Most of the subdivision plans date from the 1920s and 1930s when the districts old homes and local farmland were being split up to accommodate residential growth in the postwar period. These early plans were assembled by a local firm, Jas R Mather & McMillan, which had an office in Cotham Road. The photo is of a weatherboard or brick rendered bungalow with a twisted wire fence. Given Barnes' status a a Kew photographer, the house is probably locate din Kew or East Kew. Unfortunately the handwritten information on the mount bordering the photo is damaged and cannot be read. The bungalow has a gabled, tiled roof with terra cotta finials at the front of both gables. The house has a central doorway, framed by a pseudo portico supported by four wooden columns. On each side of the doorway, at the front, there are paired sash windows, which, like the half-timbered gable, are picked out in a darker colour.Handwritten, mostly illegible description by selling agent on mount surround: " .... in Diningroom, Drawing Rooms, ... It central location in Cotham Road, Kew enabled the selling agent to note its proximity to the tram. With seven rooms, all ‘modern conveniences’, and land of 66×167, the house was to be sold for £1100. The villa has a number of interesting features including a pattern within the slate roof as well as the use of polychrome brickwork under the eaves and on the façade. The intricacy of the cast iron lace is emphasised by the line of projecting wooden blocks above it. The picket gate is painted a different colour to the pickets of the fence. The house has a name (illegible) that is attached to the inset cast iron lace of the central projecting gable in the veranda. Stamped on mount: "Kew. Central. The weatherboard and stucco house with high brick chimneys provides a clear indication of the style of curtains and gardens in houses of the period. Holland blinds with lace inserts are used in the left front window. They are combined with long lace curtains. The garden, with its curved pathway is bordered with garden beds that include marguerite daisies and roses. The lower section of the weatherboards are exposed and stained. The upper section is rendered with rough-cast. The tiled roof has a single gable that extends over the centrally placed front porch. On the porch, the door and single sidelight are filled with coloured leadlight whereas the casement windows in the front rooms contain plain glass. The leadlight and the wrought iron of the verandah are the only decorative elements of the utilitarian design. The location of the house, which was advertised for sale, has not to date been identified. The most striking element of the design is the cantilevered veranda that is supported by heavy chains that are attached to the central gable. This deep gable extends across most of the façade, forming an extensive veranda. Parts of this are infilled with screens. Seven wooden posts, whose lower halves are encased in rendered brick pillars, support this gabled veranda. The roof would appear to be covered with corrugated iron. The location of the house, which was advertised for sale, has to date not been identified. Originally sited on a large allotment overlooking Normanby Road, the setting of the house has been dramatically altered through extensive subdivision and development. The subdivision plan of the ‘Myrtle Hill Estate’ indicates that in one such subdivision, 11 allotments were created fronting Bowyer Avenue, Myrtle Avenue, and Normanby Road. The outline and building profile of Myrtle Hill is shown on the west side of Bowyer Avenue.The full (typed) title of this subdivision plan is :"Plan of SUBDIVISION of part of CROWN PORTION 83. / at KEW / PARISH OF BOROONDARA. / COUNTY OF BOURKE". / "MYRTLE HILL ESTATE / EAST KEW" In addition to the Title and subtitle, the plan also lists the advantages of the subdivision. -

The plan is interesting as it shows Wharton Street, named after the architect and town planner George Wharton, who was the first chairman of the Municipality of Kew. Sixty-six allotments, created on the ‘order of Mr & Miss Preston’ surrounded the mansion of Woodlands in Harp Road. Woodlands formed part of the Estate, being advertised as lot 1. The allotments faced High, Station and Wright Streets, Harp and Normanby Roads, and Woodlands Avenue. Pru Sanderson in the Kew Conservation Study (Vol.2, 1988) wrote that the Eastlawn Estate ‘covered the western half of the failed Harp of Erin Estate’. Contemporary advertisements promoted the Eastlawn Estate as: ‘There will be no more convenient district nor pleasant Suburb than East Kew for the busy business man. When the Electric Tram is laid, he will be able to journey quickly and pleasantly direct from Collins Street to his home in the Eastlawn Estate in about 20 minutes’. This subdivision plan is unusual in that the front... includes almost 100 subdivision plans pertaining to suburbs ...Pru Sanderson, in her