A small, hard-wood table with decorative spindles, three drawers, and turned legs is from the original pioneer cottage built on land that was part of the Dendy's Special Survey 1841 . Now 302 Jasper Road Ormond. The table is in fair condition, but not complete. It is thought that the original drawer handles most likely deteriorated or were broken over the years. An unknown person replaced the original handles with modern glass knobs, in the late 1970’s. This table was in the original pioneer cottage which is now Reconstructed Box Cottage Museum. An unknown pioneer built the Cottage circa 1850 and it was purchased by William Box in 1865. William and Elizabeth Box lived in the Cottage until 1914 when it was sold to August Reitman who resided there until 1950. This is a Certificate of Title for an acre of land in 'Tucker's Road' purchased by Jabez Gurr in 1881, in the area that was part of the Crown Block known as Henry Dendy's Special Survey 1841, in the Parish of Moorabbin, County of Bourke, Victoria. Following the 'Transfer of Land Statute' allotments in the area of Henry Dendy's Special Survey of 1841 were sold to early settlers. This Certificate of Title shows the passage of history in Moorabbin Shire . Jabez Gurr, a wheelwright, of East Brighton, now Bentleigh East, purchased an acre of land in 'Tucker's Road' , near Centre Road, in 1881. In 1889 he sold to a produce merchant, Robert Smith, and in April 1916 this block was purchased by William Henry George Box, a market gardener and relative of William and Elizabeth Box, who owned the land until 1926. The land was then purchased by Charles John Greenlaw Coates and remained with this family until 1971. In 1852 Stephen Charman purchased 160 acres bounded by Charman Rd and Balcombe Road in an area called Spring Grove , later Cheltenham. A spring ran through the land providing a good source of water. Stephen aged 21 years had arrived in Melbourne 1842 as one of Henry Dendy’s emigrants . His Ship passage was paid by the Colonial Land and Emigration Commission and in return he was required to work on the land of the Henry Dendy Special Survey Brighton 1841. However Henry Dendy could not provide enough work for all the emigrants that arrived and Stephen had to obtain other work. Then sadly his young wife Harriett and their infant died. 1850 Stephen married widow Mary Gettens, a Publican in Little Collins Street, with 5 children. Stephen & Mary built a wattle and daub hut and established a market garden producing marigolds for Martin & Pleasance Pharmacists, Melbourne. They had 7 more children and built a weatherboard cottage that was used for early Methodist Church services. Stephen donated 1 acre to the Methodist Church in 1855 for Chapel , School and Cemetery. This is the weatherboard cottage in the photocopy showing the building extension, The road between Cheltenham and Mentone bears their name. Mary died in 1870 and Stephen remarried 1878 and died in Gippsland 1906. The original small, pioneer cottage was built in the late 1840s to early1850s, by an unknown pioneer. It was located on part of a 30 Acre allotment that was originally part of Henry Dendy’s 'Special Survey Brighton' granted in 1841 (5120acres). There is a small display of external cladding shingles from the original pioneer cottage. Wooden shingles were usually thin (3⁄8 to 3⁄4 in or 10 to 19 mm), relatively narrow (3 to 8 in or 76 to 203 mm), of varying length (14 to 36 in or 360 to 910 mm), and almost always planed smooth. The traditional method for making wooden shingles was to rive - hand split - them from straight-grained knot-free sections of logs pre-cut to the desired length known as bolts. These bolts were quartered or split into wedges. A mallet and axe were used to split out thin pieces of wood. The wood species varied according to available local woods, but only the more durable inner section of the log was usually used. The softer sapwood generally was not used because it deteriorated quickly. Because hand-split shingles were somewhat irregular along the split surface, it was necessary to dress or plane the shingles to make them fit evenly on the roof. This reworking was necessary to provide a tight-fitting roof over typically open shingle lath or sheathing boards. The doors and window sashes, (made of red deal joinery timber), as well as the brass locks