Elizabeth Avis- Box 1835-1913 was born in Sussex, married William Box in 1854 and arrived in Melbourne in 1855. William’s parents George and Mary Box and his siblings sailed with them. William & Mary at first leased land in the area of the ‘Dendy Special Survey Brighton 1841’ and then purchased the property with the pioneer cottage 1868 & 1869. William & Elizabeth established a market garden and raised 13 children. 1888 they built a larger 2nd house in front of the original cottage. William died in 1902 and Mary sold 9 acres in 1908 to W. .Snowden Anderson – it later became Joyce Park where the reconstructed Box Cottage Museum now stands. After Elizabeth died her daughters Ada and Violet lived on the 1 acre property until 1917 when August Reitman, a potter and monumental mason, leased the house and land. He established his pottery business and purchased the property in 1935. The business moved in 1953 but continued to use the cottage as a workshop/ storeroom until it was sold to Lewis Timber P/L in 1970. The Special Survey also included the right to "the shipment of a worker for every £20 spent on land, whose free passage was paid by the Crown, equalling a total of 100 workers ". Accordingly Dendy sold his English holdings and paid the required £5120 and arrived in Melbourne in February 1841. However by this time land in the new colony was selling for £5 - £40 per acre. Because Henry Dendy possessed the order from the Colonial Office in London he was able to successfully oppose Super-intendant LaTrobe's attempts to alter the price of the land. Dendy appointed Jonathan Were, (an entrepreneur, who had arrived in 1839), as his Manager and who later became a partner. Together, Dendy and Were decided on an area 5 miles south from Melbourne, bounded by North Road, East Boundary Road, South Road and to the west by Port Phillip Bay. Were and Dendy pitched their tents in the area now known as ' Park St, Brighton' and sank a well near the corner of 'St Andrew's St and Wells St'. By 1845 J.B Were and Company had bought almost half of Dendy's land and Were built himself "Moorabbin House" in Were St Brighton made from stone, quarried from local cliffs. It was still standing in 1924. The Reitman family purchased the property in 1935 and resided there until 1953 . The property was sold to Lewis Timber Co . c1970. William Reitman, the son of August, donated the sign to the CMHS c1984 during the reconstruction of the pioneer cottage in Joyce Park ,Ormond.An unknown pioneer built the Cottage c1840 then William Box purchased it 1868 and his family resided there until it was leased to August Reitman in 1917. August placed this nameplate on the Cottage c1917. In the 1852 Josiah Holloway, a developer, purchased 625 acres from the squatters Richard and John King and sectioned '2 acre allotments' south of Henry Dendy's Brighton Survey along the Arthur's Seat Road ( later Nepean Highway) for sale @ £10 It became known as The Two Acre Village as settlers took up the allotments and established market gardens, general stores, butchers, blacksmiths, post office and 2 hotels. Charles Whorral opened The Cheltenham Inn and it became so popular as a meeting place that the area was called Cheltenham. The early settlers, who were predominantly English and Scottish immigrants initially leased their allotments and, because the sandy soil was so fertile, they were soon able to purchase the land and increase their acreage. Beaumaris includes two early estates in the parish of Moorabbin developed by Josiah Holloway from 1852. Named Beaumaris Town and Beaumaris Estate (after the pastoral run in the area and ultimately after Beaumaris in Wales), the lots comprising them were marketed by Mr Holloway's suggesting that the railway was imminent and a canal would be built. The township developed slowly, a Post Office opened on 1 March 1868, but was replaced next month by Gipsy Village office (now Sandringham) In 1862 Beaumaris was one of the early settler communities within the boundaries of the Moorabbin District Roads Board , the region’s first local government authority. This list shows the names of the Pioneer settlers with the amount of Acres, the date purchased from The Crown and the Lot or Portion Number in the Land of the Henry Dendy Special Survey of Brighton 1841, in the County of Bourke , Victoria. The Squatters ,who arrived in the area first, used the land for grazing sheep and cattle. The Squatters had the right to graze unoccupied Crown land for ₤10 per year rental and a per capita payment for animals grazed. They could develop , improve and clear