Pru Sanderson, in her groundbreaking ‘City of Kew Urban Conservation Study : Volume 2 - Development History’ (1988), summarised the periods of urban development and subdivisions of land in Kew. The periods that she identified included 1845-1880, 1880-1893, 1893-1921, 1921-1933, 1933-1943, and Post-War Development. These periods were selected as they represented periods of rapid growth or decline in urban development. An obvious starting point for Sanderson’s groupings involved population growth and the associated economic cycles. These cycles also highlighted urban expansion onto land that was predominantly rural, although in other cases it represented the decline and breakup of large estates. A number of the plans in the Kew Historical Society’s collection can also be found in other collections, such as those of the State Library of Victoria and the Boroondara Library Service. A number are however unique to the collection.The Kew Historical Society collection includes almost 100 subdivision plans pertaining to suburbs of the City of Melbourne. Most of these are of Kew, Kew East or Studley Park, although a smaller number are plans of Camberwell, Deepdene, Balwyn and Hawthorn. It is believed that the majority of the plans were gifted to the Society by persons connected with the real estate firm - J. R. Mathers and McMillan, 136 Cotham Road, Kew. The Plans in the collection are rarely in pristine form, being working plans on which the agent would write notes and record lots sold and the prices of these. The subdivision plans are historically significant examples of the growth of urban Melbourne from the beginning of the 20th Century up until the 1980s. A number of the plans are double-sided and often include a photograph on the reverse. A number of the latter are by noted photographers such as J.E. Barnes.The first subdivision of Goldthorns created the Goldthorns Hill Estate. Following that subdivision, seven additional lots were offered between Normanby Road, Argyle Road and Lady Loch’s Drive on the proviso that the estate, including Goldthorns was not sold as a single lot. The subdivision plan advises that the lots are situated in one of the most charming and popular residential areas in Kew and is surrounded by modern homes. Typically, the subdivision plan proposes the advantage of its proximity to Cotham Road and the tram to Collins Street. Because of the elevation of Goldthorns, much is made of the ‘bright, sunny and extensive outlook to the Northern Ranges’ and that it overlooks the Yarra Valley. One of the more interesting aspects of the plan is that it shows the outline of Goldthorns in the mid to late 1920s. They frequently provide information about when the land was sold on which a built structure was subsequently constructed as well as evidence relating to surveyors and real estate and financial agents. The numerous subdivision plans in the Kew Historical Society's collection represent working documents, ranging from the initial sketches made in planning a subdivision to printed plans on which auctioneers or agents listed the prices for which individual lots were sold. In a number of cases, the reverse of a subdivision plan in the collection includes a photograph of a house that was also for sale by the agent. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.The mansion Woodlands in Harp Road, East Kew suffered the death of a thousand cuts. In its case, the cuts were subdivisions. Previous subdivisions of the mansion and its grounds were given titles such as ‘The Eastlawn Estate’ (MAP.0055), whereas at the end, the subdivision called it as it was, naming itself the ‘final section of the Woodlands Estate’ when it was put up for auction in 1932. The emphasis in the promotion of the subdivision was that it provided purchasers with splendid opportunities ‘to build modern homes in select, well established modern surroundings’. As with other subdivisions in the interwar period, transport links were emphasised. The six residential lots cut Woodlands off from Harp Road. When the vendor, Louisa Rachel Preston Hill, was to die at Woodlands in 1937 aged 86 her address was given as Normanby Road.subdivision plans - kew, woodlands estate

