"The 19th of March 1886 proved an important day in the lives of many early settlers in the Orbost area, because on this day the Orbost State School opened. The fact that the school had first operated tem­porarily in a leased building, and on a half-time basis with SS2745 Jarrahmond, did not dampen the enthusiasm of the local inhabitants as they saw their offspring commence their education under the guidance of HT Campbell Mackay. However he remained in charge only until 12th of May 1886. The second HT, John Rowe, served until 1908. On 30th of June 1887, a portable room was provided; it being brought to the area by schooner. The school now had accommodation for 30 pupils; the teacher's welfare was considered because quarters of two rooms were attached. As the population increased so did the needs of the school. This was reflected in the provision of a larger classroom in 1898. During 1910-11 the first approaches were made to the Department for the establishment of a HES in Orbost and this became a reality in 1912. Orbost HES supplied post-primary education in the district until a high school was built in 1948. When fire destroyed the school in 1941 local halls were used as classrooms until a new school was built. Work was quite rapid and a new brick structure was opened by the Hon. A. E. Lind, MLA, on 13th of February 1942. This new building was a fine type of school of which both the pupils and the HT Leslie Collins were indeed proud. But Orbost continued to develop and the new school was soon over­taxed. This resulted in the erection of two Bristol classrooms in 1947. By 1950, when the school population had reached 500 pupils the opening of the new school at Orbost North was welcomed by all concerned. In 1963 the Department purchased land diagonally opposite the school and developed it as a playing area. In 1965 two LTCs were opened in November, and in October 1968 the Brodribb School building was moved to SS2744 Orbost for use as a general purpose room." Phyllis May Waller was born Orbost in 1912. Her father-was Frank Hale Waller and her mother -Sarah Elizabeth Clancy. Phyllis married Clive Howell Crawford Pasco in 1934 (Clive was born 1908 at Prahran, and died in 1971 at South Melbourne). Transcript of the Maggs Family History, given by Joan Walker, former member of RDHS:- Pioneer Family - Maggs • James Maggs and wife Harriet Banfield migrated to Melbourne on the “Ticondergoa” which sailed from Birkenhead on 4th August 1852 with 812 assisted immigrants. • In 1856 James purchased 7 acres of land, part of section 75, in the parish of Nunawading where he developed an orchard. • Three children died young – Emma (before 1862), Jemima at Ticonderoga Bay and Mary Jane aged 3 weeks at Konung Creek. Three sons and a daughter survived them. Harriet died in 1875, James in 1888 both buried in Box Hill cemetery. • Their sons Joseph, Samuel and James all established orchards in the Ringwood/Croydon district. Samuel Maggs • Born 11 May 1851, Somerset, England and grew up on his fathers property in Springfield Road, Blackburn, one block east of Surrey Road. • On 4 October 1876 Sam married Eliza Ann Barnes. • 1881 purchased a block, Allot. 39 Parish of Warrandyte and developed an apple and cherry orchard. Notes for JAMES MAGGS: JAMES MAGGS, and his wife HARRIET BANFIELD, migrated to Melbourne on the "Ticonderoga", which sailed from Birkenhead 4th Aug 1852 with 812 assisted immigrants aboard. In the close confines of the ship fever broke out and by the time she arrived off Port Phillip Heads on or about 2nd Nov, 100 deaths had been recorded in the log and hundreds were too weak to help themselves. Captain Wylie of the coastal trader "Champion", informed Captain Ferguson, the harbourmaster at Williamstown, of the tragic plight of the passengers and crew, and he came with two doctors, in the "Empire", to their aid. They anchored just inside Port Phillip Heads on 5 Nov. at the "Sanatory Station", declared but not yet established by the local authorities. Those who were well enough were put ashore in tents made of spars and sails. The "Lysander" was despatched from Melbourne to act as a hospital ship, and 2 houses, built of the local limestone, were commandeered as a quarantine station. For six weeks the survivors were held near Point Nepean at a place still known as Ticonderoga Bay while the fever, propably typhus, a louse borne epidemic disease, ran its course and a further 68 passengers, 2 crew members and 4 newborn babes succumbed to the scourge. Among them was Jemima Maggs, 3 year old daughter of James and Harriet. The dead were buried