The building at 94 Merri St is amongst the earliest buildings in Warrnambool. It was possibly constructed before 1854 and maybe as early as 1848. The original building consisted of four main rooms under a hip roof. The outer walls were masonry , apparently rubble The Heritage Council indcate that on the balance of probabilities this was the general store of Richard Osbourne and John Moffat Chisholm built in 1847-48.The building at 94 Merri Street had historical and architectural significance to the state of Victoria. It was a rare example of surviving, pre separation building with associated interest in its materials and components It is associated with Richard Osbourne who founded the Warrnambool Examiner(1851_1889) and the town’s first historian. Architecturally, the significance of the house lay in the hand -wrought timber framing. All the major timbers in this building had been hand sawn. The Gold rush of the 1850’s saw this process mechanised. A kitchen fireplace in the rear skillion included a large block of Merri Creek Mudstone, a combination of “tufa” and clay that was used in the Warrnambool District as an excellent substitute for fire bricks. The house was demolished in 2011 and items of significance were salvaged, this brick being one. While some bricks were imported, there is evidence that there were a number of brick burning businesses in operation around this time. However it is difficult to ascertain to which group this brick belongs. Red clay rectangular brick. The Eltham Hardware and Timber Company first opened on Main Road opposite the Railway Station around late 1922. An advertisement placed in the Hurstbridge Advertiser advised that the Hardware Store had just opened with a varied stock of Saws, Hammers, Nails, Shovels, Screw Drivers, and every article required in a house or on a farm. People were also encouraged to try their Jams, Pickles, Sauces, Cups and Saucers, etc. A few months later in May 1923, William Walker, a plumber, placed an advertisement wishing to to announce that he had taken over the ELTHAM HARDWARE STORE, and asked for the continued support of the district. He also noted that all kinds of Plumbing work was done. Walker remained the proprietor of the Hardware Store for many years regularly advertising its services and wares up until at least 1941. The trail goes a bit quiet then but he does appear in the 1944 Electoral Roll listed as a Plumber, of Main Street, Eltham. However he is not listed in the 1949 Electoral Roll but his son, Thomas Roy Walker, also a plumber of Main Road is listed. Thomas had been on active duty overseas during the Second World War and returned at the end of 1945. It is assumed that William died sometime between 1945 and 1949. On November 18th, 1950 the Hardware Store and residence was auctioned on site by Scarff Bros. Pty Ltd. It is presumed that this is when J.N. Burgoyne and Sons took over the business. It would have been around this time the picture of the store was taken for only three years later, in October 1953, the business and dwelling was again put up for sale, this time by Trebilcock Bros, in two separate lots. The c1950s Jelbart residence and the c1945 barn, the garden and the gate posts and the surrounding site to the extent of the title boundaries. How is it significant? The Jelbart house and barn are historically and architecturally significant to the Shire of Nillumbik. The garden and the gate posts are historically and aesthetically significant to the Shire of Nillumbik. Why is it significant? The Jelbart house and barn are historically significant because they are unusually large and because together they comprise one of the oldest groups of substantial mud brick buildings erected during the 20th century in the Shire of Eltham and foreshadow the large mud brick residences of the 1960s and 1970s for which the area is well known (Criteria A & B). The buildings are architecturally significant because their construction (using timber post framing and mud brick walling) is a characteristic feature of what became known as the 'Eltham style'- which was prevalent in the area during the mid and latter parts of the 20th century (Criteria D & A). It is aesthetically and historically important. An imposing single storeyed ltalianate bi-chromatic brick villa with three staged tower surmounting the entry and facetted comer bay with conical roof. White tuckpointed black body bricks are relieved with reds and stucco work. Gable ends are fretted and there is a concave cast iron verandah to the principal elevations. It is aesthetically important as an imposing and substantially intact villa residence demonstrating the changing architectural fashions of the 1890's, evidenced by the use of face brickwork and fretted gables in the Queen Anne manner. The hipped roof is in slate and has a prominent crean1 brick chimney