Subdivision plans are historically important documents used as evidence of the growth of suburbs in Australia. They frequently provide information about when the land was sold on which a built structure was subsequently constructed as well as evidence relating to surveyors and real estate and financial agents. The numerous subdivision plans in the Kew Historical Society's collection represent working documents, ranging from the initial sketches made in planning a subdivision to printed plans on which auctioneers or agents listed the prices for which individual lots were sold. In a number of cases, the reverse of a subdivision plan in the collection includes a photograph of a house that was also for sale by the agent. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.An old inscription on this photograph identifies it as ‘an elegant timber villa in High Street. It occupied part of Lot 91, bought by Edward Glyn in the land sale of 16th October 1851, and run as a flower farm’. The subdivision called the ‘Flower Farm Estate’ in East Kew occurred in 1922. [The subdivision plan is on the reverse of this photo.] The Estate included 61 lots on either side of Boorool Road between High Street and Harp Road. In the MMBW Detail Plan 2017 of 1926, a number of these new villas had already been built. Matching houses with MMBW maps can always be a challenge, however if this house was near the corner of Boorool Road and High Street, it seems to fit the profile of a house called ‘Maxton’ (demolished).Photographer's name on photograph, lower right, and stamp on mount lower right: "A. Flooding of the Yarra Valley, including that section of the Yarra bordering Kew and Kew East in the north and west of the municipality, was a regular occurrence. Extreme flood events of the Yarra River are recorded to have occurred in 1891, 1901, 1916, 1923 and 1934. The Municipality of Kew's response to these floods was to enact planning decisions restricting residential development in flood prone areas following the floods of 1916, 1921 and 1934. While floods continued after the development of the Upper Yarra Reservoir (construction 1948-57), the regularity and extent of these inundations diminished. In the medium distance are three houses that are largely submerged by the flood waters as well as a number of Eucalypts. Judging by the clothes of the spectators, the date might be 1901 or 1916, but probably the latter due to the hats worn by a number of the women. Employed at the Kew Asylum as a 'public servant', he was a skilled amateur photographer, photographing numerous scenes in Kew and on his travels around Victoria. The majority of his photographs date from 1916 to 1929. His finest photographs are housed in two photograph albums. Pru Sanderson, in her groundbreaking ‘City of Kew Urban Conservation Study : Volume 2 - Development History’ (1988), summarised the periods of urban development and subdivisions of land in Kew. The periods that she identified included 1845-1880, 1880-1893, 1893-1921, 1921-1933, 1933-1943, and Post-War Development. These periods were selected as they represented periods of rapid growth or decline in urban development. An obvious starting point for Sanderson’s groupings involved population growth and the associated economic cycles. These cycles also highlighted urban expansion onto land that was predominantly rural, although in other cases it represented the decline and breakup of large estates. A number of the plans in the Kew Historical Society’s collection can also be found in other collections, such as those of the State Library of Victoria and the Boroondara Library Service. A number are however unique to the collection.The Kew Historical Society collection includes almost 100 subdivision plans pertaining to suburbs of the City of Melbourne. Most of these are of Kew, Kew East or Studley Park, although a smaller number are plans of Camberwell, Deepdene, Balwyn and Hawthorn. It is believed that the majority of the plans were gifted to the Society by persons connected with the real estate firm - J. R. Mathers and McMillan, 136 Cotham Road, Kew. The Plans in the collection are rarely in pristine form, being working plans on which the agent would write notes and record lots sold and the prices of these.The subdivision plans are historically significant examples of the growth of urban Melbourne from the beginning of the 20th Century up until the 1980s. A number of the plans are double-sided and often include a photograph on the reverse. A subdivision plan for nineteen ‘bonny, airy building blocks’ on either side of Violet Grove, Kew East. Violet Grove runs between High Street and Harp Road. Like many other subdivisions in Kew and East Kew, older houses (Lots 1 and 13) were often included in the subdivision. Such houses were in some instances the original properties that were subdivided, or in the case of the Violet Grove subdivision, new houses such as the weatherboard villa on lot 13. This villa is advertised as having a tiled roof, 5 rooms, panelled hall, double doors (Rooms 14 x 12 ft. 6 in. (2) 14 x 12, 12 x 11, 13 x 11). A bricked front verandah, a tiled stove recess and existing sewerage connection added to its saleable potential. Water, electric light and power, and gas were all offered as part of the deal. Violet Grove now has about 35 houses, which indicates that the 19 lots of the subdivision were to be further subdivided by purchasers. The historian Dorothy Rogers records (A History of Kew, p.5) that "In 1888 he [Arthur Wills] took over his estate, 'Willsmere', and conducted it as a dairy farm. He was an architect by profession, and having established the farm he rented it, and returned to live in Barry Street, Kew, where his only child, Dorothy was born in 1889. He entered Kew Council in 1891, and three years later built a new house in Fellows Street, on land that Thomas had purchased at the 1846-47 sales. He became Mayor of Kew in 1896-97, and during his term