The Ordnance QF (Quick-firing) 2-pounder was a 40mm British autocannon known as the 'pom-pom' and used as an anti-aircraft gun by the Royal Navy. The name came from the sound that the original guns made when firing. This QF 2-pounder is not the same 2 pounder used by the British Army as an anti-tank gun and a tank gun, although they both fired 2 pounds (40mm) projectiles. Despite the plans claims that it is a subdivision near the Richmond Bridge, Section 115 was located at what is now Camberwell Junction. While the plan only lists government roads rather than named streets, the section was located on the east side of Burke Road, stretching up the hill from the current Junction. Research on Trove, conducted by Kerry Fairbank, discovered an advertisement for unsold lots in Section 115 which clarifies the extent and location of subsequent land sales in the original section. The original article can be viewed through the link in the catalogue record. The interesting link to Kew is the reference to James Beavan as the purchaser of lots 14 and 15. The historian Gwen McWilliam has notes that a Mr Beavan changed his name from Bevan. The Bevans were descendants of the Derricks family of Kew. This subdivision plan is the earliest original map or plan in the collection which shows parts of what is now the City of Boroondara, dating from circa 1853. It provides important information for researchers on subsequent subdivisions following the original land sales in [Camberwell] Boroondara. The site, on the east side of Burke Road is a highly-significant and historic site. This is believed to be the only extant copy of the subdivision in public collections.A small plan on parchment listing 28 lots, between one and two acres each, for sale in Section 115 in the Parish of Boroondara, dating from 1853 when the portion was subdivided.Obverse: Lot 16 "Joseph Duval", Lots 14 & 15 "James Beavan". Typed notes detailing history of cottage.Typed notes contain the following: "Cottage and Lot 15, Sec.C, Township of Ringwood - comprising 1 acre - were acquired from the Crown by John Price on 17th July, 1888, for £30. Subsequently, a 4-roomed weatherboard cottage was built on Lot 15. On 21st May, 1901, the two allotments and the house were transferred to Lewis Findlay East for £85, and on 13th March, 1942, were sold to R. Barr and L. Beaumont for £650 with two additional rooms and some other improvements including reticulated water supply. Lewis Findlay EAST and his family occupied the cottage until 1910. It is believed that before the cottage was purchased by East, it was occupied for a period by McCubbin the artist. Lewis Findlay East was a member of an Australian Rifle Team which went to Bisley, England, in 1901, and won the Kalapore Cup. He was an officer of the Department of Customs, and later became Secretary of the Commonwealth Marine Branch, receiving the I.S.O. His son, Lewis Ronald East, became Chairman of the State Rivers and Water Supply Commission in 1936, and received C.B.E.".

This photograph is part of the Caulfield Historical Album 1972. This album was created in approximately 1972 as part of a project by the Caulfield Historical Society to assist in identifying buildings worthy of preservation. The album is related to a Survey the Caulfield Historical Society developed in collaboration with the National Trust of Australia (Victoria) and Caulfield City Council to identify historic buildings within the City of Caulfield that warranted the protection of a National Trust Classification. Principal photographer thought to be Trevor Hart, member of Caulfield Historical Society. Most photographs were taken between 1966-1972 with a small number of photographs being older and from unknown sources. All photographs are black and white except where stated, with 386 photographs over 198 pages. From Glen Eira Heritage Management Plan 1996 by Andrew Ward: In 1888, John Leek, a trainer, owned Lot 15, measuring one and three quarter acres, in Booran Road, north side between Glen Eira and Neerim Roads. The land backed onto the Caulfield Racecourse Reserve. NAV was £45. In 1890 Leek built for his residence, a ten roomed brick house on the site. NAV was £200. Leek was the owner/trainer of "Ingliston" who won the Caulfield Cup in 1900. Upon the horse's death in 1901, Leek is understood to have defied tradition by spending £20 on boots for the "ragged urchins in Bourke Street" instead of "shouting" at the bar. By 1899, the property was owned and occupied by Alfred Merrill, a dentist and was known as "Andover". NA V had decreased to £ll0. By 1910, Leslie Macdonald, a gentleman had purchased the property and renamed it "Moidart". In 1910-11 Macdonald sold it to John Robertson. The property had extensive wood stables on its north-east boundary and several other outbuildings. The house continued to be described as "Brick, ten rooms" as it was in 1926 when it was owned and occupied by John Arthur, a managing director. The land measured la.2r.31p. and had a NAV of £235. Nine people lived there. In 1926, Arthur also owned the adjoining Lot 16. Other racehorses of note, known to have been stabled here include Sobar, Havelock, Proud, Future