He also worked in advertising as an account manager, and as campaign director for Arthur Rylah in Victorian politics. He directed the first major trade fairs at the Royal Exhibition Buildings after the Second World War, including ‘Australia Makes It Exhibition’ in 1947, the ‘Australian Industrial Fair’ in 1949 and 1950, the ‘Modern Home Exhibition’ in 1949, and ‘Made in Australia’ in 1952. The funds raised during the latter were earmarked for a ‘bankrupt’ Queen Victoria Hospital. He built a home in Brougham Street and represented North Ward on Kew Council from 1952 to 1968. He was elected Mayor in 1959. Hugh Ferguson died in 1975, aged 75. Prepared for Nillumbik Shire Council by Samantha Westbrooke Pty Ltd in association with Peter Mills PhD, Architectural Historian and Roark Muhlen-Schilte, Archaeologist. Covers history of early market gardening in Eltham with the commencement of European settlement in the late 1830s. The site for the village of Eltham was surveyed in 1851 and the Township Plan shows that the property is made up of Lots 7 and 8 which were sold at auction in June 1852 to M. O'Shea. The history of the Bell Street property is closely tied to the West family from the 1860s to 1930s; the earliest rate books for Eltham show William West farming in El;tham in 1864. In the aerly 1930s ownership of the creek side was transferred from the west family to the Fabbro family who shortly afterwards were impaced by the 1934 Diamond Creek flooding. Guido Fabbro relocated the original West home further up the hill and built a new Italianate style modern home in situ. The Fabbro family farmed the property. In 1993/4 Eltham Council acquired the creek-side market garden blocks to the south of 2 Bell Street which was recconceived in 1998 as the Barak Bushland Reserve. The Fabbro house was demolished shortly after and the lots were sold to a developer in 1994. After his experience in designing moderately priced furniture in the 1930s and managing the construction of aircraft by an inexperienced workforce during World War II, designer Frederick Ward developed Patterncraft paper patterns. They were available by mail order through Australian Home Beautiful from 1947. For those with rudimentary skills Ward developed Timber-pack kits of components ready to glue and assemble. Blueprint, his subsequent project for the mass-market was launched in 1951. At a time of austerity and shortages, Blueprint patters helped Australians furnish their modest homes with modern furniture they had made themselves. Romantic, charming . . . ''SUNNYBROOK'' ON the slope of a hill on the East side of Bolton street and overlooking willows that trail gracefully in a creeklet which shows no great haste to blend with Diamond Creek and so to the Yarra, there stands a great old-fashioned home. Outwardly it speaks of past opulence rather than beauty of design, but the velvet green lawns and the formal neatly weeded rose gardens, the well established trees, tennis courts, wisteria covered pergolas and the great curved fronds of old palms produce an atmosphere that cannot be built-up in less than decades. Here is irresistible old-world charm. The jangle of today cannot penetrate ... it is a place to remember ... a place where events to be remembered have a perfect setting ... it is "Sunnybrook." From the neighbouring ‘Beranto Lodge’ Mrs. Lenne can catch glimpses of ‘Sunnybrook,’ but the old home is well hidden from all quarters and only the faultlessly kept lawn can be seen by the curious. Like many other people, Mrs. Lenne was curious. Who can blame her. ‘Sunnybrook’ is a name to conjure with in Eltham. When the elderly men of the township were young bucks ‘Sunnybrook’ stood alone, a proud home that was known and established. Amongst the simple homes of the valley of the Diamond Creek, ‘Sunnybrook’ was Queen. In the roistering days of the Diamond Valley, when Kangaroo Ground was the seat of the Shire and when five pubs dotted the road from Lower Plenty to the civic centre, ‘Sunnybrook’ was off the track of the boisterous and tipsy. ‘Sunnybrook’ is still off the beaten track . . . but only slightly so; it no longer looks over cow pastures, but the neat, newly built houses which dot the length of the Main Road. They are still no closer than half a mile and while these houses have sprung up the fine trees and shrubs have quietly closed in around the boundaries of ‘Sunnybrook' as if to keep the old place to itself. That is how it has become something to whet the curiosity. When the course of events put the place on the market Mrs. Lenne bought it. When a modern house is bought it is pliable in the sense that the owner moulds it according to personality. It can remain severe, utilitarian and with a little neglect soon run to an ugly shabbiness. But with old 'Sunnybrook' it is different. There is in existence a character indelibly written into every line of the place . . . it is a LOVE OF ENGLAND. Upon ‘Sunnybrook’ has been lavished the devoted love of England to such a degree that it must be seen. The