stack forming part of the facade. Openings are flat arched although the entrance is round arched with a fan light. The south elevation has bayed windows. Two storeyed hip roofed additions are sympathetic and attached on the north side and at the rear. Inside, the staircase and stained glasswork with initials "HM" and family coat of arms are important surviving elements. INTEGRITY: Good, timber outbuildings of an early date, mature and spacious front garden includes early palm trees. Alterations include reconstruction of facade verandah including tiled pavement and front door on east side. Interior has a high level of integrity. In 1906, Robert Joseph Haddon, architect and painter, designed and built for his private residence, a brick house on the west side. Haddon named the house "Anselm". Also built on the property were a garage and fibro cement studio. "Anselm" is architecturally important at the State level as a substantially intact, highly personalised and boldly expressed house expressive the Arts and Crafts movement and incorporating Art Nouveaux enrichment in a variety of forms, the use of ornamental terra cotta tiles to the comer tower being of special note. There is a octagonal corner tower with saucer shaped domed roof surmounted by a weather vane, and the tower has decorative terracotta panels immediately below the eaves line. The front door opens immediately into a large living or common room, screened from view by a timber and bottle glass screen. The large room was designed to function as a drawing and dining room. The house is rich with hand crafted details including door and window furniture, wrought iron gutter brackets, fireplaces (one with built in wood box), and fire tools. The interior decoration includes hand painted frieze of Port Phillip in the study, and a hand painted frieze of turbulent sea with sailing boats in the tiled bathroom. There is a small hand painted tile at the base of the tower which states ?This building was erected AD1906 from designs by Robt J Haddon FRIBA,Lond FRIVA Melb Architect?. He also designed an attic addition which was constructed in 1927. From Glen Eira Heritage Management Plan 1996 by Andrew Ward: In 1888, John Leek, a trainer, owned Lot 15, measuring one and three quarter acres, in Booran Road, north side between Glen Eira and Neerim Roads. The land backed onto the Caulfield Racecourse Reserve. NAV was £45. In 1890 Leek built for his residence, a ten roomed brick house on the site. NAV was £200. Leek was the owner/trainer of "Ingliston" who won the Caulfield Cup in 1900. Upon the horse's death in 1901, Leek is understood to have defied tradition by spending £20 on boots for the "ragged urchins in Bourke Street" instead of "shouting" at the bar. By 1899, the property was owned and occupied by Alfred Merrill, a dentist and was known as "Andover". NA V had decreased to £ll0. By 1910, Leslie Macdonald, a gentleman had purchased the property and renamed it "Moidart". In 1910-11 Macdonald sold it to John Robertson. The property had extensive wood stables on its north-east boundary and several other outbuildings. The house continued to be described as "Brick, ten rooms" as it was in 1926 when it was owned and occupied by John Arthur, a managing director. The land measured la.2r.31p. and had a NAV of £235. Nine people lived there. In 1926, Arthur also owned the adjoining Lot 16. Other racehorses of note, known to have been stabled here include Sobar, Havelock, Proud, Future and Lord.Victorian Heritage Register https://vhd.heritagecouncil.vic.gov.au/places/13532 What is significant? Lord Lodge is a thoroughbred racehorse training complex adjacent to Caulfield Racecourse, established in 1890. The area immediately around the racecourse has been associated with horse racing activities and businesses servicing the industry since the development of the racecourse in late the 19th century. Lord Lodge was named by the present occupants after the champion racehorse Lord who was stabled there in the 1950s. In the early 20th century the property was known as 'Andover' and subsequently 'Moidart'. The site consists of a single storey brick Italianate villa, jockeys' quarters, stables and open day yards with direct access to Caulfield racecourse from the rear of the property. The villa of 10 rooms on bluestone foundations was constructed in 1890 by John Leek, a horse trainer who purchased the newly subdivided land in 1888. The house has many Victorian Italianate or Boom Style features although it is more modest than many villas of its style. It has an asymmetrical facade with a faceted bay window and a prominent central tower with low pitch pyramidal roof that provides a clear view of the racecourse. Other characteristic features include stilted segmented arches, bracketed eaves, stucco wall finish and cast cement ornamentation. A room has