and Lord.Victorian Heritage Register https://vhd.heritagecouncil.vic.gov.au/places/13532 What is significant? Lord Lodge is a thoroughbred racehorse training complex adjacent to Caulfield Racecourse, established in 1890. The area immediately around the racecourse has been associated with horse racing activities and businesses servicing the industry since the development of the racecourse in late the 19th century. Lord Lodge was named by the present occupants after the champion racehorse Lord who was stabled there in the 1950s. In the early 20th century the property was known as 'Andover' and subsequently 'Moidart'. The site consists of a single storey brick Italianate villa, jockeys' quarters, stables and open day yards with direct access to Caulfield racecourse from the rear of the property. The villa of 10 rooms on bluestone foundations was constructed in 1890 by John Leek, a horse trainer who purchased the newly subdivided land in 1888. The house has many Victorian Italianate or Boom Style features although it is more modest than many villas of its style. It has an asymmetrical facade with a faceted bay window and a prominent central tower with low pitch pyramidal roof that provides a clear view of the racecourse. Other characteristic features include stilted segmented arches, bracketed eaves, stucco wall finish and cast cement ornamentation. A room has been added on the north-facing verandah in sympathetic style and finish. Internally the rooms are substantially intact with original marble fireplaces and intricate ceiling roses and cornices. An entrance toward the rear of the southern side of the house is said to be where the stable hands, jockeys and other staff lined up for their meals. In the southeast corner of the property, backing directly on to Caulfield racecourse, is a substantial late Victorian timber stable, probably constructed in the 1890s but first appearing on the property title in 1910. The stable has 12 stalls, a loft and brick pavement and jerkin head roof form with varnished pine-lined ceiling carried on a chamfered timber frame. It has an original roof lantern. The doors of the stalls are not the original sliding doors but swing doors obtained from a barn at Epsom Racecourse in Mordialloc prior to demolition. Outside the gambrel roof has fretted barges but the building is otherwise utilitarian. Timber throughout the stalls has been worn by chewing and rubbing of horses over the century of its use. In the southern half of the property are open day yards where the racehorses are kept during the day. The red brick, single storey jockeys' quarters to the rear of the villa were probably built around 1950. A small brick, possibly late Victorian structure on the eastern boundary thought to have originally been a gardening shed, has been converted to a stable of two stalls. Modern concrete brick stables fill the northeast portion of the property. At the front of the property two Moreton Bay Figs (Ficus macrophylla), probably planted in the late 19th century, provide shade for horses in the day yards. In the 1890s John Leek sold the property, relocating his training facility to one of the newly established racecourses at Mentone or Mordialloc (Epsom). By 1899, the property was owned and occupied by Alfred Merrill, a dentist, who named the property 'Andover'. In 1910 it was purchased by Leslie McDonald, a gentleman, and renamed 'Moidart'; sold in 1910-1911 to John Robertson; and again in 1926 to John Arthur, a racehorse owner. The Victorian Amateur Turf Club purchased the property in the late 1930s and since this time has been leased to racehorse trainers. It is unclear whether the property operated as a training facility between 1899 - 1926. Several notable trainers and jockeys are associated with Lord Lodge. The best known is Arthur 'Scobie' Breasley, Australia's most successful jockey who was apprenticed to trainer Pat Quinlan at Lord Lodge (then 'Moidart') from 1928 - 1935. Breasley rode winners of the Caulfield Cup in four successive years 1942-45 and again in 1952. John Leek, the original owner of Lord Lodge trained Ingliston, the 1900 Caulfield Cup winner. The two land auction plans shown in this record relate to the sale of land from the Glenmore Estate property. The Glenmore property was established by C.J. (Charles James) Griffith and James Moore around 1840. Moore sold his interest to Moelesworth Greene in 1848. Greene was the nephew of the other owner Charles Griffith who died in 1863. From around the 1870s onwards parts of the Estate were subdivided and put up for sale or lease. In subsequent decades more changes in ownership occurred. These two plans document another major sale of the land from the original Glenmore Estate including part of the estate which had become used for dairy farming and was at that time known as the Glenvale Estate. Two single page maps pasted together on a single page of a bound volume of maps. One map shows 15 separate lots of land for sale. The other map which has the words 'Glenvale Estate' at the top of the map shows 4 lots of land for sale. Both parcels of land were originally part of the Glenmore Estate a pastoral