Subdivision plans are historically important documents used as evidence of the growth of suburbs in Australia. They frequently provide information about when the land was sold on which a built structure was subsequently constructed as well as evidence relating to surveyors and real estate and financial agents. The numerous subdivision plans in the Kew Historical Society's collection represent working documents, ranging from the initial sketches made in planning a subdivision to printed plans on which auctioneers or agents listed the prices for which individual lots were sold. In a number of cases, the reverse of a subdivision plan in the collection includes a photograph of a house that was also for sale by the agent. These photographs provide significant heritage information relating house design and decoration, fencing and household gardens.An old inscription on this photograph identifies it as ‘an elegant timber villa in High Street. It occupied part of Lot 91, bought by Edward Glyn in the land sale of 16th October 1851, and run as a flower farm’. The subdivision called the ‘Flower Farm Estate’ in East Kew occurred in 1922. [The subdivision plan is on the reverse of this photo.] The Estate included 61 lots on either side of Boorool Road between High Street and Harp Road. In the MMBW Detail Plan 2017 of 1926, a number of these new villas had already been built. Matching houses with MMBW maps can always be a challenge, however if this house was near the corner of Boorool Road and High Street, it seems to fit the profile of a house called ‘Maxton’ (demolished).Photographer's name on photograph, lower right, and stamp on mount lower right: "A. The land photographed is widely known as Nethercotes. In 1920 Arthur Nethercote, import agent, bought the land which was situated in Boronia Road near Dandenong Creek. Originally a flower farm, the Nethercotes became poultry farmers. The property contained a five-roomed weatherboard house which they called Weston Favell. Dated before 1883 (from newspapers found in the ceiling) it is the more dilapidated house photographed. The other house called Greenways was built for a son. Gerald Letts bought the property and when he died the Board of Works purchased the land, intending to use it as part of the proposed Healesville Freeway, meanwhile the property was leased to the Box Hill Institute's equine department. Photocopied file of corresponence and documentation relating to a claim by L.J. Mills, Nurseryman, that adjoining property owner, J. Collins, Farmer, assists with replacement of a vermin proof wire netting dividing fence destroyed by 1939 bushfire. File includes 1939 and 1940 detailed property inspection reports by Vermin and Noxious Weeds Branch, Lands Department, Lilydale, describing land use in the area and signs of vermin activity. Application approved 18th April, 1940. Appeal lodged by Mr Collins disallowed in May, 1940. File closed June, 1940 with Departmental suggesion that Mr Mills consider further legal action through a Solicitor as fence had still not been wire-netted. TRANSCRIPTS: Vermin & Noxious Weeds Inspection Reports "19/9/1939 (To) Superintendent (Department of Lands and Survey, Melbourne) Re L.J. Mills application for Vermin Proof Fence. I called on Mr Mills yesterday 18th instant in connection with this matter. Mr Mills has a flower farm and claims that rabbits and hares are damaging his flowers. He showed me a bed of carnations which he stated were being damaged by rabbits. There was evidence of some leaves being nipped off, but I am unable to say whether this is due to rabbits or grubs. Very little if any real damage is being done. The property is netted on the east and south boundary and on half the north and west boundary. The surrounding country is undlating and fairly steep in places. The land to the east across Grandview Avenue (sic) is all planted out in old established orchards and well cultivated. Cleared grass land adjoins the south boundary and bush land adjoins the north and west boundaries. I walked over a large area surrounding Mr Mills land and never saw any rabbits or hares or any indications of rabbits. This locality is not rabbit infested and very little wire netting is being used. I do not consider that a vermin proof fence is necessary between these allotments. - Jas H Allison (Inspector, Vermin and Noxious Weeds Branch, Lands Department, Lilydale)." Follow up report following renewal of application for Certificate by Mr Mills, citing rabbits causing considerable damage to his flowers. He laid poison and obtained 9 carcases and stated that there is evidence of rabbit infestation from the adjoing land. "19/3/1940 (To) Mr Hannah (Superintendant, Department of Lands and Survey, Melbourne) Re L.J. Mills, Grandview Grove Ringwood, Lot 4 Grandview Estate Pt CG20 Ph of Warrandyte. I interviewed Mr Mills at his home on 15th inst. He showed me carcases of rabbits which he stated had been poisoned on his land. In places young plants had been nipped off apparently by rabbits. I made an inspection of adjoining properties and found one live burrow close to Mr Mills northern boundary. There were scratches and other evidence of rabbits on land north and west of Mr Mills property. In view of the present evidence of rabbits I consider that a vermin proof fence is now necessary to protect the flowers grown by Mr Mills. His land is netted on whole of east and south boundary and half way on west and north boundary. The adjoining land on west and north boundaries is owned by Mrs Linda Collins and John Collins resp of Brysons Road East Ringwood. - Jas H Allison (Inspector, Vermin and Noxious Weeds Branch, Lands Department, Lilydale)."