at the waters edge, in a grove of titree, a site now marked by Heaton's monument. The remainder of the family, including Samuel, just one year old, lived through the ordeal to make a new life in Australia. James obtained work with Robert Wilson of Bulleen for a period of 3 months at a wage of 52 pounds per annum with rations. By 1856 he was able to purchase 7 acres of land, part of section 75, in the parish of Nunawading at 5 pounds per acre. Here he developed an orchard by means of various mortgages including one taken out 17 July 1872 for 50 pounds from the Victorian Permanent Property Investment & Building Society. Three of their seven children died young, Emma before 1862, Jemima at Ticonderoga Bay, and Mary Jane, the first of their three Australian born children, aged 3 weeks at Konung Creek.Three sons and a daughter survived them. A 4 room house of lathe and plaster with a paling roof, a kitchen, a slab and bark stable and a pigsty had been errected to a value of 71 pounds. A well, 3 dams, clearing and fencing valued at 96 pounds are also listed. He notes "from the nature of the land, being very poor and heavily timbered, I have not been quite able to clear the complement required, not having means sufficient to do so, neither will the land pay when cultivated." Traces of antimony were found on the land but not in commercial quantities, however during the 1880s white clay was mined here, which he carted for the Victoria Porcelain Clay Coy. In Mar 1880 he was granted freehold title at a price of one pound per acre. Notes for SAMUEL MAGGS: SAMUEL MAGGS grew up on his father's property in Springfield Road, Blackburn, one block east of Surrey Road. West of Surrey Road and fronting to White Horse Road was James Barnes' property, so by walking through the Maggs land and crossing Surrey Road, one might enter the back of the Barnes land, an easy way to visit ELIZA ANN BARNES. On the 4 Oct 1876 Sam and Eliza were married at her father's house. Sam wrote to the Secretary for Lands on the 29 Sep 1880, requesting that Allot. 39 Parish of Warrandyte be made available for selection. This block had been refused for selection earlier on the objection of the Mines Department as it was believed that the area was auriferous. When told that the block was available, Sam marked it at 5 o'clock December 3rd and applied for a lease of 12 acres 3 rods and 34 perches on the 6th December. On the application it is noted that he already had leasehold of 104 acres. His license was approved 7 Mar 1881 at a rate of 6 shillings and 6 pence per halfyear. Previously paid fees and rental came to 3 pounds 18 shillings, and he paid another pound for a certificate fee, a pound lease fee, plus the first half years rental, then proceeded to develop the land into an apple and cherry orchard.In 7 Mar 1898 he had succeeded in securing the freehold grant of the area by paying 2 pounds 18 shillings 6 pence fees due,plus a 1 guinea grant fee and assurance fund contribution of 7 pence, a total of 4 pounds and 1 penny. The orchard occupied the area between White Horse Rd and Mullum Mullum Creek,from Oban Rd east to where White Horse Road, now the Maroondah Highway, takes a slight turn to the right, near the Burnt Bridge. Sam and Eliza built a house on Sec38 and planted Fivecrown apples grafted on a Maggs Seedling stock at 24 ft spacing. Trees put in about 1875 were yielding up to twenty bushells 30 years later. He didn't approve of regulations which required spraying for codlin moth and was reputed to have said when denied coolstorage space until he sprayed his trees, "No one is going to tell me how to grow apples and anyway a bit of codlin is good for you". Notes for JAMES MAGGS: James Maggs, the youngest child and only Australian born son of James and Harriet, was an orchardist like his older brothers. He married Marianne Hardidge in 1880 and selected an area in what is now Kalinda Road, adjoining Sam's land. They constructed a four roomed house measuring 26 feet square valued at fifty pounds and stables valued at forty pounds. The buildings were made of palings with an iron roof. Here they raised ten children and lost a little girl, Eliza, aged three weeks. In 1900 James became seriously ill with a kidney disease and was visited during his illness by a wide section of his neighbours, including Mrs Theresa Shanks. He and Theresa became attracted to each other and broke up their marriages, with James and Marianne being divorced in 1906. James and Theresa lived in the Hawthorn and Prahran districts and he became a taxi driver. He contributed to the upkeep of his