of office sold this house and built the present 'Willsmere' [pictured] on the corner of Willsmere and Belford Roads. ... Never a house of great distinction, it has now been demolished to make way for a freeway."This work forms part of the collection assembled by the historian Dorothy Rogers, that was donated to the Kew Historical Society by her son John Rogers in 2015. The manuscripts, photographs, maps, and documents were sourced by her from both family and local collections or produced as references for her print publications. Many were directly used by Rogers in writing ‘Lovely Old Homes of Kew’ (1961) and 'A History of Kew' (1973), or the numerous articles on local history that she produced for suburban newspapers. Most of the photographs in the collection include detailed annotations in her hand. The Rogers Collection provides a comprehensive insight into the working habits of a historian in the 1960s and 1970s. The Melbourne and Metropolitan Board of Works (MMBW) plans were produced from the 1890s to the 1950s. They were crucial to the design and development of Melbourne's sewerage and drainage system. The plans, at a scale of 40 feet to 1 inch (1:480), provide a detailed historical record of Melbourne streetscapes and environmental features. Each plan covers one or two street blocks (roughly six streets), showing details of buildings, including garden layouts and ownership boundaries, and features such as laneways, drains, bridges, parks, municipal boundaries and other prominent landmarks as they existed at the time each plan was produced. (Source: State Library of Victoria)This plan forms part of a large group of MMBW plans and maps that was donated to the Society by the Mr Poulter, City Engineer of the City of Kew in 1989. Within this collection, thirty-five hand-coloured plans, backed with linen, are of statewide significance as they include annotations that provide details of construction materials used in buildings in the first decade of the 20th century as well as additional information about land ownership and usage. The copies in the Public Record Office Victoria and the State Library of Victoria are monochrome versions which do not denote building materials so that the maps in this collection are invaluable and unique tools for researchers and heritage consultants. A number of the plans are not held in the collection of the State Library of Victoria so they have the additional attribute of rarity.Original survey plan, issued by the MMBW to a contractor with responsibility for constructing sewers in the area identified on the plan within the Borough of Kew. The plan was at some stage hand-coloured, possibly by the contractor, but more likely by officers working in the Engineering Department of the Borough and later Town, then City of Kew. The hand-coloured sections of buildings on the plan were used to denote masonry or brick constructions (pink), weatherboard constructions (yellow), and public buildings (grey). This area was once known as O’Shaughnessy’s Paddock. O’Shaughnessy was the licensee of the Kew Hotel. The ‘Paddock’ or farm was for many years the closest farm to Melbourne. By 1903, when this plan was surveyed and lithographed, little of the farm remained. The area is dominated by a ‘clay hole’, on the site of the current Foley Reserve. It was used by Smart’s Brickyard from the 1880s until 1911, when the Council purchased it for a rubbish dump. It is notable as the site is one of the few industrial operations to have existed in Kew. By 1903, urban development was characterised by larger houses fronting Barkers Road and brick and weatherboard villas in Foley Street. Nearer the pit, weatherboard houses predominated. Foley Street bisected the triangular block and continued right to Denmark Street. This photograph was printed from a glass negative held in the Society's picture collection. The original glass negative is part of a set donated to the Society by Ian McKenzie, a professional photographer in Kew. Agricultural equipment, ca. 1910-ca. 1920. An elaborate piece of farm machinery powered by a small engine. The four-wheeled unit has a tank and a hose. The purpose of both is unclear. Like a number of glass negatives in the Collection, this plate has been reused. The original photograph shows houses in a streetscape. Thomas William Cavey was born in 1871, he was the youngest of his family and the only child that was born in Australia. He was first employed at the lime kilns in Geelong, before moving to Queensland for 4 years where he worked as a Boundary Rider. Thomas returned to the Lilydale area to be the driver of a buggy and pair for David Mitchell of David Mitchell Quarry in Lilydale. He selected land in Seamer Road in Monbulk in about 1898, but was working for the railways in Melbourne at the time and would come up to Monbulk at weekends to clear and cultivate the land. He met Lillian Eager, probably through relatives of hers, the Wingates, who lived in Monbulk. He and LIllian were married in 1910. They bought a 22 acre property in what is now called Cavey Road. They had two sons Thomas Charles, born in 1918 and George William Born in 1923. Initially the property in Cavey Road was farmed for vegetables, fruit and berries. The land used for this was over a creek on steep land away from the house. Once the produce was harvested it was taken by flying fox, back across the creek to where it could be prepared for sale. It was then taken to the Emerald and Belgrave markets each week. Later 10 cows were purchased, and the main income from the property was the dairy which produced approximately 25 quarts of milk a day, they produced Cream and Butter and together with the milk they were delivered fresh daily in the horse and cart. Deliveries were made to Monbulk, The Patch and to the canvas town at Silvan Dam, where the workers building the Silvan Dam lived. Thomas William Cavey died in 1959 aged 89. Lillian Blanche Cavey died in 1949 aged 68.