holding belonging to C.J. Griffith and James Moore which the began in the Rowsley area south west of Bacchus Marsh in the 1840s. The maps are pasted into a bound volume containing 76 maps or plans in total. "Reaghill" is part of an older larger holding of sixty acres which came to comprise Vista Avenue, Vista Court, Homebush Court, Rawson Court and Wombalano ParkTranscript: Researching “Reaghill" The property “Reaghill” originally stood at 139 Bedford Road, Ringwood East before the property was subdivided in the 1950s and took a new address and frontage to Vista Avenue, Ringwood East. The purpose of these notes is to trace the origins of the property from the year 1900 to the present day. Information in the notes is sourced from the archives of Carter Real Estate, from Land Titles Office records and from the book of the history of Ringwood, “Ringwood, Place of Many Eagles” by Hugh Anderson. “Reaghill” is part of an older larger holding of sixty acres. It Is the story of those 60 acres, which now comprise Vista Avenue, Vista Court, Homebush Court, Rawson Court and Wombalano Park, which Is the subject of these notes. Earlier Times A convenient starting point for these notes Is the year 1900. On 11th June 1900 Wallace Bruce of 68 High Street, Windsor became registered as the proprietor of “sixty acres or thereabouts” (24.28 hectares) being part of Crown Allotment 43 Parish of Ringwood County of Mornington. That title. Volume 2773 Folio 485 did not name the streets to which the property abutted but clearly they were Canterbury Road at its intersection with Bedford Road. Title records a lease of the property from Wallace Bruce to Thomas Oates, with the lease endorsed on title on 22 July 1903 and removed 16 June 1908. Wallace Bruce subsequently subdivided the land Into three parcels, two of which he sold to Dora Stanisforth Davies during 1909 and the balance he sold to Frank Leslie Walker in 1914. The Era of the Davies Wallace Bruce firstly sold the western portion of the property, containing twenty four acres three roods and 20 perches (24.875 acres or 10.0667 hectares) on 6 October 1909. The new title, Volume 3381 Folio 021, records the new proprietor as “Dora Stanisforth Davies, wife of Seymour George Pilkington Davies of Burwood Road, Hawthorn, Bank Manager”. Shortly thereafter, Wallace Bruce sold a further parcel of “ten acres or thereabouts” (4 hectares) being the north eastern portion of his original holding. That title, Volume 3384 Folio 795, showed the purchaser once again as “Dora Stanisforth Davies, wife of Seymour George Pilkington Davies of Burwood Road Hawthorn, Bank Manager”. It is noteable that the second, title which is dated 8 December 1909, had no abuttal to any road, nor was it at any time (even when subdivided in the 1950s) consolidated with Davies' adjoining title. Both titles then recorded that Dora Stanisforth Davies died on 19 February 1945 with probate of her will being granted to John Seymour Davies of 69 Grantham Street West Brunswick, Medical Practitioner, and Hugh Percival Hall of 339 Collins Street Melbourne, Solicitor. Almost two years later, on 6th December 1946, both parcels of land were transferred by the Executors to Geoffrey Francis Seymour Davies of 20 Albert Road Strathfield N.S.W, Medical Practitioner. From this chronology it could be surmised that one of Dora Davies’ executors, John Seymour Davies, was probably her son. Was Geoffrey Francis Seymour Davies another son, or was he her grandson? In any event Geoffrey Francis Seymour Davies set about subdividing what was then the property “Reaghill” and its 34.875 acres (14.11 hectares). The Subdivision of “Reaghill The subdivision of “Reaghill” was made more viable by the subdivision in 1931 of the property to the north and the creation of Scenic Avenue, Vista Avenue and Grandview Avenue, all of which abutted “Reaghill’s” northern boundary. In fact Geoffrey Francis Seymour Davies bought the freehold to Grandview Avenue, Scenic Avenue and Vista Avenue in July 1955 for £84-9-0 to give him legal rights over those roads. Title to those roads and the newly created Vista Avenue, Vista Court and Homebush Court remain in his name to this day. It is particularly interesting to note that whilst those streets had typical allotments of about 1000 square metres, the subdivision of Reaghill was into blocks of one to two acres or more (4000 square metres to about one hectare) except for the blocks fronting Bedford Road. That speaks volumes about Davies’ attitude to the land, its natural beauty, its topography and vegetation. “Reaghill” was subdivided into twenty two lots by Plan of Subdivision LP 41463. The first eleven lots came off Vista Avenue and formed an extension of Vista Avenue and a newly created Vista Court. Lot sizes ranged from 1 acre 1 rood 1½ perches (5097 square metres) to 2 acres 3 roods 21½ perches (1.167 hectares). A further four lots came off Homebush Court, a newly created court off Bedford Road. Those lots ranged from 1 acre 1 rood 29 perches (5792 square metres) to 2 acres 1 rood 39 ®/io perches (1.01 hectares). Seven further lots, parallelogram in configuration, fronted Bedford Road and had a