children although the divorce was a bitter affair. He died in 1925 in Fitzroy and Theresa only survived him by five years. They are buried in the same grave at Box Hill. Marianne became a midwife who delivered over 500 babies in the neighborhood. She was known as Nurse Polly Maggs and the people of Ringwood presented her with a wireless set in appreciation of her service to the community. She died at the age of 81 years in 1941. He spent his early childhood years in the goldfields towns of Bendigo and Ballarat but by the time he was of age to start school his family had moved to Melbourne and he commenced his education at the Richmond State school. His first job as a baker's boy in Ringwood included delivering bread by bicycle to homes in that area, and that was how he met ELIZA JANE MAGGS. By the time he turned 17 he had decided to go to Western Australia so in 1895 he embarked on a ship named the "Inaminka" which carried a deck cargo of draught horses. While crossing the Great Australian Bight a severe storm was encountered and three of the fifteen horses on deck were killed. He found work in a timber camp in the south west,near Albany, and lived in a hut made of palings for a time with five other men. While he was there an itinerant Indian photographer named S.Bhan took a picture of the hut with its inhabitants standing outside. Approaching the turn of the century his mind turned to thoughts of marriage. He returned to Victoria and proposed to Eliza Jane. They were married on the 14 March 1900 at Lilydale Road Ringwood according to the rites of the Church of Christ by Thomas Hagger in the presence of George Maggs,the brother of the bride and Elizabeth Frances Bell. He and his bride returned to Western Australia on a ship called the "Oruba" and when their first child was born at Denmark, on the 18 January 1901 he named her VERA ORUBA DOBBIN. Eliza Jane found the living conditions very rough and because of poor health she returned to Victoria when Vera was three months old. William followed on a ship called the "Suvic". Their second child, Cyril William Dobbin was born at Ringwood in October 1902 where William worked an orchard owned by his father-in-law, Sam Maggs. He purchased from Sam an area in Wonga Park Rd, (now Kalinda Rd) north of the creek which had been planted as a cherry orchard and part of the area on the corner of Oban Road He also worked in a pottery and in the 1905 Sands and McDougall directory he is listed as a brick and tile maker. In 1917 he rented premises in Main Street (Whitehorse Road), Ringwood, then newly built by J.B.McAlpin, the estate agent, on the corner of Melbourne Street. The shop between A.C.Beilby's store and McAlpin's office on the corner was opened as "The Railway Fruit and Confectionary Palace" and a shop in Melbourne Street, which adjoined the Main Street shop at the rear, became "The Fernery Refreshment Rooms". Three more children were born at Ringwood, Leonard Suvic in 1905, Clarence Newcomb in 1907, and the youngest child, a daughter named Elvie Olive in 1909. A fruit shop in Melrose Street, Sandringham, "The Covent Garden Fruit Palace" was purchased in 1921 and later taken over by his son Cyril. During the early 1930's his marriage failed and he went to Williamstown and opened a florist shop in the name of Walter Dobson which did very well. He married again and settled down to a life of retirement in Prahran, but his second wife, Elsie Fritzlaff (formerly Mrs Wilson) died unexpectedly and he was left alone once more. His eyesight deteriorated badly in his later years and he eventually entered the Mair Street Home for the Blind in Brighton where he died on the 12 May 1960. Her father worked for the Victorian railways and while stationed in Hamilton, Victoria, had met and married her mother. The family moved to the city from Hamilton, in 1903. They spent a brief period in South Melbourne before taking up residence in Ringwood. Throughout her life Florence answered to many different versions of her name. When she was small could never manage to say her full name, the best she could come up with was “Wonnie Connie Davie”. All of her life her immediate family called her “Won” (a shortened version of “Wonnie”). Her husband, Cyril, called her Florrie and her close friends called her Flo. She attended State School 2997, at the corner of Whitehorse Road and Ringwood Street, Ringwood. In the later stages of her schooling, each Wednesday, she travelled to Glenferrie Technical College (now Swinburne College) in Burwood Road, to attended cooking and laundry classes. She travelled by train to attend