the land for the purpose of the tenancy but ownership was not permitted. When the land became useful The Crown put it on the market and the developers took over whilst the Squatters lost the improved land, dwellings and out buildings, there being no compensation paid. Squatters named John and Thomas Martin 1840-41; Richard and John King 1840- 1854 ; M.N.M.Moysey and M.J.Bickford 1841-1852 ; James McMahon 1846-1853 ; Daniel MacKinnon 1839- 1840. Weston Bate, 'A history of Brighton' 1962 informs us that in 1840 Henry Dendy, who was a farmer in Sussex England, paid 5,120 pounds sterling @ 1pound per acre for a 'Special Survey of Land in Port Phillip , Australia. Henry arrived in Australia in 1841 on the frigate 'York' with his wife, son, and three servants. He also took advantage of the Government Assistance of Free Immigrants for Survey Purchasers, to help on his estate and persuaded some Sussex men with their families to follow him. However when Dendy arrived in Port Phillip he found that LaTrobe and Gipps were trying to raise the price of land close to Town to 15pounds per acre. Dendy asked merchant J.B.Were to manage his affairs and they went ahead with plans to subdivide the surveyed land called 'The Brighton Estate' This area of land extended easterly from the Port Phillip Bay to East Boundary Road and from North Road to South Road in the Parish of Bourke Victoria. The Privy Council, England , decide that Henry Dendy could purchase the land at 1pound per acre. 'The Grange ' was a 2 storey home built 1857 by Mr Charles Tuck, originally named 'Baydon Hill' , at 1011 Nepean Highway, Moorabbin ( South Brighton). Mr Charles Tuck was Veterinary Surgeon from Baydon Hill, Wiltshire, England, who migrated to Australia c1850. He married his cousin Miss Jan Chaudler in Melbourne in1853. He was at the Ballarat gold-fields at the time of the riots and then they settled in South Brighton ( later Moorabbin) and built a large Georgian Styled home called 'Baydon Hill'. The Tucks had a large family - 9 children. Charles enjoyed a prosperous Veterinary Practice as his advice was needed for stock purchases by the farmers / settlers. Charles died in 1893 and Jane left the property c 1903 and died at Blackburn in 1928. The House had 5 owners, the last being the Healey family c1920 and at some stage the name was changed to 'The Grange' and the gates shown were installed. The Healey Family were also prosperous in developing vegetables and flower seeds and seedlings. 'The Grange' was sold to Moorabbin City Council 1972 and then used by the City of Moorabbin Historical Society for meetings and storage of historical material. It was demolished amidst considerable controversy 1983 and the District Police Offices were built on the site. It was built by Mr Charles Tuck 1857and in1900 extended from Point Nepean Road to South Road - 10acres. Keith Healey, a son, remodelled the house extensively mid 20thC .The Moorabbin City Council purchased it in 1972 for $255,000 and it was demolished amid controversy 1983. Alfred R Varcoe was a dairyman with stables, cart shed and his house in Eliza Street, Black Rock, Victoria. Dairy farming was established early in the settlement of the Brighton / Moorabbin area following the Dendy's Special Survey 1841 and subsequent land sales c1850. Henry Dendy (1800-1881) was an early settler of Eltham where he operated a flour mill. He donated land for the construction of St Margaret's Anglican Church. EDHS Newsletter No. 168 May 2006 Dendy is best known as the founder of Brighton, but it is not so well known that years later he lived at Eltham for far longer than he lived at Brighton. In 1840 while still in England he bought eight square miles of unspecified land in the Port Phillip District. This entitled him to bring a number of other persons to the colony and in 1841 he arrived at Williamstown in the "York" with his family and 139 others. He took up his land entitlement at what is now Brighton and most of the emigrants settled there. He encountered financial problems and lost his interest in the estate in 1844. He left Brighton in 1847. He successively but not always successfully became a brewer at Geelong, a sheep farmer at Christmas Hills and Upper Moira, a flour miller at Eltham; a sheep farmer again at Werribee and finally a copper miner at Walhalla. Dendy came to Eltham in 1856 after having spent a year in England. The total of the two parcels of land that he bought was about 5 acres (2 hectares) and it included the steam flour mill. . He became prominent in local affairs, serving for a time on the Eltham