groundbreaking ‘City of Kew Urban Conservation Study : Volume 2 - Development History’ (1988), summarised the periods of urban development and subdivisions of land in Kew. The periods that she identified included 1845-1880, 1880-1893, 1893-1921, 1921-1933, 1933-1943, and Post-War Development. These periods were selected as they represented periods of rapid growth or decline in urban development. An obvious starting point for Sanderson’s groupings involved population growth and the associated economic cycles. These cycles also highlighted urban expansion onto land that was predominantly rural, although in other cases it represented the decline and breakup of large estates. A number of the plans in the Kew Historical Society’s collection can also be found in other collections, such as those of the State Library of Victoria and the Boroondara Library Service. A number are however unique to the collection.The Kew Historical Society collection includes almost 100 subdivision plans pertaining to suburbs of the City of Melbourne. Most of these are of Kew, Kew East or Studley Park, although a smaller number are plans of Camberwell, Deepdene, Balwyn and Hawthorn. It is believed that the majority of the plans were gifted to the Society by persons connected with the real estate firm - J. R. Mathers and McMillan, 136 Cotham Road, Kew. The Plans in the collection are rarely in pristine form, being working plans on which the agent would write notes and record lots sold and the prices of these. The subdivision plans are historically significant examples of the growth of urban Melbourne from the beginning of the 20th Century up until the 1980s. A number of the plans are double-sided and often include a photograph on the reverse. A number of the latter are by noted photographers such as J.E. Barnes.The Summerhill Estate was a subdivision in Glen Iris of 24 ‘choice allotments’. The lots were primarily on both sides of Dillon Grove. Other lots at each end of the subdivision faced Margaret Street and Summerhill Road. It was from the latter that the subdivision took its advertised title. The lots were originally advertised for £10 deposit with 20 subsequent payments over five years. Pencilled on the printed plan is a change to the deposit required; a reduction to 20/-. Annotations indicate that the new deposits ranged from 30/- to 45/-. The most expensive lots faced Summerhill Road. The periods that she identified included 1845-1880, 1880-1893, 1893-1921, 1921-1933, 1933-1943, and Post-War Development. These periods were selected as they represented periods of rapid growth or decline in urban development. An obvious starting point for Sanderson’s groupings involved population growth and the associated economic cycles. These cycles also highlighted urban expansion onto land that was predominantly rural, although in other cases it represented the decline and breakup of large estates. A number of the plans in the Kew Historical Society’s collection can also be found in other collections, such as those of the State Library of Victoria and the Boroondara Library Service. Barnes.The Clifton Estate was an ambitious subdivision. It included 61 allotments bordering Cotham and Park Hill Roads, and Florence and Adeney Avenues. It is difficult to ascertain the exact year when the ‘Clifton Estate’ was surveyed, subdivided and first auctioned. The uncertainty may be due to allotments being released during the First World War. The subdivision took its name from the house ‘Clifton’ (lot 5) on the corner of Adeney Avenue and Cotham Road. The outline of Clifton (since demolished) and the extent of its land following the subdivision are represented on the plan. Barnes.The so-called Camberwell Mountain View Estate was a subdivision on ‘the corner [of] Burke Road, Eyre and Wills Streets, Deepdene’. The Estate was not the first attempt to subdivide this land holding. In 1884, 1888 and 1894 the Belmore Park subdivision proposed 18 allotments for this parcel of land. The final stages of the Belmore Park subdivision occurred during the Depression of the 1890s. Apart from perhaps one block facing Burke Road, which is unnumbered in the Mountain View Estate subdivision, the rest must have remained unsold. The later subdivision would redraw the original 18 allotments, creating 22 new lots. In the Locality Plan on the left side of the subdivision plan, Deepdene Station, which formed part of the Outer Circle Railway is represented, as is the location of Deepdene Primary School. Barnes.The East Kew Tramway Estate was a subdivision of two separate parcels of land between Adeney Avenue and Normanby Road. The larger section included 54 lots facing Adeney Avenue, Argyle Road, and Campbell, Hunter and Wishart Streets. [Hunter and Wishart Streets were created as part of the subdivision.] A further 17 allotments faced Normanby Road, Hubert and Campbell Streets. [The name of Hubert Street was later to be changed to Cecil