these classes and was given 1/- (one shilling) to cover the expenses for the day. A three course meal, which she helped to prepare, cost 3d. (three pence), her train fare cost 8d. (eight pence), leaving her one penny. Depending on the family finances for that week, sometimes she was allowed to spend the change. After leaving school she signed up as an apprentice tailoress. She began her apprenticeship on 9th May 1919, with Charles Lane & Co., whose workroom was in Flinders Lane Melbourne, between Elizabeth and Market Streets; the shop was on the corner of Flinders Lane and Elizabeth Street. Her wages for the first six months were 7 shillings and 6 pence and they increased gradually over the four year period of the apprenticeship to 35 shillings. After completing her apprenticeship she worked at Jimmy Oliver’s workroom at the back of Melbourne Town Hall, in Little Collins Street. She left this position when she married Cyril Dobbin in 1925. During her married life Florence worked in the family business in Melrose Street, as well as raising a family of 6 children. She sewed and knitted for her children, was a great cook and she was very meticulous with her laundry, which was probably a reflection of her lessons in cooking and laundry taken years earlier. 2228.1 belonged to Ruth Legge. 2228.2 belonged to Mary Gilbert. This book was produced as a souvenir history of Orbost Primary School. The Orbost State School opened on 19th of March 1886 .The school had first operated tem­porarily in a leased building, and on a half-time basis with SS2745 Jarrahmond. The first head teacher was HT Campbell Mackay. However he remained in charge only until 12th of May 1886. The second HT, John Rowe, served until 1908. On 30th of June 1887, a portable room was provided; it being brought to the area by schooner. The school then had accommodation for 30 pupils; the teacher's welfare was considered because quarters of two rooms were attached. As the population increased so did the needs of the school. This was reflected in the provision of a larger classroom in 1898. During 1910-11 the first approaches were made to the Department for the establishment of a HES in Orbost and this became a reality in 1912. Orbost HES supplied post-primary education in the district until a high school was built in 1948. When fire destroyed the school in 1941 local halls were used as classrooms until a new school was built. Work was quite rapid and a new brick structure was opened by the Hon. A. E. Lind, MLA, on 13th of February 1942. The head teacher then was Leslie Collins. Orbost continued to develop and the new school was soon over­taxed. This resulted in the erection of two Bristol classrooms in 1947. By 1950, when the school population had reached 500 pupils the opening of the new school at Orbost North was welcomed by all concerned. In 1963 the Department purchased land diagonally opposite the school and developed it as a playing area. In 1965 two LTCs were opened in November, and in October 1968 the Brodribb School building was moved to SS2744 Orbost for use as a general purpose room. This album was created in approximately 1972 as part of a project by the Caulfield Historical Society to assist in identifying buildings worthy of preservation. The album is related to a Survey the Caulfield Historical Society developed in collaboration with the National Trust of Australia (Victoria) and Caulfield City Council to identify historic buildings within the City of Caulfield that warranted the protection of a National Trust Classification. Principal photographer thought to be Trevor Hart, member of Caulfield Historical Society. Most photographs were taken between 1966-1972 with a small number of photographs being older and from unknown sources. All photographs are black and white except where stated, with 386 photographs over 198 pages.Victorian Heritage Database - Hotham Street Road Overbridge HO116 Heritage Overlay - City of Glen Eira https://vhd.heritagecouncil.vic.gov.au/places/43557 (as of 04/07/2021) The Hotham Street road overbridge is located on the Sandringham railway line between Ripponlea and Elsternwick railway stations. It is presumed to have been built by contractors Sharp and Campbell who signed a contract on 25th . November, 1881 to construct a second line of railway between Windsor and Elsternwick. This contract was completed during 1882 and the bridge may have been designed in the year when Robert Watson took over from William Elsdon as engineer in chief for the Victorian railways. It is historically, aesthetically and technically significant. It is