The Kew Historical Society's map collection includes a substantial number of real estate subdivision plans, mainly of Kew but also of surrounding suburbs in Melbourne. Most of the subdivision plans date from the 1920s and 1930s when the districts old homes and local farmland were being split up to accommodate residential growth in the postwar period. These early plans were assembled by a local firm, Jas R Mather & McMillan, which had an office in Cotham Road. Many of the plans, and sometimes photos, were annotated by the agents.Subdivision plans are historically important documents used as evidence for the growth of suburbs in Australia. They frequently provide information about when the land was sold as well as evidence relating to surveyors and real estate and financial agents. The numerous subdivision plans in the Kew Historical Society's collection represent working documents, ranging from the initial sketches made in planning a subdivision to printed plans on which auctioneers or agents listed the prices for which individual lots were sold. In a number of cases, the reverse of a subdivision plan in the collection includes a photograph of a house that was also for sale by the agent. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.The photograph may also be aesthetically significant depending o the importance of the photographic atelier.Real estate photographs of a classic double-fronted late Victorian brick villa. It central location in Cotham Road, Kew enabled the selling agent to note its proximity to the tram. With seven rooms, all ‘modern conveniences’, and land of 66×167, the house was to be sold for £1100. The villa has a number of interesting features including a pattern within the slate roof as well as the use of polychrome brickwork under the eaves and on the façade. The intricacy of the cast iron lace is emphasised by the line of projecting wooden blocks above it. The picket gate is painted a different colour to the pickets of the fence. The house has a name (illegible) that is attached to the inset cast iron lace of the central projecting gable in the veranda. Stamped on mount: "Kew. Central. The lower section of the weatherboards are exposed and stained. The upper section is rendered with rough-cast. The tiled roof has a single gable that extends over the centrally placed front porch. On the porch, the door and single sidelight are filled with coloured leadlight whereas the casement windows in the front rooms contain plain glass. The leadlight and the wrought iron of the verandah are the only decorative elements of the utilitarian design. The location of the house, which was advertised for sale, has not to date been identified. The most striking element of the design is the cantilevered veranda that is supported by heavy chains that are attached to the central gable. This deep gable extends across most of the façade, forming an extensive veranda. Parts of this are infilled with screens. Seven wooden posts, whose lower halves are encased in rendered brick pillars, support this gabled veranda. The roof would appear to be covered with corrugated iron. The location of the house, which was advertised for sale, has to date not been identified. Plan - Subdivision Plan, Balwyn Theatre and Shop Sites, circa 1927-28, c.1927-28
The Kew Historical Society's map collection includes a substantial number of real estate subdivision plans, mainly of Kew but also of surrounding suburbs in Melbourne. Most of the subdivision plans date from the 1920s and 1930s when the districts old homes and local farmland were being split up to accommodate residential growth in the postwar period. These early plans were assembled by a local firm, Jas R Mather & McMillan, which had an office in Cotham Road. Many of the plans, and sometimes photos, were annotated by the agents. The ‘new’ Balwyn Picture Theatre was built and owned by Balwyn Theatres Pty Ltd in ca. 1928. By 1930, this first Balwyn Theatre was destroyed by fire after a break-in. Following the fire, a new cinema was constructed. This plan for a Cinema and eleven shops presumably dates from 1927/28 when the Company announced that this location in Whitehorse Road ‘was the most central and best suited [area] for their Theatre and shops’.Subdivision plans are historically important documents used as evidence for the growth of suburbs in Australia. "Following the 1919 amalgamation of suburban tramway trusts, an electrified tram service extended along Doncaster Road. Housing estates such as the 1919 Balwyn Park Estate, 1922 Hillcrest Estate and the Camberwell City Heights Estate, also 1922, quickly followed. These estates were built over by expansive suburban villas, set in fine gardens and along tree-lined streets. North Balwyn, largely constructed since 1933, was typified by even grander houses, many of them in the 'ocean liner' style and seen at their most distinctive in the Riverview Estate." Plan - Subdivision Plan, Kew Golf Links Estate, 1936, 1936