George's grandfather was James Rayment Snr (1817-1890). He was born in Essex, England. He arrived in Melbourne aboard the “Bengal” in 1840. He married Jane McKnight on 12 March 1861. She died in 1871. James lived in South Melbourne until he married Elizabeth Brown in 1873. He moved to “Spenceycroft” at 654 Canterbury Road in 1880 - the property had a dairy. He moved to 85 Croydon Road, Surrey Hills (the house still stands) in 1886 but still ran the dairy. He moved back to South Melbourne and died there in 1890. His son James Rayment Jnr (1862-1916) was born in Emerald Hill. He married Harriet Ratten in 1882 and lived at 85-87 Croydon Rd Surrey Hills until 1914. He also owned properties at 70,72,81 and 83 Croydon Road. Harriet died in 1897. He married Victoria Benbow in 1898. In 1912 his occupation was fishmonger. In 1914 he moved to “The Wattles” at 95 Middlesex Road, Surrey Hills. In 1919 his wife Victoria owned lots 45,47,49,51,53,55 Durham Road. Surrey Hills. He died 1916 and Victoria died in 1939. James, the third, lived in Middlesex Road, Surrey Hills where he and his wife had a flower and vegetable farm. His brother was George Leslie Rayment (1894-1976), known as Les, the subject of this photo. He was born in Boroondarra. He lived at 85 Croydon Road, Surrey Hills. In 1914 he enlisted and served in the HQ staff 3rd Light Horse Brigade and was promoted to Staff Sergeant. In 1916 he was discharged for family reasons, those being that his father had died and there was no-one at home to support the family in Middlesex Road. In 1918 he married Grace Lewis at the Highfield Methodist Church. In 1919 they moved into “Clovelly”, 94 Durham Road, Surrey Hills. In 1927 his wife Grace died and in 1933 he married Celia Lewis. In 1936, with the help of his brother James, they built their new house at 14 Benwerrin Road, Surrey Hills. Celia died in 1967 and Les in 1976. Les had 2 children Dr Dulcie Grace Rayment and Norma Lesley Rayment. (Information courtesy of Mel Constable; Mel's wife is a Rayment descendant). Les' brother, James Arthur Rayment, was born in Balwyn in 1889. His A.I.F. record states - he joined on the 14 July 1915 to the 5th Field Company Engineers. His father was living in Middlesex Road, Surrey Hills at the time of his enlistment. He returned to Australia and was discharged on 22/7/1919. His occupation was carpenter; his religion, Methodist. He was 26 years and 2 months at enlistment and left Australia on 23/11/1915. James Arthur Rayment married Lilian Sarah Smith in 1920 (Ref: Victoria 1920/6780). REF: Mrs Dorothy Legg - James Rayment and his wife Elizabeth lived and farmed in Russell Street in the 1860s. The land was a dairy property and may have included some of the land later owned by the Presbyterian Church. Their sons James and Alex walked to the Balwyn State School. This is Issue No. 5 of "The Curlip". The magazine is a compilation of research from a trip by the Orbost & District Historical Society to Bete Bolong. The Bete Bolong Prisoner of War Camp was located on the south side of the Buchan - Orbost Rd. From November 1943 to November 1945, Italian prisoners of war were based at Bete Bolong, cultivating maize, peas, beans and other vegetables on local farms. Unlike other 'farming' prisoners of war, those at Bete Bolong did not live with the farming families, but at a Prisoner of War Control Centre on Crown land overlooking the Snowy River Flats. About fifty Italian prisoners lived at the centre, along with an Australian Military Force staff of approximately seven people. The prisoners were driven to and from the farms each day. Three of them apparently simply swam across the river to work. They worked a six day week, with Sundays off. Although they were provided with rations, both prisoners and staff maintained vegetable and flower gardens. They were also skilled at cooking 'anything' they could catch, and at making illegal "grappa". Very few of the Italians were experienced farm workers. Some of them used their skills to make things for the families they worked for; a cabinet-maker made furniture , a cobbler made shoes, etc. They interacted with the local community and, although they were not supposed to go within one kilometre of town, some were found at local dances on Saturday nights. As recreation the prisoners were allowed to walk along the road to the west of the camp. Local people from both sides of the river could hear them sing as they