historically significant (Criterion A) to the extent that it demonstrates the standards of construction adopted by the Victorian Railways Department when it rebuilt the lines acquired from the private railway companies, (compare the Geelong and Melbourne Railway Co's line from Newport to Geelong, acquired in 1860). It is aesthetically significant (Criterion E) as an intact nineteenth century structure of its type, many similar girder bridges having been renewed with concrete girders in recent years. The bluestone abutments demonstrate high standards of stone masonry and are representative of Departmental work of the period. This bridge forms one of a group of historic structures on the railway to Brighton Beach and therefore contributes to the line's cultural importance as a whole. From: Glen Eira Heritage Management Plan 1996 by Andrew Ward In 1856, John Allee, a builder from Brighton, purchased C.A. 37 on the south-west corner of Glenhuntly and Kooyong Roads. The land comprised just over 45 acres. By 1863, Francis John Sidney Stephen, a lawyer and cousin of J. Wilberforce Stephen, owned most of lot 37. By 1866, Stephen had a built a "small mansion" named ''Burreel". It was a brick house and Stephen lived there until 1882. By 1884, Mrs Buxton of Hillside Terrace, East Melbourne, had purchased the property. Richard Buxton, a gentleman was listed as occupant and the house described as "brick, eight rooms". NAV was £300. Richard Buxton continued residency in 1887 however in 1888, George Allen, music seller, became occupant. At that time the house had thirteen rooms on twenty-three acres of land. Twelve people lived there and NAV was £920. In 1900, Daniel Luxton, stock and sharebroker and the Honourable John Taverner, M.H.A. leased the property. Fourteen people lived there. Mrs Buxton continued as owner. By 1910, ownership had passed to Mrs Mary Neate, who converted the house to a nursing home. The land had been subdivided by 1913 and sold by ''Buxtons Estate". Burreel Avenue, Baxter, Buxton and Hoddle Streets were created. "Burreel" was rated to Burreel Avenue and stood on lot 13 with frontages to Burreel Avenue and Kooyong Road of 198' and 214'. The house had ten rooms. NAV was £60. Mary Neate, a nurse, continued as owner/ operator of ''Burreel" nursing home in 1927. At that time there were sixteen rooms and fourteen residents. NAV was £100. Mrs Neat remained there until 1947. In 1948, the house was turned into apartments. In the 1980's, the Alexander family purchased it and restored it to a private residence.Burreel 331 Kooyong Road, ELSTERNWICK VIC 3185 - Property No B4950 National Trust https://vhd.heritagecouncil.vic.gov.au/places/65648 This is a large and substantially intact example of the grand villas of nineteenth century Melbourne. The bulk of the house most probably was built in 1866-1868 for Francis John Sidney Stephen, a prominent and highly regarded Melbourne solicitor and a member of an illustrious legal family. Stephen conducted a lucrative private practice and in 1845 was appointed first solicitor to the City of Melbourne; a position he held until his death in 1895. He took an active part in the development of Caulfield and was Shire President in 1874 and 1877. He was a resident at Burreel from 1868 to 1882. The house has evolved in stages, the rear wings possibly remaining from a house built during the 1850s. The existing ornate cast iron verandah was probably built between 1882 and 1888 during the residence of Richard Buckhurst Buxted, a notable boom period auctioneer and real estate agent. George Allan, the founder of Allan's music store, was another important occupier from 1888 to 1991. Bureel's essentially residential quality has been retained and the interior has been well preserved. The significance of this building does not rest in any single unusual outstanding architectural feature, or in its association with a particularly prominent member of society in the past, but rather in the consistent integrity of both the interior and exterior, which results in the survival of an outstanding example of this type of residential building and its associations with two notable citizens. HISTORY:-- From Victorian Heritage Database citation for Labassa https://vhd.heritagecouncil.vic.gov.au/places/278 as at (26/10/2020) Labassa, Caulfield is one of Melbourne's most lavishly decorated nineteenth century mansions. It resulted from the extensive remodelling in 1890, of an earlier house, known as Sylliott Hill, which was begun in 1862-3 for lawyer, Richard A. Billing. The land at the corner of Balaclava and Orrong