The numerous subdivision plans in the Kew Historical Society's collection represent working documents, ranging from the initial sketches made in planning a subdivision to printed plans on which auctioneers or agents listed the prices for which individual lots were sold. In a number of cases, the reverse of a subdivision plan in the collection includes a photograph of a house that was also for sale by the agent. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.This is one of a small number of subdivision plans for commercial property in the collection. The subdivision proposed to create six shop sites in High Street between the Harp of Erin and Station Street. The plan shows this stretch of High Street, East Kew already lined with shops that include the hotel on the corner, the new State Savings Bank, a dentist’s surgery and Lambert’s Store. Sixty-six allotments, created on the ‘order of Mr & Miss Preston’ surrounded the mansion of Woodlands in Harp Road. Woodlands formed part of the Estate, being advertised as lot 1. The allotments faced High, Station and Wright Streets, Harp and Normanby Roads, and Woodlands Avenue. Pru Sanderson in the Kew Conservation Study (Vol.2, 1988) wrote that the Eastlawn Estate ‘covered the western half of the failed Harp of Erin Estate’. Contemporary advertisements promoted the Eastlawn Estate as: ‘There will be no more convenient district nor pleasant Suburb than East Kew for the busy business man. When the Electric Tram is laid, he will be able to journey quickly and pleasantly direct from Collins Street to his home in the Eastlawn Estate in about 20 minutes’. The land on which the subdivision was created had until 1960 formed part of the grounds of the mansion Raheen in Studley Park Road. In 1917, the Catholic Church had purchased Raheen and its lands. It was to become the home of Archbishop of Melbourne, Daniel Mannix, for 46 years. The sale of the subdivision took place three years before the Archbishop’s death. Subsequent archbishops were to reside at Raheen until its sale to the Pratt family in 1981. When the sale of the Estate was reported in the newspapers in 1960, it was described as the last big subdivision near Melbourne. At the auction, 33 of the 36 allotments were sold. The auction realised £315,750. Purchasers were advised that the vendor intended to keep lots 22 and 23. The alllotments in the subdivision required the construction of new roads. These included Eamon Court and Raheen Drive. Named in the subdivision are the mansions of Darley and Windella (now demolished). Before the subdivision of Darley and Windella, both houses fronted Studley Park Road. Both houses appear to be advertised as lots in the subdivision. Bisecting the subdivision is a street, Antrim Avenue that was never constructed. A street, which was subsequently constructed in this vicinity, was Merrion Place, which now runs between Studley Park Road and Highfield Grove. There are 13 proposed lots in this subdivision in contrast to the earlier plan. This Directory of 1889 covers the location of Melbourne based trade and professional offices by street and in Alphabetical order. It covers all of Melbourne and its suburbs. It also covers government and official, ecclesiastic, legal, municipal and miscellaneous information. The directory details a cross section of a developing city with a splattering of advertisements opening up an in depth look of all aspects of living in the late 1800s. It is interesting to see that all the advertisements do not have any telecommunication numbers listed (personal shoppers or mail orders only). This was a period of high moral standing within the community and hotels advertised rooms " suites of rooms for families and single rooms for Ladies and Gentlemen" also "electric bells throughout the house. Telephone, night porter and hot and cold baths."This directory would be used by the majority of families and businesses working and living within the Kiewa Valley and the surrounding area. Melbourne was the only place where every aspect of living requirement was catered for. Although the delivery of services and goods were not at a high rate, certain items or transactions would require a visit to "the big smoke". Business information are listed both by suburb and alphabetically. There is also a section for British and Foreign Trade. This directory covered nearly everything to do with commerce, an example pay days for principle firms. Greater evolution of trade locations started to balloon out after the mid 1950's. Increased populations and greater levels of communication and safe fast transport facilities permitted greater devolution of commercial enterprises into rural communities, such as the Kiewa Valley.This directory has no front or back cover and is held together by its cloth spine. It contains over 1300 pages, however there may be some pages missing front and back of the directory which would have contained advertisements of some unknown shops. All the sides of this directory (except the spine) have advertisements and content information stamped on. The spine cover has been placed in the directory until further conservation work is carried out. It has gold coloured printing and in the central section, a gold coloured background with the words "Sands & McDougall's Melbourne Directory 1889." The Melbourne and Metropolitan Board of Works (MMBW) plans were produced from the 1890s to the 1950s. They were crucial to the design and development of Melbourne's sewerage and drainage system. The plans, at a scale of 40 feet to 1 inch (1:480), provide a detailed historical record of Melbourne streetscapes and environmental features. Each plan covers one or two street blocks (roughly six streets), showing details of buildings, including garden layouts and ownership boundaries, and features such as laneways, drains, bridges, parks, municipal boundaries and other prominent landmarks as they existed at the time each plan was produced. (Source: State Library of Victoria)This plan forms part of a large group of MMBW plans and maps that was donated to the Society by the Mr Poulter, City Engineer of the City of Kew in 1989. Within this collection, thirty-five hand-coloured plans, backed with linen, are of statewide significance as they include annotations that provide details of construction materials used in buildings in the first decade of the 20th century as well as additional information about land ownership and usage. The copies in the Public Record Office Victoria and the State Library of Victoria are monochrome versions which do not denote building materials so that the maps in this collection are invaluable and unique tools for researchers and