The Kew Golf Links Estate was a major subdivision in North Kew. It derived its title due to the land being previously occupied by the Kew Golf Club, which transferred its course to a number of locations before occupying its current site. The Plan advertises 180 choice home sites. The street names are somewhat different today as those on the map are named after the proposed Kodak Factory to be built on the site. The subdivision of the Kew Golf Links Estate was a major subdivision of farmland in Kew. The site was at one stage designated for industrial development and the building of a new Kodak factory. The decision by Council to oppose the redevelopment makes the beginning of the period when all industrial development was banned in Kew.Monochrome printed, folded subdivision plan for the Kew Golf Links Estate, to be auctioned on 7 November 1936. Streets named include: Carnegie Avenue, Willsmere Road, Kilby Boulevarde, Kodak Avenue, Coleman Avenue, Beresford Avenue, McConchie Avenue, Cole Avenue, White Avenue, Baker Avenue, Spruzen Avenue, Tanner Avenue, Ratten Avenue, Mathers Avenue, Railway Avenue, Sutherland Avenue, and Belford Road. The position of the Yarra River and a large Drainage Reserve are marked on the plan. Lots for sale are numbered. Flooding of the Yarra Valley, including that section of the Yarra bordering Kew and Kew East in the north and west of the municipality, was a regular occurrence. Extreme flood events of the Yarra River are recorded to have occurred in 1891, 1901, 1916, 1923 and 1934. The Municipality of Kew's response to these floods was to enact planning decisions restricting residential development in flood prone areas following the floods of 1916, 1921 and 1934. While floods continued after the development of the Upper Yarra Reservoir (construction 1948-57), the regularity and extent of these inundations diminished.Black and white print positive. 1934 floods of the Yarra Valley. Plan, F R Simms & Son, Land for Private Sale: Cnr Victor Avenue and Mont Victor Road, Kew, 1950-1960
George Rimington established The Parkhill Nursery in 1877. By 1910, it was more commonly known as Rimington’s Nurseries and well known for its sale of violets. After World War II, Rimington’s Nurseries were gradually subdivided and sold. The 38 allotments were released in sections, including lots 34 to 36 on the corner of Mont Victor Road and Victor Avenue. Previous lots in the subdivision had bordered Burke Road, Rimington Avenue, Heather Grove, and Stoke Avenue. The selling point as it had been in comparable estates for a century were the proximity to transport, schools and churches, as well as the high location and excellent views. The subdivision plan shows most of the lots in the entire subdivision: 1-11, 13-26, and 34-38. Plan - Subdivision Plan, Bonnie Doon Estate, c.1908
Pru Sanderson, in her groundbreaking ‘City of Kew Urban Conservation Study : Volume 2 - Development History’ (1988), summarised the periods of urban development and subdivisions of land in Kew. The periods that she identified included 1845-1880, 1880-1893, 1893-1921, 1921-1933, 1933-1943, and Post-War Development. These periods were selected as they represented periods of rapid growth or decline in urban development. An obvious starting point for Sanderson’s groupings involved population growth and the associated economic cycles. These cycles also highlighted urban expansion onto land that was predominantly rural, although in other cases it represented the decline and breakup of large estates. A number of the plans in the Kew Historical Society’s collection can also be found in other collections, such as those of the State Library of Victoria and the Boroondara Library Service. A number are however unique to the collection.The Kew Historical Society collection includes almost 100 subdivision plans pertaining to suburbs of the City of Melbourne. Most of these are of Kew, Kew East or Studley Park, although a smaller number are plans of Camberwell, Deepdene, Balwyn and Hawthorn. It is believed that the majority of the plans were gifted to the Society by persons connected with the real estate firm - J. R. Mathers and McMillan, 136 Cotham Road, Kew. The Plans in the collection are rarely in pristine form, being working plans on which the agent would write notes and record lots sold and the prices of these. The subdivision plans are historically significant examples of the growth of urban Melbourne from the beginning of the 20th Century up until the 1980s. A number of the plans are double-sided and often include a photograph on the reverse. A number of the latter are by noted photographers such as J.E. By the time the subdivision plan in the Kew Collection was created, only 12 lots of between ¾ and 2½ acres remained. Both the State Library and Kew plans emphasise the distance to the city being 13½ miles, which could be reached by train on weekdays and weekends. Unusually, the plan describes the suitability of lots as locations for ‘Week-end Homes’. A small note on the subdivision advises that the Cotham Road