District Road Board, including one year as President. Dendy' s wife Sarah died at Eltham in 1860 and also in that year he was appointed chairman of a committee to establish a Church of England in Eltham. He donated one of his Pitt Street lots for this purpose and St Margaret's was opened in 1861. In 1867 Dendy sold his mill to W. F. Ford and moved to Werribee and then Walhalla where he remained until his death. He is buried in the Walhalla cemetery. No sign of Dendy's house or mill remain on the Community Centre site but some of the old trees running along the former boundary through the centre of the site could well have been planted in Dendy' s time. Much of this information was obtained from the book ''Henry Dendy and his Emigrants" by L.A. Schumer (Sallas Books 1975). Ernest Brighton Phillips (1875-1924) was born in Warrnambool and was apprenticed as a cabinet maker at the Warrnambool Box Works. By the 1890s he had established a furniture shop at the corner of Liebig and Koroit Streets and by the beginning of the 20th century he had the largest furniture warehouse and factory in Victoria outside of Melbourne. His products were sold all over Australia. He and his family lived at ‘Heatherlie’ in Koroit Street and today this site is occupied by the flats complex for senior citizens called ‘Heatherlie’. This stamp is of interest because it belonged to Ernest Phillips, a prominent Warrnambool businessman (late 1800s to the early 1900s.) It is also of interest as an example of an early name stamp. This is a small piece of metal with a rounded flange top and a wider flattened end. The end is serrated and cut to hold the letters, ‘E. Phillips’. This is a chisel with a wooden handle and a metal blade flattened at the end and attached to the handle by a brass ring. These hand saws belonged to Ernest Brighton Phillips (1875-1924). Born in Warrnambool, Ernest Phillips took up an apprenticeship in cabinet making at the Box Works in Warrnambool. By the late 1890s he had a furniture store and factory at the corner of Liebig and Koroit Streets. By the early 20th century Phillips had the largest furniture warehouse and factory in Victoria outside Melbourne. His products were sold all over Australia. Phillips and his family lived at ‘Heatherlie’ in Koroit Street. Today the site of the Phillips’ home contains flats for senior citizens in a complex known as ‘Heatherlie’. These tools are of interest as they belonged to Ernest Phillips, a prominent businessman in Warrnambool at the end of the 19th and the beginning of the 20th centuries. They are also examples of the type of tools used 100 years ago. These are two hand saws which belonged to Ernest Phillips of Warrnambool. They have a rounded wooden handle inserted via a metal plug into the end of a piece of wood which is slightly curved. Attached to the metal plug is a thin steel blade with a serrated edge. Spoke shaves were used by woodmakers to shape curved surfaces (originally wheel spokes). These two spoke shaves belonged to Ernest Phillips of Warrnambool who would have used them to shape the surfaces of chair and table legs etc. Ernest Brighton Phillips (1875-1924) was the son of Henry Phillips (a hay and corn dealer in Warrnambool) and his wife, Emma. He learned cabinet making at the Box Works in Warrnambool and in the late 19th century established a furniture-making and selling business at the corner of Liebig and Koroit Streets. By the early 20th century he had the largest furniture warehouse and factory in Victoria outside Melbourne and sold his products all over Australia. He and his family lived at ‘Heatherlie’ in Koroit Street and after his death this Phillips house was acquired by the Methodist Church and the Heatherlie Homes for retired people were built on this site.These tools are of considerable significance as they were used by Ernest Phillips, a prominent businessman in Warrnambool during the late 19th and early 20th centuries. These are two spoke shaves - small planes, slightly curved, with wooden handles and a metal blade in the middle. The blade is attached to the handles via metal ends which go through holes in the wood. The blade area is strengthened with metal plates attached by metal screws. They are rectangular pieces of smooth wood, some with an extra piece of wood at the lower edge and they all have a metal blade inserted through the wood at an angle. The blade protrudes at the base of the wood and when moved by hand along a surface it shapes the piece of wood being worked on by flattening and smoothing the rough surface and reducing the thickness.