and fittings, are from the original cottage, and were imported from England.The fire-place bricks are from the original cottage, and are sun-dried, (not kiln fired), and are hand-made. Convict marks can be seen on two bricks.There is a small display of external cladding shingles from the original pioneer cottage. These shingles were hand-split, and most likely made from locally collected timber The nails included in this display were used to fasten the shingles on the original cottage, and are also hand-made. The enamel nameplate, “Colonial”, on the wall of the cottage, was the name chosen for the original pioneer cottage when a later owner, Mr August Rietman and wife Frieda leased the property in around 1917. August purchased the property 1935 for 1200 Pounds approximately and resided there until 1953. In 1974 Mr Lewis, a timber specialist, found the dilapidated building on property he had recently purchased in Jasper Rd and suggested it be reconstructed and relocated. Moorabbin Council agreed and the Cottage was rebuilt just about 250 metres from its original site. The cost of the rebuild was met by 'Victoria's 150th Committee', plus a small grant from the City of Moorabbin, and Mr Laurie Lewis donated much of the timber for the reconstruction. In the 1852 Josiah Holloway, a developer, purchased 625 acres from the squatters Richard and John King and sectioned '2 acre allotments' south of Henry Dendy's Brighton Survey along the Arthur's Seat Road ( later Nepean Highway) for sale @ £10 It became known as The Two Acre Village as settlers took up the allotments and established market gardens, general stores, butchers, blacksmiths, post office and 2 hotels. Charles Whorral opened The Cheltenham Inn and it became so popular as a meeting place that the area was called Cheltenham. The early settlers, who were predominantly English and Scottish immigrants initially leased their allotments and, because the sandy soil was so fertile, they were soon able to purchase the land and increase their acreage. Weston Bate, 'A history of Brighton' 1962 informs us that in 1840 Henry Dendy, who was a farmer in Sussex England, paid 5,120 pounds sterling @ 1pound per acre for a 'Special Survey of Land in Port Phillip , Australia. Henry arrived in Australia in 1841 on the frigate 'York' with his wife, son, and three servants. He also took advantage of the Government Assistance of Free Immigrants for Survey Purchasers, to help on his estate and persuaded some Sussex men with their families to follow him. However when Dendy arrived in Port Phillip he found that LaTrobe and Gipps were trying to raise the price of land close to Town to 15pounds per acre. Dendy asked merchant J.B.Were to manage his affairs and they went ahead with plans to subdivide the surveyed land called 'The Brighton Estate' This area of land extended easterly from the Port Phillip Bay to East Boundary Road and from North Road to South Road in the Parish of Bourke Victoria. The Privy Council, England , decide that Henry Dendy could purchase the land at 1pound per acre. The Common School No. 213 East Brighton 1864 - 1878 replaced the original St Stephen's Church of England School in Tucker Road. 1878-1908 the School was known as Education Department State School No. 2083 Brighton East. 1908 - 1936 the School changed it's name to Bentleigh and then from 1936 - 1993 was known as East Bentleigh. 1993 the school was closed due to low enrollments and the building was demolished and land sold . A Map drawn in 1852 that shows the 5,120 acres that formed Dendy's Special Survey of 1841. In 1840 Henry Dendy, a farmer in Surrey, England acquired a "Special Survey" from the Commissioners for Land and Emigration which gave Dendy the right to choose land in Port Phillip for the "bargain basement" price of only £1 per acre for 5120 acres, (an area of 8 square miles). The Special Survey also included the right to "the shipment of a worker for every £20 spent on land, whose free passage was paid by the Crown, equalling a total of 100 workers ". Accordingly Dendy sold his English holdings and paid the required £5120 and arrived in Melbourne in February 1841. However by this time land in the new colony was selling for £5 - £40 per acre. Because Henry Dendy possessed the order from the Colonial Office in London he was able to successfully oppose Governor