tram was only 3 minutes away. The plan includes the original location of East Kew State (Primary) School in Strathalbyn Street, which opened in 1892. Barnes.The so-called Camberwell Mountain View Estate was a subdivision on ‘the corner [of] Burke Road, Eyre and Wills Streets, Deepdene’. The Estate was not the first attempt to subdivide this land holding. In 1884, 1888 and 1894 the Belmore Park subdivision proposed 18 allotments for this parcel of land. The final stages of the Belmore Park subdivision occurred during the Depression of the 1890s. Apart from perhaps one block facing Burke Road, which is unnumbered in the Mountain View Estate subdivision, the rest must have remained unsold. The later subdivision would redraw the original 18 allotments, creating 22 new lots. In the Locality Plan on the left side of the subdivision plan, Deepdene Station, which formed part of the Outer Circle Railway is represented, as is the location of Deepdene Primary School. The first of these sections bordered Burke Road between Kilby Road and the farm beside the Yarra. Kilby Road, Munro Road, Burke Road and Old Burke Road bordered the 102 lots in the Boulevard Section of the plan. The streets within the Section included Walbundry Avenue, Inverness Way, Riverside Avenue, Cascade Street and Kyora Parade. These street names, at least in this subdivision plan linked the two Sections of the subdivision. At a later date, the City of Kew decided to alter the street names. Walbundry, Inverness, Riverside, Cascade and Kyora were all renamed as ‘Drives’ (e.g. Kyora Drive). The subdivision plan is of interest in that it names High Street in Kew as Doncaster Road. It also shows the location of the wooden church that was later removed to Yarraville on the corner of Kilby Road and High Street. The plan predates later developments such as the S. E. They frequently provide information about when the land was sold on which a built structure was subsequently constructed as well as evidence relating to surveyors and real estate and financial agents. The numerous subdivision plans in the Kew Historical Society's collection represent working documents, ranging from the initial sketches made in planning a subdivision to printed plans on which auctioneers or agents listed the prices for which individual lots were sold. In a number of cases, the reverse of a subdivision plan in the collection includes a photograph of a house that was also for sale by the agent. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.In the subdivision of part of Crown Portion 82, bordered by John and Sackville Streets and Cotham and Burke Roads, over 100 lots were offered for sale. In addition to the designated lots, a number of key locations are also identified. These include the Genazzano Convent to the north of Cotham Road, the Reservoir, St Hilary’s and the land holding of Colonel Parnell on the corner of John Street and Cotham Road. Barnes.The little-known Glenarbor Estate comprised 23 allotments bordering Wellington and Denmark Streets and Fenton Avenue. The auction of the allotments in the Estate was held in the Kew Recreation Hall. The purported advantages to Kew are identified on the plan, such as the close proximity of the entrance to the Kew Railway Station and access to shops in Denmark Street. Due to its location, the subdivision was pitched at commercial as well as residential purchasers. The Estate was to cause a crisis in the Kew Council as a majority of councillors voted on 29 May to acquire the entire Estate as the location of a new Town Hall. The Estate was said to be valued at £50,000. A later meeting was to rescind the vote, instead opting for the compulsory acquisition of South Esk on the corner of Charles Street and Cotham Road. That acquisition was to be overturned by the State Government. This work forms part of the collection assembled by the historian Dorothy Rogers, that was donated to the Kew Historical Society by her son John Rogers in 2015. The manuscripts, photographs, maps, and documents were sourced by her from both family and local collections or produced as references for her print publications. Many were directly used by Rogers in writing ‘Lovely Old Homes of Kew’ (1961) and 'A History of Kew' (1973), or the numerous articles on local history that she produced for suburban newspapers. Most of the photographs in the collection include detailed annotations in her hand. The overhead transparency is of a map produced by H.C. Plan - Subdivision Plan, J Hurrey, Section 115 in the Parish of Boroondara Near Richmond Bridge, 1853