heritage consultants. A number of the plans are not held in the collection of the State Library of Victoria so they have the additional attribute of rarity.Original survey plan, issued by the MMBW to a contractor with responsibility for constructing sewers in the area identified on the plan within the Borough of Kew. The plan was at some stage hand-coloured, possibly by the contractor, but more likely by officers working in the Engineering Department of the Borough and later Town, then City of Kew. The hand-coloured sections of buildings on the plan were used to denote masonry or brick constructions (pink), weatherboard constructions (yellow), and public buildings (grey). The area represented in this detail plan has undergone significant change during the 20th century. The widening of High Street in the 1930s and 1950s involved the shops on the south side of High Street being demolished and later rebuilt to fit the widened street. Another significant loss was the mansion ‘Drayton’ fronting Wellington Street, owned at this stage by Susannah Fenton. Her family name would later to be given to Fenton Way, which was to be built over the grounds of the house following its demolition. The plan of the garden is particularly interesting, containing a batten dome fronting Wellington Street, an ornamental pond, a fountain and a brick and glass conservatory. The notes by the plumbing contractor on this plan are particularly detailed. Pink borders delineate the ownership of the varying parcels of land. Some of the better known owners listed include the real estate agent Cr. Henry de Castres Kellett (bt) and John Padbury, the funeral director. View looking south along Main Road, Eltham from near present day Luck Street. On the immediate right is a fence with the words “Hot Water” painted on it followed by William J Capewell’s butcher shop, then the slaughter yard and saleyards with the entrance access to the railway station. Contained within the saleyards facing the street, a small shelter with the name H.H. Clark upon it. Horace Harold Clark was the son of Eltham State School’s first Head Teacher, David George Clark. As well as being a farmer, he was an Estate Agent and conducted auction sales, presumably from this shelter. The large weatherboard building on the corner (opposite present-day Arthur Street) with signs for Summer Drinks and Hot Water painted on the side is Luther and Ada Haley’s General Store and Bakery, built 1902. This was the first building in what is now Eltham’s present shopping town centre. Haley previously ran the General Store and Bakery on the corner of Main Road and York Street until his lease expired and the premises were bought by Mrs Sarah Burgoyne in 1902. The store later was known as Staff's Store. In the distance approximately mid-way between the Butcher shop and the Bakery are the tops of what appears to be two cypress trees, which could well be the trees in front of the Shillinglaw Cottage facing Main Road. On the eastern (left) side of Main Street is Haley’s Paddock, which was used on occasions for community picnics. Capable of holding 10,000 people, with ample shade and hilly surroundings it was an ideal place for any community gathering such as the State Schools’ Picnic in 1904. The gentleman in the photo is an estate agent. According to a grandson (REF: Email 1/8/2020) the original photos is thought to have been a publicity photo for the real estate agency. Carl Theodore Offszanka (1874-1944) was born in Germany. He is listed in electoral rolls at 44 Guildford Road from 1915, occupation furrier, with his wife Ida (nee Schade, 1882-1963), also born in Germany. They were married in Victoria in 1908. In later electoral rolls at the same address are Erna Helena (b 1913; d 1996) and Maria Eliese (b 1910; m Benedict Francis Rieusset in 1936). Both daughters are listed as typists. Also listed is Bernard George (b 1914; d 1987) who in later electoral rolls is described as a process worker. He served in the AIF in the Second World War. Not listed is Carl Bernard b 1909. The Offszanka family lived at 44 Guildford Road from 1913 until post-1980; they came to Surrey Hills from Richmond. Their home was called 'Westfalia' (ref: 1919 electoral roll), presumably after the region in NW Germany. It is not known when Carl and Ida migrated from Germany. This home has had a 2nd storey added to it in late 1990s. According to a family descendant (REF: Email 1/8/20 from grandson) Carl Theodor Offszanka purchased the home in 1913 for £616. He also purchased the adjoining vacant block of land at 42 Guildford Road and ran a large orchard on it before later selling it. This appears to have been between 1920-1930. The family continued to occupy the house until after 1980 when Erna Helena and Bernard George are listed in the electoral rolls. Our property register lists Erna Helena Offszanka as the last member there. She died on 5 May 1996. Black and white photo of a ? dark-stained timber Edwardian home at 44 Guildford Road, Surrey Hills. It has 2 brick chimneys, a corrugated iron roof and timber fretwork to the veranda. There is a single window to the veranda, 2 single windows down the LHS (facing) side of the house and a double window to the RHS (facing) side of the house. This appears to have coloured glass to the top section. The gable is decorated with timber and stucco and has a simple finial. The house has a simple timber picket fence and a driveway down the LHS (facing), in which a carriage is located. A gentleman in a hat stands on the veranda. Two postcards, same view but different reverse sides. One was made by "Empire" with a 1d postage (see description below); the other with "JB McAlpin, Estate and Financial Agent, District Government Valuer, Ringwood". A letter on one of the postcards is dated 1914 and is addressed to "Mrs. F. Palmer, c/- Mrs. E. F. Tregaskis, White Horse Road, Ringwood, via Melbourne". The letter is to her mother and the daughter's name is "Eveline". The following is written on the back of one of the enlargements, "View of Ringwood East taken from Loughnans Hill showing the antimony mine and brick works. Houses across centre are in Warrandyte Road.

A worker from the bakery store is standing in the gateway at the rear of the store observing the photographer. People in the ‘Sunday Best’ are milling in front of the bakery or strolling down the centre of Main Road. The picture was most likely taken on a Sunday. With the opening of the railway to Eltham in 1902, Melbourne residents would regularly enjoy a Sunday excursion journey on the train to Eltham for a day’s outing to the countryside or beyond to Hurstbridge from 1912 when the railway was extended.
