A4 size wire-bound book compiled by Bryce RaworthINTRODUCTION: This heritage impact assessment (HIS) was prepared at the request of the City of Maroondah, the owner of the subject property at 1 Bedford Street (sic), Ringwood. It relates to a proposal to demolish the existing shop on the site and construct a multi-storey car park incorporating a commercial tenancy at the lower levels. It reviews the significance of the existing building on the site and the contribution it makes to the surrounding streetscapes, then comments on the heritage impacts of the proposed demolition in the context of the significance of the place and broader considerations. This office has previously provided an Historical Overview of the subject site (June 2020) and this assessment draws upon that previous research and analysis. The report has been prepared by Guy Murphy and Bryce Raworth. CONCLUSION: The proposed demolition of the former Blood Brothers Store at 1 Bedford Street (sic), Ringwood and the construction of a multi-storey car park on the enlarged site will result in the loss of some significance to the Heritage Overlay. The degree of loss is moderated by the partial intactness of the store, its modest character and the loss of its original setting, as well the proposal to implement a heritage interpretation strategy for the site. When considered in the context of the broader range of urban planning considerations and broader net community benefit, the proposed development is supported with respect to heritage impacts.

This photograph taken by the Australasian, depicts the central Institute in September 1917. It was published on the 15th of September 1917 along with other photographs taken during the dedication of the St Peter chapel on the 6th of September. The photograph was also used in a Jottings mentioning "Courtesy of the Australasian".This is one of the first photographs of the Mission's building opened in 1917 before the Norla Dome was erected in 1920. This photograph shows the "lay back" atmosphere enjoyed in a small country town in the 1940s to the 1950s. Two women and a young boy basking in the warmth of the sun. The unsealed drive way and cars parked close to the entrance was typical of small towns during this period. Open doors and shady trees provided sufficient cooling for most sunny days. The wooden barrel next to the outside wall shows that storage space within the hotel was limited and that metal aluminium barrels had not been in existence. This photograph was taken at a time when children and women had limited access to the major drinking and entertainment facilities within a hotel(pub). Legal drinking age was for patrons 21 years and older and no strict dress codes where applied. The hotel bar was not open on Sundays (God fearing) and opening time restrictions were in place. "In transit" clients were given some leniency when staying in small country hotels as strict liquor laws This photograph presents a window to a life in the 1940s to 1950s, of a small town in the Kiewa Valley. It covers a period when the local hotel or "pub" was the meeting point for local men and women to talk about local events and life in general. It was also a point where "locals' had the first opportunity to meet new arrivals and converse with tourists and "through traffic". The importance of "face to face" verbal communication was a critical part of community life and interaction. The hotel(pub) was in this period the hub of small communities, and together with local churches provided the essential structure for a balanced existence in rural Australia.Black and white photo of Tawonga Hotel. “Fall-Line” was one of a series of magazines published by the Victorian Ski Association. It was produced from 1979 until 1985. It superseded their previous publication, “Ski” magazine and was followed by the “Australian Skiing” magazine. The Victorian Ski Association was formed in 1955.This magazine is significant because it documents developments in the ski industry in Australia.A magazine featuring a coloured image on the cover and containing articles and advertising related to developments in skiing in Australia. This issue included an extensive article discussing the possible of the development of Lakeside Resort on the shores of Rocky Valley Dam as well as an update on recent changes at Falls Creek. FALLS CREEK The ski patrol has been increased from seven to eight, under the leadership of Senior Patroller John McDonald, and two new radios have been purchased. A four wheel drive ambulance has been purchased to replace