been added on the north-facing verandah in sympathetic style and finish. Internally the rooms are substantially intact with original marble fireplaces and intricate ceiling roses and cornices. An entrance toward the rear of the southern side of the house is said to be where the stable hands, jockeys and other staff lined up for their meals. In the southeast corner of the property, backing directly on to Caulfield racecourse, is a substantial late Victorian timber stable, probably constructed in the 1890s but first appearing on the property title in 1910. The stable has 12 stalls, a loft and brick pavement and jerkin head roof form with varnished pine-lined ceiling carried on a chamfered timber frame. It has an original roof lantern. The doors of the stalls are not the original sliding doors but swing doors obtained from a barn at Epsom Racecourse in Mordialloc prior to demolition. Outside the gambrel roof has fretted barges but the building is otherwise utilitarian. Timber throughout the stalls has been worn by chewing and rubbing of horses over the century of its use. In the southern half of the property are open day yards where the racehorses are kept during the day. The red brick, single storey jockeys' quarters to the rear of the villa were probably built around 1950. A small brick, possibly late Victorian structure on the eastern boundary thought to have originally been a gardening shed, has been converted to a stable of two stalls. Modern concrete brick stables fill the northeast portion of the property. At the front of the property two Moreton Bay Figs (Ficus macrophylla), probably planted in the late 19th century, provide shade for horses in the day yards. In the 1890s John Leek sold the property, relocating his training facility to one of the newly established racecourses at Mentone or Mordialloc (Epsom). By 1899, the property was owned and occupied by Alfred Merrill, a dentist, who named the property 'Andover'. In 1910 it was purchased by Leslie McDonald, a gentleman, and renamed 'Moidart'; sold in 1910-1911 to John Robertson; and again in 1926 to John Arthur, a racehorse owner. The Victorian Amateur Turf Club purchased the property in the late 1930s and since this time has been leased to racehorse trainers. It is unclear whether the property operated as a training facility between 1899 - 1926. Several notable trainers and jockeys are associated with Lord Lodge. The best known is Arthur 'Scobie' Breasley, Australia's most successful jockey who was apprenticed to trainer Pat Quinlan at Lord Lodge (then 'Moidart') from 1928 - 1935. Breasley rode winners of the Caulfield Cup in four successive years 1942-45 and again in 1952. John Leek, the original owner of Lord Lodge trained Ingliston, the 1900 Caulfield Cup winner. The City of Ballarat unanimously resolved to erect a Civic Hall in Mair Street in 1951. The architects, Gordon Murphy, of Melbourne, and H.L. and L.J. Coburn, of Ballarat, were commissioned in 1952. The Council constructed the foundations and footings for the building under the supervision of the former City engineer, Mr L.H. Finch, in 1953. These footings are of massed concrete. The design for the building took advantage of the cross fall of the land, providing for the Small Hall to be entered from the Doveton Street frontage through a foyer under the Main Stage, the structure is steel with brick panels, with accommodation for 1,592 persons in the Main Hall and 440 persons in the Lower Hall. The front facade faces Mair Street, set back from the building line to provide for the entrance drive-ways and kerbed gardens. Tenders were invited on a firm price basis. A young Ballarat master Builter, Walter Benbow Trahar was the successful tenderer, the contract price being 139,841 pounds. the work was commenced in 1953 and has proceeded in spite of material and labour difficulties until its completion. The following statistics are of interest:- * The foundations contained 200 cubic yards of concrete. * The constructional steel work weighs approximately 270 tons. * The reinforcing steel 47 tons. * Reinforced concrete in the structure, 1,100 cubic yards. * The approximate number of bricks in the building, 580,000. * The flooring is of selected kiln-dried hard wood and totals 40,000 lineal feet. * The dimensions of the Main Auditorium, 100ft by 86 ft, including the side promenades each 82ft by 13ft. *The Main stage, of reinforced concret with parquette finish measures 62 ft by 40ft. *The floor area of the Lower Hall is 74 ft by 38 ft, and has a stage dimensions of 40ft by 20 ft. * Each hall has independent heating and ventillating systems. Where possible the material in the building was furnished from local business houses. The public address installation, which provided for additional microphones, is on the main Stage. There is inter-communication throughout the