Despite the plans claims that it is a subdivision near the Richmond Bridge, Section 115 was located at what is now Camberwell Junction. While the plan only lists government roads rather than named streets, the section was located on the east side of Burke Road, stretching up the hill from the current Junction. Research on Trove, conducted by Kerry Fairbank, discovered an advertisement for unsold lots in Section 115 which clarifies the extent and location of subsequent land sales in the original section. The original article can be viewed through the link in the catalogue record. The interesting link to Kew is the reference to James Beavan as the purchaser of lots 14 and 15. The historian Gwen McWilliam has notes that a Mr Beavan changed his name from Bevan. The Bevans were descendants of the Derricks family of Kew. This subdivision plan is the earliest original map or plan in the collection which shows parts of what is now the City of Boroondara, dating from circa 1853. It provides important information for researchers on subsequent subdivisions following the original land sales in [Camberwell] Boroondara. The site, on the east side of Burke Road is a highly-significant and historic site. The Melbourne and Metropolitan Board of Works (MMBW) plans were produced from the 1890s to the 1950s. They were crucial to the design and development of Melbourne's sewerage and drainage system. The plans, at a scale of 40 feet to 1 inch (1:480), provide a detailed historical record of Melbourne streetscapes and environmental features. Each plan covers one or two street blocks (roughly six streets), showing details of buildings, including garden layouts and ownership boundaries, and features such as laneways, drains, bridges, parks, municipal boundaries and other prominent landmarks as they existed at the time each plan was produced. (Source: State Library of Victoria)This plan forms part of a large group of MMBW plans and maps that was donated to the Society by the Mr Poulter, City Engineer of the City of Kew in 1989. Within this collection, thirty-five hand-coloured plans, backed with linen, are of statewide significance as they include annotations that provide details of construction materials used in buildings in the first decade of the 20th century as well as additional information about land ownership and usage. The copies in the Public Record Office Victoria and the State Library of Victoria are monochrome versions which do not denote building materials so that the maps in this collection are invaluable and unique tools for researchers and heritage consultants. A number of the plans are not held in the collection of the State Library of Victoria so they have the additional attribute of rarity.Original survey plan, issued by the MMBW to a contractor with responsibility for constructing sewers in the area identified on the plan within the Borough of Kew. The plan was at some stage hand-coloured, possibly by the contractor, but more likely by officers working in the Engineering Department of the Borough and later Town, then City of Kew. The hand-coloured sections of buildings on the plan were used to denote masonry or brick constructions (pink), weatherboard constructions (yellow), and public buildings (grey). In 1905, when Plan No.1564 was printed, that part of Kew bordered by Brougham Place (now Daniell Place), Mount Street, Sackville Street and Ross Street was already the location of a number of large mansions. Here, subdivisions, at least at this stage, produced larger blocks than in Central Kew. Many of the houses on this plan are named: ‘Faybrook’, ‘Northumbria’, ‘Parkholm[e]’, ‘Dunboe’, ‘Katoomba’ and ‘Eschol’ fronting Sackville Street. Back Creek is one of the tributaries of Gardiners Creek. It rises as a spring on the slopes of the hill at the corner of Canterbury Road and Elgar Road in Surrey Hills, the location of a Melbourne Water tower and reservoir. It has been channelled underground from this point in pipes as far as Union Road. South Surrey Park runs along both sides of Back Creek from where the creek crosses Union Rd near Rose Avenue to where it crosses Riversdale Road just west of Through Road. This plan of town allotments in Lerderderg Street and Bennett Street also includes the location of many of the buildings, shops, businesses and houses which were present in the retail and business area of Bacchus Marsh in the 1890s. The precise date of the plan is not known but it must be sometime between 1891 and 1897. The Post Office and the Wesleyan Church are both shown on this plan. Both of these were constructed in 1890. The plan does not show the Baptist Church in Main Street which was constructed in 1898. Hence the date is sometime between 1891 and 1897.This plan of Bacchus Marsh is one of the most detailed visual representations of the location of shops, businesses and houses in the central part of Bacchus Marsh. It provides very precise locations of most of the shops and houses in the town in the 1890s. A single page paper plan showing allotments of land fronting Lerderderg and Bennett Street. Buildings, businesses and houses along most of the streets are identified by hand written annotations. Streets identified on plan: Lerderderg Street - Bennett Street - Main Street - Gell Street - Young Street - Graham Street. Physical boundaries of the map are: North border - Lerderderg Street - South border - Main Street - West border Gell Street - East border - Young Street.