typical area of 1518 square metres. The names of the streets (“Vista” Avenue/Court and “Homebush” Court) give an insight into the elevation of the land, the views it offered and the bushland it featured. The Covenant As evidence of Davies’ desire to maintain the bush setting of the property, covenants were imposed on the transfers of Lots 1 to 15 (the acreage lots). That covenant allowed for only one dwelling house to be erected on each of those lots for a period of 15 years from sale. Effectively it froze subdivision for 15 years. But 15 years came around quickly. The Sales “Reaghill” 139 Bedford Road, Ringwood was offered for Private Sale as “22 Excellent Residential Allotments” by estate agents Anderson & Hickling of 239 Collins Street Melbourne (telephone Central 25!), with a “protective covenant” of one dwelling house only on lots 1-15 for a period of 15 years. Solicitors for the vendor were Messrs Meares, Duigan & Hall of 139 Collins Street Melbourne. Sales commenced in 1955 and went through to 1967. Prices were typically from £1350, the price paid for Lot 13 in 1957. The Role of Frank Leslie Walker These notes have so far recorded that of the sixty acres originally owned by Wallace Bruce in 1900, some 34.875 acres were sold to Dora Davies in 1909 and subdivided and sold by her descendants. The balance of Wallace Bruce’s land was sold on 6th April 1914 to Frank Leslie Walker. This is the land at the south east corner of Bruce’s holding fronting Canterbury Road and which now comprises Rawson Court and Wombalano Park. Frank Leslie Walker “of Albany Chambers, Collins Street Melbourne” was described as an Art Decorator. In “Ringwood - Place of Many Eagles” he is shown as living on his land “in a house which was surrounded by a four foot high brick wall and the long drive of rough cream-coloured Lilydale gravel was entered through handsome wrought iron gates obtained from some building wrecker”. The “old rambling house" had been extended and renovated using secondhand doors, windows and timber. “Every inch of wall space seemed to be crammed from floor to ceiling with oils, watercolours, etchings and drawings of all sorts by well known artists”. On 13th August 1954 Frank Leslie Walker transferred an area of 12 acres 3 rood 21 perches (5.213 hectares) to The Mayor Councillors and Burgesses of the Borough of Ringwood for no consideration as a Gift “for the providing of pleasure grounds on places of public resort or public recreation”. That is now Wombalano Park. The balance of his property, containing 6 acres 1 rood 5 perches (2.54 hectares) and including the original homestead (named Wombalano?) was gifted by Frank Leslie Walker to his nephew on 25 November 1955. It was later subdivided as Rawson Court in 1956. The house no longer survives. The “Reaghill” Homestead The original homestead on Wallace Bruce’s holding, as has just been described fronted Canterbury Road in the area which is now Rawson Court. The age of the house is unknown but is described in 1914 as being “old and rambling”. The “Reaghill” homestead is likely to have been built by the Davies and was retained on Lot 11 of their subdivision. Its date of construction is not known but might have been soon after the Davies bought the land in 1909. Lot 11, with “Reaghill” was not sold in the 1950s as part of the land subdivision and sale. It remained as the family home of Dr. Davies until its sale in 1968 (without the 15 year covenant) to James Hamilton Kelly of New York, USA for $15,000. In time, Lot 11 was resubdivided. The house today remains on a reduced site of 7112 square metres, still on the highest point in the locality with fine views. Further Subdivisions Once the 15 year time frame of the covenant expired, the various owners of the lots, having built homes, proceeded to subdivide their surplus land. Lot 1 was first, followed by Lot 7. Only four of the original 15 acreage lots have not been subdivided. Some subdivisions were less respectful of their environment and neighbourhood than others. Maroondah City Council's planning scheme provides for a minimum lot size of 864 square metres in the locality. But the horse has already bolted. Summary “Reaghill” in its heyday, and the acreage properties which later surrounded it, contributed some of the finest and most exclusive properties in Ringwood East. Notably, the locality was home to a significant number of local medicos over the years. Its location dose to the newly relocated Tintern CEGGS gave it added exclusivity. Subdivision over the years has impinged on the beauty and the environment. However it is still a most important part of Ringwood East, with a rich history. R.A Carter January 2005