walked. The prisoners also helped to construct an 'ant bed' tennis court on a property adjacent to the centre. Although now overgrown, the site of the tennis court can still be discerned as a flat area above the site of the centre. The Album was compiled by Nancy McHaffie late 1990's, with the assistance of Edith Jeffery's, with her book "Garden of Memories" and extensive knowledge of Phillip Island. The Cemetery lies back from the road and is surrounded by Manna Gums, rare Peppermint Gums, Blackwoods and other native trees. In all 25 acres of land were set aside as Crown Land in the land settlement of 1868. There are 6.2 acres of wetlands near the cemetery entrance.466-34: Captain J. B. Lock. John Barnard Lock was associated with the trading vessels to operate from Phillip Island when the settlers had most of their goods brought from Melbourne. He died in 1908 and is laid to rest in the family grave. The grave is surrounded by metal railing and flowers. 466-35: David Charles Justice. David came to the Island in 1898. He was a blacksmith, coachbuilder, farrier, agricultural engineer, wheelmaker, shipbuilder and farmer. He purchased a farm from the Harbison Estate in 1911 in the Ventnor township. He assisted Mr Will Kennon in building a punt used to recover equipment from the wreck of the "Speke". "Dinny" as he was called, married Isabella Miller (an early settlers' family). Until the closure 40 years ago, the Myrtlebank Guesthouse near Halls Gap in the Grampians was a thriving family - run business. In 1962, all that changed when the government of the day purchased the land on which the guesthouse stood and some neighbouring farms and houses. For almost 40 Years, the remains of the buildings have been submered under the man made reservoir known as Lake Bellfield. Due to drought, the eater levels have dropped steadily and, in the past month, the memories underneath Lake Bellfield have come to the surface. Local resident Don warren 70, has been to have a look. His grandmother Anne Flower Warren, was 56 when she opened the guesthouse in 1916. Widowed, the year before after a horse kicked her farmer husband, Mrs Flower needed to provide for their large family. "She had 13 children - seven daughters. I think she built it to look after the girls," Mr Warren says, "The whole think was built on a 500 acre farm." With the guesthouse sited in the centre of the farm, the land was divided between two of her sons- Mr Warren's uncle working one side and his father taking the other. For Mr Warren, the grounds of the two-storey guesthouse were an extension of a huge rural playground in what he remembers as an idyllic childhood. "I used to get taken over there and I'd sit there and watch her make all the toast for the guests. It was quite full all the time - maybe 40 or 50 people. It was a great big place - very grand. In the bedrooms I can remember the great big bowls full of water to wash your face in. There was a big dining room, too. My grandmother was a great cook." By the time of Mrs Warren's death in 1936, her eldest daughter also Anne, had officially taken over the running of the business. "It was in the family right until the last bit. The youngest daughter, Auntie Hilda, took it over right at the end. they got a notice to say that's it - it's over There was no way out of that one." Mrs Ida Stanton, 78, is the historian for the Halls Gap and Grampians Historical Society. Can she remember it when it all happened? "Of course" she says "It's only 40 years ago" Her memories of Myrtlebank are of a place popular with honeymooners, who would often return year after year, bringing their families with them. "There was a lovely ballroom where they used to invite the Gap people and the tourists in to have balls. During the war it was one means of making money to send stuff over to the soldiers." Seeing just the stumps of the guesthouse and what had been his family home, Mr Warren says the bitterness is still there. "The hardest part was poor old dad. He was 70 years old when he got turfed out. Dad had been a farmer all his life - 214 acres, he had, and he got 22,000 quid. Had to move into town" Also showing beneath the drying lake is the concrete slab of the new home Mr Warren planned after his marriage to wife Anne in 1955. Another lost dream. " I was the only child, I was going to take over the farm, but that all changed. The Tawonga branch of the C.W.A. commenced on the 7th Feb. 1946 and often combined activities with the other branches in the Kiewa Valley. The C.W.A. aimed to improve health, welfare and education for women and children in the country. The members achieved these aims by being involved in handcrafts of all kinds.Women living in Tawonga were mostly on farms and, in 1946, when the branch commenced would have been feeling more remote with WW11 having an effect on available workers and the well being of the women and children.The book has a cover with Autumn colours of flowers in a vase with the title in block letters of pale yellow. This promotional photograph by the Tobacco Growers