Street.] The promotion of the sale referred to the advantages of living between two tram routes, in High Street and Cotham Road. The hand-coloured sections of buildings on the plan were used to denote masonry or brick constructions (pink), weatherboard constructions (yellow), and public buildings (grey). This plan is part of a large and historically significant group of MMBW plans and maps that was donated to the Society by the Mr Poulter, City Engineer of the City of Kew in 1989. When the contracts were let for surveyors to identify and record the extant houses and landscapes within an area for the Board of Works, the contracts were let at separate times, hence the anomaly where two copies of Plan No.1571 exist in our collection. The first of these plans identifies the building materials used in houses bordering Fitzwilliam Street, Edgevale Road, May Street, Malin Street, Davis Street and Wellington Street. The cut off point for the survey was the south side of Wellington Street. By 1903 when the survey was undertaken many of the sites were already built on, particularly those facing Edgevale Road. The plan identifies the preponderance of weatherboard houses in the area. Most of the subdivision plans date from the 1920s and 1930s when the districts old homes and local farmland were being split up to accommodate residential growth in the postwar period. These early plans were assembled by a local firm, Jas R Mather & McMillan, which had an office in Cotham Road. Many of the plans, and sometimes photos, were annotated by the agents. The ‘new’ Balwyn Picture Theatre was built and owned by Balwyn Theatres Pty Ltd in ca. 1928. By 1930, this first Balwyn Theatre was destroyed by fire after a break-in. Following the fire, a new cinema was constructed. This plan for a Cinema and eleven shops presumably dates from 1927/28 when the Company announced that this location in Whitehorse Road ‘was the most central and best suited [area] for their Theatre and shops’.Subdivision plans are historically important documents used as evidence for the growth of suburbs in Australia. They frequently provide information about when the land was sold as well as evidence relating to surveyors and real estate and financial agents. The numerous subdivision plans in the Kew Historical Society's collection represent working documents, ranging from the initial sketches made in planning a subdivision to printed plans on which auctioneers or agents listed the prices for which individual lots were sold. In a number of cases, the reverse of a subdivision plan in the collection includes a photograph of a house that was also for sale by the agent. A detail plan of part of Studley Park bordered by the major streets of Hodgson Street, Stevenson Street and Studley Park Road. Included on the plan are a number of significant Studley Park mansions in existence at the beginning of the 20th century. The unnamed street shown in the middle of the plan is McEvoy Street. The most important house still extant is Campion House, formerly named Dalsraith [Dalswraith] and Glendalough, owned since the 1940s by the Society of Jesus. Campion House can be seen on the corner of Hodgson and Studley Park Road. Its stables at the rear of the block have now been incorporated into a contemporary residence. An interesting feature of the plan is the 1910 annotation by Ed Seitz, professional designing engineer. The plan was to open ...This flag was used by Rosbercon Girls Grammar School, which operated in Brighton from 1906 until 1941. The school was established in 1906 by the Tisdall family. The Tisdalls were a family of educators: Irish-born Henry Thomas Normanton Tisdall and his wife Lucy taught for many years at the Walhalla State School in Gippsland, along with Lucy's sisters Alice and Clara Weekes. Three of the Tisdall daughters, Ethel, Constance and Theodosia (Theo) followed their mother and aunts into the teaching profession. Constance in particular considered education her true calling and harboured a dream of one day being principal of her own school. After Henry's death in 1905, faced with financial uncertainty and several unmarried daughters to support, Lucy Tisdall decided to take a risk. She sold the family's Toorak home and, together with her sister Alice, leased 'Ashburnham', a large Victorian villa at 106 North Road, Brighton. The plan was to open a private school, with Ethel and Constance as co-principals and Lucy, Alice and Theo teaching and managing the household affairs. This came as a "joyful surprise" to Constance, who was only informed of the plan after it had been finalised. The school was named Rosbercon after Henry's home village in County Wexford, Ireland. The crest, designed by son Bert Tisdall around 1910, featured a crowned letter 'A' above the motto "amor vincit omnia" ("love conquers all"), both inspired by a verse in Geoffrey Chaucer's "The Prioress's Tale": "about her arm she bore/A paire of bedes gauded