The opening of the Tawonga Hall was celebrated in the evening on Wednesday 11th March 1925. (Cancelled) Certificate of Title originally issued for Crown Portion 15, Section 5 to Robert David Taylor, of Eltham, County of Evelyn, Farmer, 13 March 1925. It is with this title that the land allotment was subdivided into 48 lots. The title shows the issuance to Robert David Taylor with encumbrance placed upon it by immediate former owner, Hugh Patrick Keogh, a former member for Gippsland and Melbourne Real Estate Agent. Following Taylor's death in 1934 the title passes to his Executors, sons Robert David Taylor of Bible Street, Eltham and William McLelland Vance Taylor of Northcote. The property is then sold to Frank Stokes who develops the Stokes Orchard. Compulsory acquisitions by the Melbourne Metropolitan Board of Works and State Electricity Commission show provisions of easemenst for town water supply and high voltage power transmission lines. Subsequent lots are then sold off with the development of the Stokes Orchard Estate residential development in the mid to late 1970s. A History of the Development of Crown Allotment 15, Section 5, Parish of Nillumbik – Stokes Orchard Crown Allotment 15, Section 5, Parish of Nillumbik (CA15) is a square allotment of 158 acres or approximately a quarter of a square mile. It lies just beyond the eastern end of Pitt Street, south of Nyora Road to the northern end of Eucalyptus Road and extends east from Eucalyptus Road to Reynolds Road. The topography of CA15 is generally steep, sloping up to a hill near the centre of the land, the ridgeline passing through the properties along the southern side of Diosma Road. Eucalyptus Road is a straight north-south road with its northern end at the north west corner of CA15. Until the end of the 1970s this road was an un-named Government Road and was largely not open to traffic. With residential development in the 1970s the road was constructed, and the council allocated the name obviously in recognition of the predominant species of the local bushland. CA15 was purchased from the Crown by George D’Arley Boursiquot, a prominent Melbourne printer, on 28th October 1852. On November 23, 1922, former Member for Gippsland and Melbourne Real Estate Agent, Hubert Patrick Keogh purchased the allotment then sold it March 13, 1925, to local farmer, Robert David Taylor, a former Shire of Eltham Councillor (1911-1920) and Shire President (1919). Taylor had extensive land holdings stretching west towards Bible Street and Main Road. The Taylor home was situated at the top of the hill in Bible Street at present day 82 Bible Street. At the time of Taylor’s purchase in 1925, CA15 was subdivided into 48 lots that could be described as small rural properties or large residential lots. A typical lot size was one hectare or 2.5 acres. The subdivision created two roads, Nyora Road, and Diosma Road, each following an irregular alignment between Eucalyptus and Reynolds Roads. However, the lots were not sold off separately nor were the roads constructed. The land effectively remained as one parcel for many further years. Robert David Taylor died November 30, 1934, and probate was granted to his son of the same name, Robert David Taylor of Bible Street, Salesman and William McLelland Vance Taylor of 73 Emmeline Street, Northcote, Clerk, with the transfer of the land into their names on July 8, 1935. Frank Stokes worked as a qualified accountant at Kennons leather factory in Burnley, while living at 1 Thomas Street, Mitcham. He suffered from migraines and wanted to return to working the land (he had previously worked on farms and orchards since coming to Australia from England in 1926, both in WA and Vic.). He first travelled to the district by train in July 1942 to find land with the intention to establish an orchard. By chance he met Arthur Bird of Bird Orchard (bounded by Pitt Street, Eucalyptus Road, and Wattle Grove) and they got talking over their common interest. Arthur put Frank up for the night and pointed out the land, 158 acres- part of the Taylor Estate- £900, Crown Allotment 15, Section 5, Parish of Nillumbik (CA15) somewhat diagonally opposite Bird Orchard. Stokes applied through the Riverina Agency to purchase the land who in turn applied for permission from Canberra to sell as there was a new government regulation introduced during the Second World War banning land sales except for immediate production. Stokes obtained a loan on his Mitcham house of £600 @ 5% and paid £450 deposit with quarterly payments of £15 spread over 5 years. Stokes was assisted and advised by Arthur Bird who farmed the neighbouring orchard. In early 1943 Stokes took possession and would catch the train out to Eltham on Fridays after work and began building a hut on the corner of Nyora Road and the Government Road (Eucalyptus Road) for shelter and to lock up tools. He established an orchard on the central western part of the land through the centre of which ran a natural waterway (part of the present-day linear park) and was able to pay a neighbour (Hawkins) to help with clearing and fencing 25 acres, and with a horse and single furrowed plough, planted approximately 2,500 fruit trees - cherries, peaches, plums, almonds, pears, apricots and lemons as well as a few apples and oranges; a massive task. Aerial photographs from the 1940s through to the 1990s clearly show the orchard with most of the larger CA15 site remaining as natural bushland. A huge problem was hares and rabbits eating all the new buds off the tiny trees. As well as laying poison he painted the trees with a mixture of cow manure and lime, often working by