gardens and lawns are formal, and though lovely and speaking of the leisure of past years they are not English . . . they are just lovely, with the beauty that only the long established seem to possess. It is inside ‘Sunnybrook’ that the intense love of England is seen. Years ago the home was bought by a Mr. Martin, who was getting on in years, as a home for his much younger wife. The couple spent thousands of pounds as well as endless care and imagination in the complete redecorating of their home. Oak panelling imported from England was built in. Huge fireplaces shed their Colonial appearance to be become the fireplaces of England . . . and they were so in every sense because they were also imported from England. One lovely specimen whose gracious lines are remarked upon by all who see it, is a certified antique of finest English Oak. Care was taken to see what hand made wrought iron light fittings were in keeping. The old place has three lounge, dining or living rooms according to taste and requirements, and all are bigger than the biggest attempted in a “big” modern home. This does not include an outside living space of ample proportions, all fine flywired in and enclosing a fernery. A turn of a tap and spray as fine as mist is released over the rockery. On a scorching summer day when no relief short of a swim could help ordinary people, the resident of ‘Sunnybrook’ found the coolness of a dell in which to sit and enjoy their evening meal. What is more, the temperature of the whole house could be reduced by merely turning on this extensive spray water system. Yes, comfort to luxury standard is built in. And what happens to 'Sunnybrook' now? Mrs Lenne is famous to thousands for her quite fabulous catering. Her home and her "Wanda Inn" at Hepburn Springs have long been a Mecca for those who want the different in catering . . . different in the sense that every client is treated as a friend, not a customer and the hospitality and attention one would give to an honoured friend is accorded. And the food! – ask anyone who has enjoyed the privilege. Ask those who attended the reception given to Mr. Menzies by Eltham Shire Council; ask those members of the Diamond Valley Chamber of Commerce who enjoyed it! And ‘Sunnybrook’ will ring to the laughter, and offer its spaciousness for the fun of all who join in the happiest occasion in the life of those just married, whose wedding reception is intended to be “remembered.” Mrs. Lenne is a dynamic ball of energy whose enthusiasm is not to be brooked. Coin collections have a long and varied history. Coins were often collected in churches in a box located near the entrance/exit, and later via a collection plate that was passed amongst the congregation Funds were used to repair the church or feed the poorest of the parish. The donation of coins is and was considered part of religious life and mentioned in Christian, Jewish and Islamic texts. With the need and expansion of charitable works occurring outside religious life, charity boxes began to spread into hospitals, orphanages and asylums. The need for non-fixed boxes grew with the rise in charities and their activities outside a fixed building. Collection boxes could be large (and therefore hard to move) or could be held by individuals acting as collection agents, working at a specific location, moving between dwellings or at events. Broadmeadows was home to the major army training camp for the Australian Imperial Force. The land was previously known as Mornington Park. It was a wide field, suitable for military practice, including training for the Light Horse regiments. It is the current location of the Maygar Army Barracks on Camp Road in Broadmeadows. To reach the camp, soldiers marched from Victoria Barracks in St Kilda Road and headed north up Sydney Road, only resting near Fawkner Cemetery. Soldiers slept in tents and food was basic. Training was hard, but it did not prepare soldiers for a modern war with machine guns, gas, shells and aeroplanes – technology that did not exist in previous wars. Some men only completed a few months training before departing on troopships from Port Melbourne. Once overseas, some soldiers received further training in Egypt. In the early stages of the Kiewa Hydro-Electric Scheme the State Electricity Commission took over the financial and construction responsibility of the Tawonga District General Hospital building at a cost of 27,000 pounds. This included the removal and re-erection of the ex-military Bonegilla ward from Wodonga while in addition they carried out all the necessary building works that allowed the hospital to