all in grene,/And theron heng a broche of gold full shene,/On which there was first writ a crowned 'A',/And after, Amor Vincit Omnia." It was a motto Constance held close to her heart, embodying her values as a teacher. Reflecting in 1961, she wrote, "In a school without punishments, a school with love and understanding between teacher and pupil - with a love of teaching on one side, and a desire to learn on the other, love would indeed conquer all." The school's opening day in 1906 proved less than auspicious, with no pupils arriving at all. The women persisted and by the end of the first week, five students had been enrolled. From here, the school grew steadily in size. A new schoolroom designed by architect Harold Desbrowe-Annear was built in the house's orchard to accommodate the increasing numbers, but by 1911 the Tisdalls began looking for larger premises. They leased the nearby property 'Hazeldean' at 124 North Road and, during the 1912 school holidays, the Desbrowe-Annear schoolroom was raised onto a lorry drawn by sixteen horses and moved down the road to what would become Rosbercon's new home. In 1923, Constance instituted a modified version of the Dalton Plan, an education model based on individualised learning. Girls in senior years were encouraged to work more independently, making regular use of the reference library and working to a monthly assignment schedule. The school performed well academically and in competitive sport, but over time was eclipsed by the nearby Firbank Church of England Girls' Grammar School (established 1909), whose institutional backing provided it with access to wider resources and facilities than those of the small family-run Rosbercon. At the end of 1933, Ethel and Theo retired and Constance became principal of St Anne's Church of England Girls' Grammar School (now Gippsland Grammar) in Sale. Rosbercon was sold to Miss Iris Hay, who served as principal from 1934 until the school's closure in 1941. Following her own retirement in 1947, Constance Tisdall settled in Erica Avenue, East Malvern, in a house named 'Rosbercon' after her former school. She continued teaching English literature, mostly to migrants, and enjoyed regular visits from former students. Well into the late 1960s, old Rosbercon girls continued a tradition of coming together for an annual reunion on the first Saturday in November, on which day Constance would fly the school flag at her home.Large navy blue flag with horizontal maroon stripe at top and bottom, and school crest in centre. Land was sold ...Taken in 1910, this photograph depicts a scene of Bridge road in Newtown, Beechworth. Walking on the road are two men on horseback, one of which is pulling a carriage with a small dog standing beside it. Behind them are a line of small buildings and shops. Small industries began to expand dramatically in Beechworth, particularly during the 1860s, leading to a strengthening of the towns economy. As early as 1853, areas surrounding the waterway known as Spring Creek were surveyed with the intent of mapping out plans for new roads and building allotments. Land was sold and new buildings were erected, creating an expansion of the Beechworth township and retail services. One building shown in this photograph is Straughair and Duncan's Beechworth Foundry. This business was established in 1858 through the partnership of Mark Straughair and John Duncan. It dealt mostly in the manufacturing of castings and mining machinery, receiving orders from all over the Ovens district. The Business eventually collapsed after the deaths of Straughair in 1882 and Duncan in 1896 but was reopened by W.H. Phillips in 1905. The two other buildings are both associated with the name McKenzie. Evidence suggests that the McKenzie family has a long association with the town of Beechworth. This photograph is historically significant as it provides insight into the nineteenth and twentieth century industrial expansions that happened in the area of Newtown, leading to the urbanisation of Beechworth. Taken some time after 1864, these photographs depict the Star Hotel both directly (8674.1) and from the Hotel north west down Ford Street (8674.2). The images depict the building with its modern exterior, having settled for this brick form after several other building designs. The Star Hotel was the first hotel opened in Beechworth, and would go through a series of dramatic changes under its first three owners. The original timber structure was built by W.H. Neuber, though at the time it was only known as ‘The Beechworth Hotel’. The site was later purchased in 1855 by mining entrepreneur, and prolific business owner, John Alston “Six Stars” Wallace. He would go on to extend the established hotel, rebuilding much of it with weatherboard and a shingled roof, adding a two storey structure with a verandah and a theatre capable of supporting 400-500 people, which was often used for international