moonlight. Procurement of wire and wire netting was difficult because of the war but after much effort he obtained a permit from the Agricultural Department for supplies in March 1944. In February 1945 Stokes applied for a permit to build a “packing shed” as no house building was allowed. It was to be 33 feet x 21 feet and cost £312. It was constructed mostly from second-hand materials, which were hard to obtain, especially iron for roofing. Stokes finished work at Kennons on October 31, 1945, and in March 1946 he sold the family home at Mitcham for £1,230 plus £170 for furniture. On May 15, 1946, title to the CA15 property was issued to Frank Howard Alfred Stokes, Orchardist and Gladys Ethel Stokes, Married Woman, both of Pitt Street, Eltham. The family of five then moved into the very unfinished “packing shed” at Eltham, which was a struggle to weatherproof. Eventually rooms were divided off and lined with hessian bags and whitewashed. Their income was firewood (cut and sold), selling rockery stones and cut Sweet Bursaria. (It was discovered during the 1940s that Sweet Bursaria contained the sunscreen compound Aesculin. The RAAF utilised this compound from Sweet Bursaria during WW2 for pilots and gunners.) The orchard’s first fruit sale was a half-case of Le Vanq peaches in December 1947 for the price of 8 shillings. In 1956 plans for house were drawn and Glen Iris bricks purchased (1956 Olympic Rings variant). The building of the house commenced in 1957 - 12 feet of original packing shed was removed – and was completed in 1959. Water was connected from newly built pressure storage on the property at the end of 1959 and the electricity connection for the first time at 3pm on April 29, 1960. The house remains to present day (somewhat modified) at 1 Nyora Road, home to Nyora Studio Gallery. On occasions, spare remnants of the 1956 bricks have been known to be unearthed in gardens on the estate as they were utilised by Frank Stokes to fill in rabbit holes. On May 26, 1950, a parcel of land was compulsorily acquired by the Melbourne and Metropolitan Board of Works on the hilltop to establish an easement for a high-level service reservoir to augment Eltham’s water supply. The project also included pipe tracks for the necessary water mains. The reservoir has now been superseded by higher level water tanks east of Reynolds Road and its former site is now a public reserve. On November 27, 1964, the State Electricity Commission served notice to compulsorily acquire a further parcel through the eastern part of the land for a major electricity transmission line that augmented supply from the La Trobe Valley to Melbourne. The easement was registered February 11, 1966. The easement was widened July 18, 1969 for a second transmission line to be constructed. In 1971 Melbourne Metropolitan Planning Scheme amendments adopted Nyora Road as the boundary between a residential zone to the north and a rural zone to the south. This determined the future development of the land. In the mid-1970s the Shire of Eltham divided the orchard into numerous rate-able parcel lots, the 48 lots having been established in 1925 and the subsequent rates assessment proved unsustainable for Stokes. He commenced selling lots outside the boundary of the orchard, north of Diosma and South of Nyora. However shortly later the land between Nyora and Diosma Roads and west of the electricity easement was sold and subdivided into residential lots, a housing development by Macquarie Builders and marketed as the Stokes Orchard Estate. New streets were created, and most were named after trees, although one, Stokes Place, commemorates the former owners. The development was undertaken in two stages; Stage 1 (1975) encompassing Scarlet Ash Court, Ironbark Close and Peppermint Grove bounded by Nyora and Eucalyptus roads and Stage 2 (1978) encompassing Stokes Place, Orchard Way, The Crest and The Lookout bound by Nyora and Diosma roads. The developer, Macquarie Builders went bankrupt shortly after the release of Stage 2 leaving many purchasers to fend for themselves and arrange for their own independent builders. There were also difficulties with sewerage for the land immediately south of Diosma Road and so the conventional residential lots were abandoned in favour of larger lots. The development of Orchard Way, The Crest and The Lookout did not proceed as planned and the proposed lots were incorporated into five-acre parcels instead. These included a low-density group housing development by the Graves family and the award winning Choong House (1983) with Gordon Ford developed garden immediately next door situated on the ridge of the hill nestled amongst the original bush, Eucalypt trees and Sweet Bursaria. In 1994, Nillumbik Shire Council applied Significant Environment and Significant Landscape overlays upon the properties on the south side of Diosma Road to ensure protection of this natural bush garden environment. With the arrival of the sewer along Diosma Road in the 1990s, most of these five-acre parcels have since been subdivided multiple times. The Choong house presently sits on a 2.7-acre property, which in 2022 Nillumbik Council nominated