operate as a functional unit. The work was completed and handed over to the Hospital Committee of Management on September 1, 1949. Local residents raised 3,400 pounds through fund raising. The balance was met by the SEC and the Hospital and Charities Commission. The initial project was to provide for a basic temporary hospital which was later to include an Operating Theatre, Offices, Store, Mortuary and a Nurse’s Home, until the establishment of a permanent medical premises. Following the opening, 455 patients were admitted to the Tawonga District General Hospital and 254 operations were performed in the first year. The hospital relocated to Mount Beauty in the former SEC administration offices located in the town centre. Official opening of the 18 bed Tawonga District General Hospital on April 29 in 1961. The old weatherboard building was demolished around the late 1900’s to early 2000’s and replaced with a new modern brick building. Alpine Health CEO Mr Lyndon Seys oversaw the opening of the new Mount Beauty Hospital in November 2001 alongside Board of Management President Mr Andrew Randell, other board members and politicians. In the early stages of the Kiewa Hydro-Electric Scheme the State Electricity Commission took over the financial and construction responsibility of the Tawonga District General Hospital building at a cost of 27,000 pounds. This included the removal and re-erection of the ex-military Bonegilla ward from Wodonga while in addition they carried out all the necessary building works that allowed the hospital to operate as a functional unit. The work was completed and handed over to the Hospital Committee of Management on September 1, 1949. Local residents raised 3,400 pounds through fund raising. The balance was met by the SEC and the Hospital and Charities Commission. The initial project was to provide for a basic temporary hospital which was later to include an Operating Theatre, Offices, Store, Mortuary and a Nurse’s Home, until the establishment of a permanent medical premises. Following the opening, 455 patients were admitted to the Tawonga District General Hospital and 254 operations were performed in the first year. The hospital relocated to Mount Beauty in the former SEC administration offices located in the town centre. Official opening of the 18 bed Tawonga District General Hospital on April 29 in 1961. Kiewa Valley House nursing home was officially opened on March 6th, 1985, with a new lounge extension opening in May, 1993. Prior to this, residents had to travel to Beechworth, Wangaratta or Wodonga for care. The old weatherboard building was demolished around the late 1900’s to early 2000’s and replaced with a new modern brick building. Alpine Health CEO Mr Lyndon Seys oversaw the opening of the new Mount Beauty Hospital in November 2001 alongside Board of Management President Mr Andrew Randell, other board members and politicians.The Kiewa Hydro-Electric Scheme the State Electricity Commission played a pivotal part in the planning and initial funding of the Tawonga District General Hospital, with a view to providing medical support for its many workers on the Hydro scheme. Later, spouse and family members of workers were also able to access medical assistance. Europeans arrived in the Kiewa and Ovens Valleys in the 1830's and 40's. Following the drought of 1838-44, seeking out the rich pastures in the fertile Valleys. It proved to be perfect conditions for dairy farming and the raising of cattle. Miners Cottages and other similar wooden structures were a common sight in the area as they were a modest form of accommodation for their period, were quick to erect and economical as they made use of locally available building materials such as local timbers.These photographs provide a snapshot into the early dwellings and architecture of the Kiewa and Ovens Valley regions, including buildings such as the church, which provided an important gathering place for social interaction, especially in these isolated areas.1-Wooden church building with no identification. Walter John Hickford, painter and businessman, was Mayor of Warrnambool 1895-6-7 and President of the Committee that organised the Warrnambool Industrial and Art Exhibition of 1896-7. A skilled decorative artist, he carried out art work in private homes, businesses and churches. His shop in Liebig Street supplied paint materials for households, tradesmen and artists. Hickford Parade is named after Walter Hickford. This is an original label from a picture frame and is of considerable interest, as Walter John Hickford was a prominent citizen and businessman in Warrnambool