Roads was first acquired in 1854 by William Lyall, transferred to his partner, John Mickle, in 1859, who also acquired the adjoining allotment in Balaclava Road, and the three allotments were conveyed to Billing. His first eight-roomed house was extended significantly in 1873 into a twenty-roomed house by architects Crouch and Wilson, who were possibly also responsible for the first house. This reflected Billing's success as a barrister, and he resided at this property until his death in 1882. In 1883 prominent Melbourne businessman, Alexander William Robertson, leased the Sylliott Hill property from Billing's widow, and in 1885 he purchased the adjoining allotment in Balaclava Road. He purchased the Billing's property in 1887 and renamed the 6.31 hectare property, Ontario. In 1889-90, Robertson commissioned the German born architect, John A. B. Koch, to extensively remodel the house into a thirty-five roomed mansion. The existing house was extended and altered, largely resulting in the nineteenth century mansion as it now appears. After Robertson's death in 1896, the house was tenanted until it was eventually sold to the mining millionaire, John Boyd Watson, in 1904. He renamed the property Labassa and carried out repair and re-decoration work to the house. In the early twentieth century, many large estates were subdivided into smaller allotments as the demand for land grew and it became difficult to maintain such large estates. After Watson's death in 1911, portions of the Labassa estate were offered for sale, with Mrs Watson retaining a 1.73 hectare portion containing the house. In 1913 forty-six allotments were auctioned at Labassa Estate, with the formation of Labassa Grove and Ontario Street to the east of the property. Labassa was first recorded as containing flats in 1923 and in the late 1920s, the owner, Robert Hannon, built a red brick block of flats adjacent to the house. Subdivision continued, until the National Trust of Australia (Victoria) purchased the house in 1980 and subsequently purchased adjoining sites, one to the south-east in 1984 (house demolished in 1988) and to the west in 1988. Labassa as it now stands is substantially as it appeared when Koch completed the work in 1890. The original two storey house was transformed into a French Renaissance style mansion, with the addition of a two level L-shaped arcaded verandah and two prominent terminating bays to the south and the east. The building is of unpainted cement render with dressed bluestone plinths, balustraded parapet and steep, slate covered, flat topped mansard roofs behind. A truncated conical roof is a feature of the south bay and a helmeted head is incorporated in the parapet over the east bay. The main south and east facades incorporate many cast cement details, including sculptures, elaborate cornices, swagged Corinthian columns and caryatid consoles flanking the entrance porch, as well as pink marble panels and imitation marble, or scagliola, on curved surfaces. At the rear of the building is a two storey wing and a single storey cottage, the former being connected to the main house by a tower. This section of the house was constructed in 1873. The estate at its peak included stables (1873), conservatory (probably 1890) and a tennis pavilion (probably 1890). All of these outbuildings survive, with the stables and conservatory being converted for residential use after 1922. Internally a range of decorative treatments remain from the late nineteenth century and the early twentieth century, both from the Robertson and Watson periods of occupancy. These include wallpapers, ceiling decoration, chimney pieces, mouldings, joinery and decorative glass. Labassa, Caulfield is of architectural, aesthetic and historical significance to the State of Victoria. WHY IS IT SIGNIFICANT? Labassa, Caulfield is of architectural significance as the most prominent example of a small number of houses built in Australia in the French Renaissance style. It is of further note due to the German interpretation of the style and the use of Hellenistic sources, via Germany. It is exceptional for its lavish treatment externally, including marble, scagliola, caryatids, swagged columns, mansard roofs and ornamental cresting. Labassa is of architectural significance as the most important surviving example of German architect, John Koch's domestic work. He undertook a large variety of work in Melbourne, including a number of houses, however Labassa is the most lavish example of his work. Labassa is of aesthetic significance for its outstanding assemblage of late nineteenth and