for Cultural Significance Heritage protection and is considered potentially significant at State level. The Stokes family were also associated with the Eltham Christian Church. In the 1970s this church had met in temporary premises in Eltham. Lots of the original 1925 subdivision remained south of Nyora Road and a number of these lots were utilized for the Eltham Christian School, which was established by the Eltham Christian Church in 1981. The school operated on this site until 2000. The premises are now used by The Vine Baptist Church. By the mid-1980s the whole of CA15 had been developed for residential and school purposes, except for the sections north of Diosma Road and between the transmission lines and Reynolds Road. Sewerage issues had been resolved for the section north of Diosma Road and in 1987 it was in the process of being subdivided into residential lots. The development coincided with the discovery of colonies of the rare and endangered Eltham Copper Butterfly on the site. This resulted in a community and political campaign to save the butterfly habitat. With the co-operation of the land developer the subdivision was altered to create two bushland reserves in the critical butterfly habitat areas. In the late 1980s the State Government was investigating options for establishing a metropolitan ring road link between Diamond Creek and Ringwood. The chosen route was adjacent to Reynolds Road and so this created a freeze on development of CA15 between Reynolds Road and the electricity easement. The ring road proposal was eventually abandoned, and this part of the land was subdivided into low density residential lots. Diosma Road has been discontinued at the electricity easement and the eastern part incorporated into View Mount Court with access from Reynolds Road. The whole of CA15 has now been developed for residential or associated purposes, ranging from conventional density to quite low density south of Nyora Road. Some remnants of the orchard remain, a few cherry trees on the Graves property and a lone apple tree in Stokes Place. The butterfly reserves comprise significant areas of remnant bushland. Linear reserves through the estate link with central Eltham via the Woodridge linear reserve and with Research along the electricity easement. CA15 as it exists today has a complicated history of rural use, Government acquisition, urban development, and community action. A video documenting the demolition of the Shire of Eltham offices at 895 Main Road Eltham under the direction of the Commissioners appointed for the new Shire of Nillumbik and some of the communities activities surrounding the event. The building was demolished exactly 25 years after the southern wing housing Engineering and Planning on the upper level and the Eltham Library on the ground level was opened in celebration of the Shire of Eltham's centenary. Video has lots of distortion and noise, and sections of clips dubbed over. Immediate initial footage of Jenni Mitchell talking about asbestos claims in the Shire Offices (Sigmund Jorgensen standing behind her) advising Council did a review of the building several years previously and had been cleared of health problems. Formerly a self-service grocery, restaurant and electrical repair shop, the building for many years housed Eltham’s only ‘family’ grocer and feed store. Earlier it had appeared to have been the town’s bakery. The building had been purchased in late March 1939 by Mr Eric N. Staff. At the time of E.N. Staff’s purchase there were huge bakers’ ovens located at the rear and the building also had a well and four toilets for employees. When the ‘pictures’ came to Eltham with the opening of the Eltham Public Hall across the road in 1941, Mr E.N. Staff extended the business and opened a milk bar and sweet shop. Further extensions re-established the tea rooms of days gone by. Mr E.N. Staff conducted business for about 15 years before handing over the reins to his son, Ray Staff. When his son Ray took over, the milk bar and tea rooms were closed for several years but the milk bar and was later re-opened and subsequently became a greengrocers and later again, a restaurant. The tea rooms section was converted to an electrical repair shop about 1955. Electoral Roll records for 1967 record Raymond Charles Staff at 929 Main Road, Eltham, grocer, and in 1968 at Lot 4, Hillcrest Avenue, Eltham, taxi truck operator. Staff’s store appears to have occupied 929-933 Main Road and the Eltham Big Star Food Centre was centred around 931 Main Road. It would appear that Ray continued to run the business for approximately two years after the original store was demolished and a new supermarket was built. Today, 931 Main Road is the Nongkhai Thai Restaurant and is precisely where the original Staffs store stood. Even though the facade has been modified at eye level with new larger windows, the upper facade is identical to that of the new Eltham Big Star Food Centre of 1965/66. But how did the original building, the oldest premises in the 1965 era shopping centre come about? On August 12th, 1902 at the Eltham Courthouse, appearing before T. Smallman, Esq,. Police Magistrate, and