this land 1846 and died 1884 in Parkes NSW. On arrival as a convict in 1830 his occupation is bricklayer and he can ‘ read and write’. Following the 'Transfer ...This is a Certificate of Title for an acre of land in 'Tucker's Road' purchased by Jabez Gurr in 1881, in the area that was part of the Crown Block known as Henry Dendy's Special Survey 1841, in the Parish of Moorabbin, County of Bourke, Victoria. Following the 'Transfer of Land Statute' allotments in the area of Henry Dendy's Special Survey of 1841 were sold to early settlers. This Certificate of Title shows the passage of history in Moorabbin Shire . Jabez Gurr, a wheelwright, of East Brighton, now Bentleigh East, purchased an acre of land in 'Tucker's Road' , near Centre Road, in 1881. In 1889 he sold to a produce merchant, Robert Smith, and in April 1916 this block was purchased by William Henry George Box, a market gardener and relative of William and Elizabeth Box, who owned the land until 1926. The land was then purchased by Charles John Greenlaw Coates and remained with this family until 1971. All these Family names appear on Councils and Community Boards during the foundation and development of City of Moorabbin3 photocopied pages of the Certificate of Title for approximately 1 acre of land near the corner of Centre Road and Tucker Road, Parish of Moorabbin, County of Bourke, Victoria that was part of the 5,120 acre Henry Dendy Special Survey in Brighton in 1841 and purchased in 1881 by Jabez Gurr. James Bonwick (1817-1906), the Victorian educator and historian, acquired land in Kew on which to establish a home and school in 1853, not 1854 as more commonly stated. Bonwick returned to England in 1859 for a period, later returning to Melbourne and settling in St Kilda. He was the author of a number of histories and an official transcriber of Government records.This newly acquired document, from a former owner of 'Parkhill' (20 Hillcrest Avenue, Kew), is of statewide importance as it is the original copy of the agreement made between Thomas Judd of Parkhill and James Bonwick in 1853 for the purchase of land in Kew. Both Thomas Judd and James Bonwick were significant pioneers of Victoria.TRANSCRIPT [TITLE] Thomas Judd to James Bonwick Agreement for Sale of Land at Parish of Boroondara [PAGE 1] Articles of agreement made and entered into this the Twentyth eighth day of February One thousand Eight Hundred and fifty three Between Thomas Judd of Melbourne in the Colony of Victoria Gentleman of the one part and James Bonwick of Melbourne in the Colony of Victoria Gentleman of the other part whereby the said Thomas Judd agrees to sell unto the said James Bonwick who hereby agrees to purchase a piece or parcel of land containing two and half acres be the land more or less part of Portion Number Eighty five of the Parish of Boroondara in the County of Bourke commencing at a point on the Northern boundary line of the said Portion Seventeen Chains fifty links East from the North West angle of the same and bounded on the East by other part of said Portion in a line bearing South Eight Hundred and sixty two feet on the South by other part of said Portion Eighty five in a line bearing West one Hundred twenty six and half feet on the West by other part of said Portion Eighty five in a line bearing North Eight Hundred and Sixty two feet on the North by the Northern boundary line of the said Portion Eighty five in a line bearing East one Hundred twenty six and half feet to the commencing point at or for the price or sum of one [PAGE 2] One Hundred Pounds to be paid and payable in the manner hereinafter mentioned that is to say the Sum of Thirty pounds to be paid on the day of the date hereof and the sum of forty pounds by the acceptance of the said James Bonwick for that sum at three months bearing interest thereon after the rate of Eight Pounds per centum per annum and the Sum of Thirty pounds by the acceptance of the said James Bonwick for that sum after Six months with interest thereon after the rate of Eight pounds per centum per annum It is furthermore agreed that the said James Bonwick shall have access by a right of way fifteen feet wide reserved by the said Thomas Judd to the Government Road being the Southern Boundary of Portion Eighty five. This work forms part of the collection assembled by the historian Dorothy Rogers, that was donated to the Kew Historical Society by her son John Rogers in 2015. The manuscripts, photographs, maps, and documents were sourced by her from both family and local collections or produced as references for her print publications. Many were directly used by Rogers in writing ‘Lovely Old Homes of Kew’ (1961) and 'A History of Kew' (1973), or the numerous articles on local history that she produced for suburban newspapers. Most of the photographs in the collection include detailed annotations in her hand.The Rogers Collection provides a comprehensive insight into the working habits of a historian in the 1960s and 1970s.