early twentieth century European style interior decoration, which remain remarkably intact. These include a trompe l'oeil ceiling, painted ceilings, embossed imitation leather and other papers, chimney pieces, ceramic tilework, oak parquetry and stained glass, including a tripartite window by Ferguson and Urie, probably dating from the 1873 period. Labassa is of historical significance as an illustrative example of the wealth acquired by a number of prominent Victorian families in the second half of the 19th century. The early development of the property, Sylliott Hill, was due to the wealth acquired by Richard Billing, barrister and fifth Victorian to be appointed Queen's Counsel in 1878. The significant development in 1890 of Ontario, is illustrative of the wealth of Alexander Robertson, a partner in Cobb and Co., a director of Goldsborough Mort & Co., and a pastoral speculator. John B. Watson, whose father had acquired great wealth from the goldfields of Bendigo and subsequently invested in city and country properties, was the third resident to impact on the house, particularly the interiors. The Labassa estate is of historical significance as an illustrative example of the development that occurred in such suburbs as Caulfield in the 1880s due to the land boom, its proximity to Melbourne and the establishment of the Melbourne to Gippsland railway in 1879. It is also illustrative of an estate which succumbed to the pressures of subdividing in the early twentieth century, as properties became difficult to maintain and demand for land close to the city grew. It was typically divided into flats in the 1920s and was used as such for about sixty years. It is of historical significance for its associations with the remnants of the earlier estate which remain extant. These include the stables, conservatory (H2005) and tennis pavilion which all remain on separate sites. Also significant are the remains of early electrical wiring and fittings. Labassa was one of the first houses in Caulfield to be electrified and some of the original wires remain. Koch, to extensively remodel the house into a thirty-five roomed mansion. The existing house was extended and altered, largely resulting in the nineteenth century mansion as it now appears. After Robertson's death in 1896, the house was tenanted until it was eventually sold to the mining millionaire, John Boyd Watson, in 1904. He renamed the property Labassa and carried out repair and re-decoration work to the house. In the early twentieth century, many large estates were subdivided into smaller allotments as the demand for land grew and it became difficult to maintain such large estates. After Watson's death in 1911, portions of the Labassa estate were offered for sale, with Mrs Watson retaining a 1.73 hectare portion containing the house. In 1913 forty-six allotments were auctioned at Labassa Estate, with the formation of Labassa Grove and Ontario Street to the east of the property. Labassa was first recorded as containing flats in 1923 and in the late 1920s, the owner, Robert Hannon, built a red brick block of flats adjacent to the house. Subdivision continued, until the National Trust of Australia (Victoria) purchased the house in 1980 and subsequently purchased adjoining sites, one to the south-east in 1984 (house demolished in 1988) and to the west in 1988. Labassa as it now stands is substantially as it appeared when Koch completed the work in 1890. The original two storey house was transformed into a French Renaissance style mansion, with the addition of a two level L-shaped arcaded verandah and two prominent terminating bays to the south and the east. The building is of unpainted cement render with dressed bluestone plinths, balustraded parapet and steep, slate covered, flat topped mansard roofs behind. A truncated conical roof is a feature of the south bay and a helmeted head is incorporated in the parapet over the east bay. The main south and east facades incorporate many cast cement details, including sculptures, elaborate cornices, swagged Corinthian columns and caryatid consoles flanking the entrance porch, as well as pink marble panels and imitation marble, or scagliola, on curved surfaces. At the rear of the building is a two storey wing and a single storey cottage, the former being connected to the main house by a tower. This section of the house was constructed in 1873. The estate at its peak included stables (1873), conservatory (probably 1890) and a tennis pavilion (probably 1890). All of these outbuildings survive, with the stables and conservatory being converted