David Miller (Dave) Mair (1879-1938) married Lily Vipond Deakin (1890-1945) in 1910. They had 5 children: Geoffrey David (1913-1970), Beryl (1916-1976), Gwynneth (1917-1997), Isabel Lillian (1921-1997) and Shirley Inez (1928-1968). Personal communication from Laurie Newton, Beryl's daughter: Dave and Beryl initially lived in East Melbourne after they married. Dave walked across the gardens to work at the MCG. He never drove or owned a car. Geoffrey, Beryl and Gwynneth were born in East Melbourne. They subsequently moved to Louise Avenue, Mont Albert and Isabel may have been born while they were there. Later they purchased 20 Barton Street, Mont Albert. Shirley was born after they moved to Barton Street. Electoral roll details: 1919 1922 24 Louise Avenue, Mont Albert 1924 20 Barton Street, Mont Albert Dave Mair was a very keen sportsman. This is part of a large donation of material from the Deakin, Mair and Young families. The solicitors were Proudfoot & Horton, 360 Collins Street; estate agents were Duncan & Weller, 29 Queen Street. The real estate subdivision notice on the SLV website states that Neil Black had been the owner for 50 years. To date no trace of a Neil Black has been found. Box Hill rate books simply give BLACK as the owner in 1877 (no first name); the entry for 1878-1884 states Robert Black. The 1909 electoral roll has entries for Mont Albert Road for Robert Black (farmer), Thomas Black (carter) & Elizabeth Black (HD). The 1912 electoral roll has entries for Mont Albert Road for Robert Black (farmer), Thomas Black (labourer), John Arthur Black (carter) & Elizabeth Black (HD). Robert Black died in 1920 (b. 1836) and is buried in Box Hill Cemetery (CE-*-0057). His parents were John and Margaret Black. He married Lizzie Foley in 1878. She was the daughter of Margaret & John Foley, born in 1859. She died in 1902 aged 43 years and is buried in the same grave, although the cemetery records record her age as 0 years (presumably as no age or date of birth were given at the time of burial). Children: 1. James Hughbert (1880-1954) 2. John Arthur (1881-1959) 3. Alice (1882-1883) - died aged 6 months 4. Laura Elizabeth (1883-1951) 5. Thomas (1885-1965) 6. Isabella (1887-1963) 7. The photo is of the coach house at 'St. Abbs', 33 York Street. John Inglis Lothian, publisher, bought St Abbs in 1903 and lived here with his family until 1908. Prior to this the property had been part of Isiah Ainger's farm. The San Miguel family lived there from 1911-1923 and in 1926 Thomas Lothian bought 'St Abbs' and his family lived there until 1974. As the donor was Miss Jean Lothian it is assumed that the photo was taken during one of the periods the Lothian family occupied the property and more likely during the earlier period. Spenceycroft was home of James and Elizabeth Rayment, who had a dairy farm in the area in the 1870s. The house was located in Canterbury Road next to the Surrey Hills Presbyterian Church. For many years, it was hidden behind a large fence sheltering it from the noise of traffic along Canterbury Road. It has been claimed that it incorporated part of the original farmhouse built on the site by George Klepper, who planted a vineyard in the area. George’s family was one of a number of German families who settled in Surrey Hills during the later part of the 19th century. In recent years Spenceycroft was sold several times and became increasingly derelict. Since its last sale, it has been demolished. Some of the above may be in error. “The Willows” home of John Butler Maling on south side of Whitehorse Road in Shepreth Street, near Banool Road. He built 2-roomed mud brick cottage in about 1861 extending it in stages into a weatherboard Victorian villa as his family grew. John Butler Maling's uncle (also John Butler Maling lived nearby at 'Ancyra' at 26 Weybridge Street). 'The Willows' was situated on a small farm of c13 acres with a creek running through it, lined with willows. The house was demolished after J B Maling's death in 1931 when the land was subdivided, some of it having been previously bought by the Education Department for the site of Chatham Primary School. J B Maling trained his six sons as builders. Charles Henry and his family are pictured in this photo. Charles Henry Maling (1875-1953) married Katherine Mitchell (1875-1958) in 1901. They lived at 9 Benson Street, Surrey Hills but came to live at 'The Willows' for 5 years prior to 1931 to care for Charles' father. Charles and Katherine are the older man and woman centre back with daughter Ellen Grace, known as Nell (1882-1960) in the front of them. Right front seated on the pillar is daughter Jane Emma (1872-1980) with her baby. Her husband Robert Wilhelm (Bob) Sutherland is the younger man at the back. The occasion is thought to be the christening of their first child. The other people are Rev O Cordell, his wife Mary and their children who are friends visiting from Africa where the donor, Rev Charles Maling, son of Charles Henry Maling was working with the Church Mission Society.