Association was in response to a 1935 meeting of tobacco growers from Victoria, South Australia and Queensland which produced four major resolutions for the industry covering the remainder of the 1900s. These four resolutions were: (1) Adequate tariff protection (2) Control of pests and diseases (3) Orderly marketing (4) The formation of an advisory council of growers. History has produced the following results. (1) adequate tariff protection was never achieved,(2) control of disease through benzol vapour (CSIRO) breakthrough, was later identified as carcinogenic, (3) orderly marketing was achieved through (4) the establishment of the Tobacco Growers Association(1984). In October 2006, by way of Government buy back of tobacco leases from growers, resulted in the end of Tobacco farming in Australia (after 136 years of planting the first crop). It was also significant that the major tobacco companies such as Philip Morris and The British American Tobacco Australasia advised the industry that it would source its tobacco requirements overseas by 2009.The remnants of the Tobacco Industry can still be viewed throughout the Kiewa Valley and adjacent regions on the former tobacco farms which still have the tobacco drying sheds and now converted into hay sheds. The problems from the large quantities of carcinogenic infused soil of farmlands in the region, still remains a problem now and for future generations. This particular photograph shows the lack of understanding by farmers and the contracted labour, at that time, and is demonstrated by the lack of protection of hands when handling seedlings and attached soil. Hand and foot protection was rarely used, even when later warnings were issued of the carcinogenic toxicity of the soil. The majority of farm owners, up until Health authorities stepped in the latter stages of 1900s, were skeptical of city scientists' "carcinogenic" health warnings and it was only after the younger generation of farmers, who had graduated from Agricultural colleges, encompassed the scientific approach to farm management. The "she'll be right mate" attitude of the farming/rural community has since the 1970s been slowly dissipating. Stricter controls of herbicides and pesticides used in agriculture are now in force. The death of the tobacco industry(2006) resulted in the expansion of the dairy , sheep, beef cattle, venison and lama wool producers in the Kiewa Valley and surrounding regions.Coloured photograph pasted onto a thick wood chip backing. This album is believed to have belonged to Jessie Bonnett ( 1897-1990) the daughter of Frederick and Charity (nee Phillips) Bonnett. Jessie spent her life on the family farm at Mepunga. She was a keen collector of newspaper cuttings recipes, postcards and collectable cards of the day. She won prizes at the local agricultural show for her flower collections. Most young girls early to mid 20th century had autograph albums Today the entries in these are a source of great social history. This album contains many local names of the time (Flett, Wiggs, Jenkinson Philips, Hortle etc.) and there are several interesting sketches and works of art. This album is of considerable significance as it was owned by Jessie Bonnett a member of a pioneer family in the Mepunga district. It is an important contribution to social history (1910 -12).This is an autograph album with a dark red leather cover. Carnival glass is moulded or pressed glass, always with a pattern and always with a shiny, metallic, 'iridescent' surface shimmer. Carnival glass gets its iridescent sheen from the application of metallic salts while the glass is still hot from the pressing. A final firing of the glass brings out the iridescent properties of the salts, giving carnival glass the distinct shine it is known for. (ref. Wikipedia) This bowl belonged to Mrs Edith May Hanrahan (nee Whitford), a WW1 war bride, who came to Orbost around 1920 on the Orcades. Young Farmers is a network of clubs for young people aged 16 to 30. Young Farmers helps people meet new friends, improve skills, participate in their community and have fun. Activities range from weekends away to casual BBQs, field days, balls, farm tours and team events. (ref. Victorian Young Farmers Inc.) Traditionally a debutante ball was held for debutantes to formally come out into society. The Peterson family were early settlers in Moorabbin Shire and established a market garden in East Boundary Road East Bentleigh. Vic Peterson and family loaded the crop - cabbages - onto the horse drawn wagon and set off to the Melbourne market using the Plateways that ran along Centre Road and Nepean Highway. The Peterson family were early settlers in Moorabbin Shire and established a market garden in East Boundary Road East Bentleigh. Horse drawn wagons traveled along Plateways to take their crops to the Melbourne Markets . With the advent of the motorcar the market gardeners gradually purchased trucks to transport their crops. Roads were being surfaced but ruts and flooding caused upsets and bogging of these trucks.