building connecting the front office, with the bioscope box, the stages in both the large and lower halls, and the Hallkeeper's residence. Local craftsmen have completed the painting, plaster work, and the electrical installation; local produced materials being used in the construction of the buildings with the exception of the timber for the Main Floor, the roofing and the structural steel. The City of Ballarat Councillors in 1956 were Councillors N. T. Callow, F.J. Cutts, K.C. Webb, W.E. Roff, O.W. Curnow, F.T. Woodward, Allan C. Pittard, A.W. Nicholson, J.A. Chisholm, G.L. Scott, F.W. Oliver, A.D. Mason. The Town clerk was H.R. Maddern and the City Engineer was G. Murrowood. A City of Ballarat Council meeting of 25 September 2013 voted to demolish the Ballarat Civic Hall. The Council heard from nearly 50 members of the public during a marathon six-hour meeting. Councilors John Birt, Des Hudson, Amy Johnson, Josh Morris, Peter Innes, John Philips supported the motion to demolish Civic Hall. Councillors Samantha McIntosh, Vicki Coltman and Belinda Coates voted against the motion.Six page souvenir Program of citizens' entertainment on the occasion of the Opening of Ballarat Civic Hall on in August 1956. The building has been designed as an all purpose structure and I am hopeful the citizens will use it and enjoy it to its fullest extent. Your Council and its Architects have planned as broadly as possible for the benefit of all to-day and for years to come. We are proud of the work executed by a Ballaarat Master Builder whose work is a monument to the City's craftsmen. I feel I should also remind this assembly that the women of Ballaarat, back in 1951, provided funds which have been applied in the purchase of a Grand Piano and two Upright Pianos which are now installed in this building. The sincere hope of myself and your Councillors is that this Hall and its amenities will prove of immense value to the development of the cultural and artistic tastes of this community and that it will be freely used for these and many other purposes. From now on this magnificent building and its furnishings and equipment will be available to all. I strongly exhort you to use and protect it. It was located on part of a 30 Acre allotment that was originally part of Dendy’s Special Survey granted in 1841. The doors and window sashes, (made of red deal joinery timber), as well as the brass locks and fittings, are from the original cottage, and were imported from England. The fire-place bricks are from the original cottage, and are sun-dried, (not kiln fired), and are hand-made. Convict marks can be seen on two bricks. There is a small display of external cladding shingles from the original pioneer cottage. These shingles were hand-split, and most likely made from locally collected timber The nails included in this display were used to fasten the shingles on the original cottage, and are also hand-made. The cottage was occupied by William Box and family from 1865 until 1914 when it was sold to William Reitman who resided there until 1950. The enamel nameplate, “Colonial”, on the wall of the cottage, was the name chosen for the original pioneer cottage by Mr William Reitman, when he purchased the property in around 1915, for 1200 Pounds approximately. In 1974 Mr Lewis, a timber specialist, found the dilapidated building on property he had recently purchased in Jasper Rd and suggested it be reconstructed and relocated. Moorabbin Council agreed and the cottage was rebuilt just about 250 metres from its original site. The cost of the rebuild was met by 'Victoria's 150th Committee, plus a small grant from the City of Moorabbin, and Mr Laurie Lewis donated much of the timber for the reconstruction. The re-constructed cottage plan has followed faithfully the original dimensions, and plan of the original pioneer cottage, and as many original items from that cottage’s long occupation have been incorporated. August Rietmann 1877-1951 and his wife Frieda 1878-1942 leased the Box Cottage in 1917 and raised 2 children Stefanie 1918-2006, and William 1920– 1997. August was a Monumental Mason / Potter / Sculptor and he was employed at Corbens Ltd Clifton Hill, to make the War Memorials for many towns post WW1. August purchased the property 1935,and established a pressed concrete business using the cottage as a workshop and storeroom After August died in 1951, William, his son, continued to work in the business from the site until the land was sold to Lewis Co. Ltd Timber Merchants in 1970. Rietman's Landscaping Ltd , managed by William's family, moved to Bay Road Highett 1953 and later to Carrum. Stefanie Rennick nee Rietman lived at the house until she left to study teaching 1937. August's son, William Rietman and family managed Rietman's Landscaping Ltd after moving to Bay Road Highett 1953 and later to Carrum.