in the 1860sFaded brown rectangular label with black text and border adhered to a piece of brown paper.W.J.HICKFORD, picture dealer, framer and gilder. The Victorian gold rush came to Eltham in the early 1850s and with it came a crime wave. Local traders called for police protection. This led to the appointment in 1857 of Irish-born Peter Lawlor as Senior Constable at Eltham. In 1859 Peter and his wife Kate were able to move into an official police residence at the corner of Maria Street (now Main Road) and Brougham Street, with stables out the back and a large paddock for grazing across the road. Some of their children went to Eltham Primary School. That 1859 police residence is now the home of the Eltham District Historical Society. The small wooden building on the very corner is a modern replica of the separate police station/office built around 1885-1900. Cases investigated by Constable Lawlor included murders, stealing (horses, cattle, fowls, watches, linen, clothing), a search for a missing person, and two separate instances of abandoned children seeking help. He was officially commended in 1866 for bringing to justice a man who had indecently assaulted an 11-year old girl. Sadly, there was a similar but unconnected case only a few months later. But events had a lighter side; in 1871 Kate lent her piano to the Snowflakes Christy Minstrels for a Catholic Church fund-raising concert. Peter was transferred to Prahran in 1872. He died in 1876 and is buried in Eltham Cemetery with four of his children. His headstone was stolen some time after May 1990 but was returned anonymously (broken into three pieces) in August 2013. It is resting on his grave but has not been re-erected. Glynn’s farm Originally Section 7, Parish of Nillumbik marked Aborigine Reserve in 1866 Crown Allotment 8, Section 7, Parish of Nillumbik, County of Evelyn, Certificate of Title Volume 4095, Folio 818.835, approx. 93 acres purchased by Joseph Panton in 1881 for £1/acre and known as Panton’s Point. By 1924 owned by S.S. Sergeant and called Riverswood. Sergeant commissioned Edna Walling to design the garden. In September 1929 the property was sold at auction by Mortgagee’s sale. Described as well built, brick, tile roof, Attic Villa containing downstairs 7 good rooms, bath, scullery, inside lavatory, etc. Upstairs 2 bedrooms and sleep out. Outbuildings compromising of brick and weatherboard wash house, stables, workshop, feed room, cow bails, large G.I. Hay shed, etc In January 1931 Riverswood property was proclaimed a sanctuary for native game for the entire year. A private swing bridge crossed the river at Pound Bend was known as Pearson’s bridge after C.W.K. Pearson who bought Riverswood in the early 1930s. The bridge was swept away in the December 1934 floods. Riverswood was sold by C.W.K. Pearson at auction on 25 November 1936. Described as a beautiful farm home of 93 acres and over one mile of River Yarra frontage, modern brick residence, lovely garden, rich river flat pastures, model poultry farm. The fine brick home was destroyed on Black Friday (13 Jan.) 1939. It was still a ruin when the Evelyn Evans purchased Waikowhane above Riverswood in 1940. The Glynn family purchased the Riverswood property in 1941 from Robert and Emily Hannon. Their son Kenneth Patrick Glynn inherited the property and he set about clearing the land during WW2 selling wood. Prior to marriage, Kenneth was living alone on the farm in a house he had built from whatever was available. He used the bluestone foundations from the original fine brick home. He met and married Honora Elizabeth Drew in early 1945 and their daughter Anna grew up on the farm. It was compulsorily acquired by the Board of Works in 1976 who then rented the house out in the 1980s. The property was transferred to Melbourne Parks and Waterways in 1996. Waikowhane was a pretty timber house built on top of the hill on 50 acres above Riverswood by retired nurse Jessie MacBeth. (This would be at the intersection of Glynns Road and Overbank Road where the big water tank is now situated on what was once James Orford’s property.) It was also destroyed Black Friday and she rebuilt it from the plans living in a caravan on site supervising the build. It was almost complete when she died May 1939. The property was bought by Evelyn Evans (a city girl) and her estranged husband in 1940. She had two sons, one only 9 months old at the time. It was a timber house with no power or water connected. The Ewen Cameron family bought Waikowhane in 1957. They had to evacuate when the 1961 bushfires swept through. The house was saved by Matcham Skipper.