performances. Renamed as the Star Hotel, it was the second in a chain franchise, eventually leading to the “Six Stars” moniker Wallace went by, with hotels at Rutherglen, Chiltern, Yackandandah, Bright, Snake Valley, and of course, Beechworth. Under his ownership, it developed into a popular location for merchants, wayfarers, and locals alike, with the help of his brother Peter as manager. Situated on a road once synonymous with Melbourne to Sydney roadtrips, and the allure of the gold mines, the popularity of the Star drew all manner of clientele from across the country. As such a central hub, the ‘Star Assembly Rooms’ were used as a meeting place for debates, discussions, festivities, and problem solving among the various working sects of the area. These meetings included shareholder discussions for prospecting companies, railway planning, council meetings, and discussions surrounding the interactions between European and Chinese miners, both good and bad. By late 1856, John had the Beechworth at auction through J.H. Grey & Co. It was most likely due to the high profile murder of the manager, Robert Murdoch, during an altercation in relation to a dine and dash event by a Swedish miner, Charles Jansen, who had been ‘excited by drink’ on November 17th. He had refused to pay for his meal and waiter James Mitchell failed to persuade him otherwise. Mitchell, or possibly Murdoch himself, forced him out as tempers and threats escalated. As the photos tell, there are a number of doors which may be entered through, and Jansen used an alternate entrance to access the building. Murdoch was investigating the noise when he encountered the furious man. He was subsequently stabbed with no warning by a small clasp knife, as he tried to stop the intrusion. His exclamations, "I’m stabbed, I’m stabbed!” alerting other occupants, and Jansen was restrained and arrested. Murdoch died the next day from his injuries, with the inquest carried out on the theatre stage. Some 3000 members of the town attended the funeral, and the Star hung black cloth in memory of Robert and his death. Afterwards, an auction caw the property pass to Messrs Robertson and Quirk, though would return shortly thereafter to Six Stars’ portfolio. Six Stars would later sell off his properties from 1862, with the Beechworth Star purchased by 1864 by John Sitch Clark. This allowed Clark to redevelop a significant portion of the Hotel, stripping a central section and constructing the brick structure that survives today, reopening the Star in July that year. It was after this time that our photographs were taken. Clark would later sell the property to Frank Mitchell, shortly before his own death. The next owner, Frederick Allen, lived on the property before the deed was sold to him in the 1880s. He would later sell the property to William Carroll in 1890, with proprietorship eventually moving to Mr. W.H. Porter, and transferring to a Mr. Marendaz by 1913 and Mr. Holly in 1915. Licensing disputes would arise 1917 between Margaret Carroll and a Mrs. McDonald, before it became delicenced some years prior to 1935. It was around this year that the property was bought by Mr. W.J. Pemberton at the meagre price of £500, down from the £13,000 Six Stars originally auctioned it for. It served as a Youth Hostel for a period of time around 1972, and currently the building serves as a private accommodation on the second floor, with shops taking up the ground floor level.These photographs of the Beechworth Star Hotel as they depict a form of Beechworth's first hotel, and also the site of a high profile murder. These scales were used by students at St Joseph's School in Orbost. St Joseph's Catholic School in Orbost was planned from 1913 when the town's population was increasing rapidly. It wasn't until 1923 that the school was built in Raymond Street next to St Colman's Church. The Catholic school was opened in thecharge of Sister Moira and Sister Lucy, Fifty-five students were initially enrolled and taught in two rooms. When the numbers increased to 170 work began on extensions which were completed in 1959. St Joseph's school had classes to Form 4 at one stage. Later on Form 2 was the highest level. However, after Nagle College at Bairnsdale built a new school on the Lindenow Road site, a Nagle College school bus ran from Orbost and the school was reduced to Grade 6. It was also about this time that the last of the St Joseph teaching nuns left Orbost. From 1969 to the early 1980s the secondary St Joseph students attended Orbost High School for the practical subjects of Woodwork and Home Economics. Today enrolments reflect the declining population of the district.This item is an example of early school equipment.A set of beam balance scales in a wooden framed cabinet with glass windows on all for sides. The front is a vertical slide which allows acess to the scales. The scales have one fixed leg and two adjustable legs for accurate levelling.