for residential use after 1922. Internally a range of decorative treatments remain from the late nineteenth century and the early twentieth century, both from the Robertson and Watson periods of occupancy. Labassa, Caulfield is of architectural, aesthetic and historical significance to the State of Victoria. WHY IS IT SIGNIFICANT? Labassa, Caulfield is of architectural significance as the most prominent example of a small number of houses built in Australia in the French Renaissance style. It is of further note due to the German interpretation of the style and the use of Hellenistic sources, via Germany. It is exceptional for its lavish treatment externally, including marble, scagliola, caryatids, swagged columns, mansard roofs and ornamental cresting. Labassa is of architectural significance as the most important surviving example of German architect, John Koch's domestic work. He undertook a large variety of work in Melbourne, including a number of houses, however Labassa is the most lavish example of his work. Labassa is of aesthetic significance for its outstanding assemblage of late nineteenth and early twentieth century European style interior decoration, which remain remarkably intact. These include a trompe l'oeil ceiling, painted ceilings, embossed imitation leather and other papers, chimney pieces, ceramic tilework, oak parquetry and stained glass, including a tripartite window by Ferguson and Urie, probably dating from the 1873 period. Labassa is of historical significance as an illustrative example of the wealth acquired by a number of prominent Victorian families in the second half of the 19th century. The early development of the property, Sylliott Hill, was due to the wealth acquired by Richard Billing, barrister and fifth Victorian to be appointed Queen's Counsel in 1878. The significant development in 1890 of Ontario, is illustrative of the wealth of Alexander Robertson, a partner in Cobb and Co., a director of Goldsborough Mort & Co., and a pastoral speculator. John B. Watson, whose father had acquired great wealth from the goldfields of Bendigo and subsequently invested in city and country properties, was the third resident to impact on the house, particularly the interiors. The Labassa estate is of historical significance as an illustrative example of the development that occurred in such suburbs as Caulfield in the 1880s due to the land boom, its proximity to Melbourne and the establishment of the Melbourne to Gippsland railway in 1879. It is also illustrative of an estate which succumbed to the pressures of subdividing in the early twentieth century, as properties became difficult to maintain and demand for land close to the city grew. It was typically divided into flats in the 1920s and was used as such for about sixty years. It is of historical significance for its associations with the remnants of the earlier estate which remain extant. These include the stables, conservatory (H2005) and tennis pavilion which all remain on separate sites. Also significant are the remains of early electrical wiring and fittings. The front entrance is situated at the north end of the central section and is given emphasis by a small hip roof and false pediment to the verandah. Outbuildings include the timber stables with characteristic hay loft gablet and fretted barges to the south-east. Rear additions in brick and timber are of an early date and utilitarian in character. The south elevation has bayed windows. Two storeyed hip roofed additions are sympathetic and attached on the north side and at the rear. Inside, the staircase and stained glasswork with initials "HM" and family coat of arms are important surviving elements. INTEGRITY: Good, timber outbuildings of an early date, mature and spacious front garden includes early palm trees. Alterations include reconstruction of facade verandah including tiled pavement and front door on east side. Interior has a high level of integrity. Originally labelled "Beauville Estate, Established 1936, Still Thriving 65 years on, 10th March 2001", the Beauville Estate Album contains colour photographs of houses in the Estate. They were taken around the time of the Beauville Estate’s 65th Heritage Celebration held on 10/03/2001 and donated to the Caulfield Historical Society shortly afterwards. Photographer unknown. It is important also as a very early estate development incorporating a range of features other than houses and including made roads, shops and recreation facilities. In this respect it was the forerunner of the comprehensively planned housing estate of the post war era.