Messrs. W. Duncan and W.J. Taylor, Justices of the Peace is Luther Haley, baker. Wilfred Henry Johnston, by his agent Stanley Ernest Elder had applied for a warrant of ejectment under the Landlord and Tenant Act 1890 against Luther Haley from the bakery premises at the corner of Main Road and York Street. From the evidence presented we learn that Mrs Burgoyne of Eltham had purchased the property some months earlier from Mr Johnston, which consisted of a store and bakery establishment at Eltham occupied by Mr. Luther Haley, and whose lease expired some little time back, and up to the present time, Mr. Haley was not prepared to leave. He informed the court that he is unable to secure at Eltham a suitable house in which to carry on his business, but was building a place near the railway station which he expected to be done in about three weeks time, and he is then prepared to give up possession of the premises he now occupies. Mr Smallman informed the defendant, Luther Haley, that he will have to quit the premises in three weeks from the present date, and that a warrant of ejectment would be issued. However he also informed Mr Haley that he would order the warrant to lie in the office for three weeks from that date. The premises under construction referred to by Luther Haley in court were situated on the western side of Main Road, near the railway station slightly opposite present-day Arthur Street. It was opened around September 1902 as a General Store, Bakery and Tea Rooms. This was the original building in the present-day shopping precinct. At the time the only thing nearby was the railway station. Luther Haley’s business appeared to prosper and he would have catered to not only the locals abut also day visitors by train on Sundays coming up from Melbourne, offering fresh baked produce, tea rooms and summer drinks. The fields across Main Road running between present day Arthur Street and Luck Street were known as Haley’s Paddock and at times were used for community festivities and picnics. A newspaper report on the annual State schools picnic held at Haley’s Paddock on March 11, 1904 described it as “quite close to the railway station, and is quite capable of holding comfortably 10,000 people. With its ample shade and hilly surroundings, it is an ideal place for any gathering.” Luther Haley successfully ran his general store, bakery and tea rooms until 1917 when he and his family departed the district and moved to Westgarth Street in Northcote where he changed careers and became a publisher. It was then taken over by Hannah Lloyd and became known as Lloyd’s Railway General Store from 1917 to 1920. From then it had a succession of owners, one as short as two months until March 31, 1939 when the Grocery Business formerly carried on by Mr. T.K. White of Eltham for the previous eight years was purchased by Mr Eric N. Staff of Research and became known as E.N. Staff’s Railway Store. Believed to be addressed to her cousin, Mary Ann Shillinglaw, from May ? - This could be Ethel May Bottle b. 1883, daughter of Edward Henry Bottle and step-daughter of Catherine Shillinglaw but this type of post-card photo only commenced in 1905 when she would have been 22. The girl looks more like 15. It is not known if Elizabeth Docherty (nee Shillinglaw) had any children. Born 1861 and married 1894 at 33 years of age, it is possible that she could have had a daughter who would have been 15 in 1910. "Dear Mary I hope this will find you all well. Postcards were posted or exchanged in huge numbers. Postal authorities in Australia only allowed the private printing of postcards from 1898. At this time the back of the card was reserved for the address and postage stamp, and the front was used for the message and a picture. In 1902 British authorities allowed a "divided back", so that the left side could be used for the message, the right side for the address and stamp, and the whole of the front was devoted to the picture. The Ordnance QF 6-pounder (57mm) 7 cwt was a British anti-tank gun used by both British and Commonwealth forces during World War II. Different versions of the gun were used on tanks, armoured cars and naval vessels. One version - the Molins Gun - was even used on an aircraft. Designed to replace the QF 2-pounder (40mm) it was first used by Australian troops during the El Alamein battles in 1942. The guns were also made in Australia by General Motors Holden who produced 615 of them, delivering the first gun in July 1942. The United States Army also adopted it and called it the 57mm Gun M1. Ammunition was primarily armour-piercing but in March 1944 a high-explosive round was introduced. The shell case shown here would have contained a 2.86kg (6lb 5oz) armour-piercing projectile. Florence Ada Zull, known as Ada was an illustrator for the 'New Idea for Women" magazine. In 1961 she lived in Brunswick. From 1963 she and her husband Robert built a Alistair Knox designed house at 2 (lot 8) Metery Road, Eltham. In this issue Ada's son and daughter Susan model jumpers that were knitting competition prize winners at the Royal Agricultural Society of Victoria's Royal Show including Mrs L.M. Fullerton.