the old conventional drive model. It will provide free ambulance transport between Falls Creek and Mt. Beauty, and will be driven by trained volunteer personnel. A new 165 vehicle day visitor car park has been completed at Windy Corner, adjacent to the approved toboggan slope. The closest car park to Falls Creek's Nordic Preferred Area, its capacity will be doubled next summer. A planning permit has been issued to Treglor Pty. Ltd. for its proposed hotel/convention centre. Construction is expected to begin after the season. A new Mercedes 800 tractor with Schmidt Snowcutter recently arrived on the mountain and will be used to clear the car parking areas Falls Creek continues to be among Australia's most expensive resorts, with a high season day ticket price of $13.50. Falls Creek's newest commercial lodge, Lakeside Lodge, has opened with accommodation for more than 50 people and luxury facilities including private rooms with full ensuite, sauna, spa pool, and a dining room for guests. The Percy Uebergang family lived at Tooram Park, Allansford from 1912 until 1992. Percy and Myrtle Uebergang's children were twins, Ray and Joyce born in 1926 who lived at Tooram Park until their deaths, Ray in 1986 and Joyce in 1992. Neither Ray nor Joyce married and following the death of her brother Joyce set up the Ray and Joyce Uebergang Foundation which supports the local community. This photograph is part of the collection of items given into the care of the Cheese World Museum. The Uebergang family purchased Tooram Park in 1912. It was part of the original Tooram run which was taken up in 1839/40 by John McMahon Allan. Allan held the property until 1860 after which it passed through several owners including John Orlebar, Thomas McLeod Palmer, Owen family. Tooram was famous for the cheese from its large dairy herd. The herd was hand-milked. Palmer employed Indian labour to undertake this task. In 1883 Palmer was charged with the manslaughter of an Indian worker but was acquitted. This case was extensively reported in the Warrnambool Standard. The Standard also featured a number of articles about Tooram [22 June 1882, 17 March 1883 to 15 May 1993, 30 October 1886, 22 October 1897, 11 May 1926, 8 June 1931]. The property remained in the Uebergang family until after Joyce's death in 1992. Tooram is significant as it was one of the earliest runs taken up in the Warrnambool area. It was divided up following its sale in 1897. Tooram cheese was renowned. Maitland' was built in 1889 for Thomas Zeplin, who was a Professor of Music. He owned all the land bound by Union Road, Wilson and Montrose Streets and the railway line. 1 Bedford Avenue stayed in family ownership until purchased by Camberwell Council in 1986, initially for a car park. However it was renovated to become part of Surrey Hills Neighbourhood Centre. It was opened on 23 November 1990. No 3 Bedford Avenue was built for Thomas Zeplin's daughter and named 'Mervyl' or 'Merryl'. Mrs Brodecky (donor) was the great-granddaughter of Thomas Zeplin. The 2 girls are granddaughters of Thomas Zeplin. Electoral roll information: 1972 & 1977: Albert Vojteck Brodecky, manager, 1 Bedford Avenue. 1977: Ray Nanette Brodecky. There are 2 copies. Thomas had this built for his son and family. The house was occupied by his family, though sometimes rented out. His great-grand-daughter Mrs. A. Brodecky sold to the Camberwell Council in 1986. Ref: Alan Holt records - This property has had a number of different names throughout its history. William Cook, a farmer, bought the land it stands on in 1876. In 1882 he was rated for a house (not the current one) on 11 acres. The present house was built in 1885 by John Clark, an auctioneer. In 1888 the Tower Hill estate and the home (Tower Hill Lodge) were auctioned, but the house was not sold. In 1889 the house was purchased by Captain Shepherd. Records show that in 1894 the owners were Mr Thomas and Mrs Hortenzia Howell. They named the house 'Corcovado'. Later they added a study with a corner designed to provide views from the Dandenong Ranges around to Mt Macedon. The Sunbury Memorial Hall was originally the Mechanic's Institute which was built on the present site in 1885. The hall was remodelled in 1922 and renamed the Sunbury Memorial Hall. The building was used until the 1960s as the meeting place by the Shire of Bulla Council. Over the years it has continued to be used for community activities.A coloured photograph of the front view of the Sunbury Memorial Hall with a view of the portico with a front window on either side.