LaTrobe's attempts to alter the price of the land. Dendy appointed Jonathan Were, (an entrepreneur, who had arrived in 1839), as his Manager and who later became a partner. Together, Dendy and Were decided on an area 5 miles south from Melbourne, bounded by North Road, East Boundary Road, South Road and to the west by Port Phillip Bay. Were and Dendy pitched their tents in the area now known as ' Park St, Brighton' and sank a well near the corner of 'St Andrew's St and Wells St'. By 1845 J.B Were and Company had bought almost half of Dendy's land and Were built himself "Moorabbin House" in Were St Brighton made from stone, quarried from local cliffs. It was still standing in 1924. Legend records Moorabbin is named after the Aboriginal word for ' Mother's Milk ' The soil is very fertile and well supplied with water especially in the area called 'East Brighton' - now known as Bentleigh and East Bentleigh - By 1850 the area had developed with numerous market gardens, dairy farms, fruit gardens and vineyards supplying food for the growing population of Melbourne.This Map shows the birth of the Brighton and Moorabbin area. On 18th January1859 Brighton was proclaimed a Municipality and a Borough by October 1863. Meanwhile, following a Petition, the area of East and South Brighton, incorporating Mordialloc, Cheltenham, Mentone, Sandringham and Oakleigh separated from Brighton to form the Moorabbin District Roads Board becoming the first Local Government Authority. Col. William Mair was elected as the first Chairman of the Moorabbin Roads Board. Moorabbin Shire 1871 developed further and was declared a City in1934. In 1855 William and Elizabeth Box migrated from Sussex England to Melbourne and in 1868, 1869 purchased 2 x 10acre Lots in part of Henry Dendy's Special Survey Brighton 1841. A Cottage was already on the land and they established a flower garden and raised 13 children. In 1888 William sold one Lot and built a new Front House . William died 1902 and Elizabeth sold the land except 1 acre and retained both the Cottage and the Front House. After her death in 1914, her daughters Violet and Ada leased the Cottage and Front House to tenants until August Rietmann purchased the property in 1935. August Rietmann (1877-1951) of Lustdorf ,Switzerland, married Maria Frieda Oesschlager (2/2/1878- 22/7/1942) of Baden Baden, Germany on 6/8/1910. In August 8th 1915 August and his wife Frieda migrated to Melbourne, Victoria, Australia sailing on the Steam Ship ‘Osterley’ from Marseilles to Melbourne They leased Box Cottage, Ormond in 1917 and raised two children, Stefanie (1918 -2006) and William (1920- 1997). 1935 August purchased the property and the family used the Cottage during the day and slept in the Front House. August was a monumental mason, potter and sculptor, and was employed at Corbens Ltd Clifton Hill, to carve war memorials in Victoria post WW1 c 1915-1922. During the 1920's August set up his own business in pressed cement making pot plants, columns,paving slabs and lampstands. He continued to carve headstones and figures and took contract work for Artists eg Paul Mountford. He built a workshop in the Barn and used the Cottage for plaster moulding. His son William joined the business and and the family continued to use the site after August died in 1951. Rietmann Landscaping Ltd moved to Bay Road Highett in 1953 and later to Carrum. The land, containing the Box Cottage, was sold to Lewis Timber Pty Ltd in 1970 and Mr Lewis proposed that Moorabbin City Council should preserve the heritage Cottage. In 1984 the Cottage was dismantled and reconstructed in the adjacent Joyce Park. The Rietman family is an example of the diverse nationalities that lived and worked productively in Moorabbin Shire 1871–1933 , the City of Moorabbin 1934-1994 and continues today in the Cities of Glen Eira, Kingston, Bayside, and Monash. August, a sculptor and stone mason, was employed by Corben Pty Ltd Clifton Hill to carve WW1 Memorials before establishing his own successful masonry business in the Box Cottage during the latter 1920s. After becoming interested in pressed cement casting, he took on apprentices (1930s Depression) and among his products were garden furniture, pots and also street lamp standards, some of which were installed in St Kilda Road. This is a B/W photograph of a Water colour by Elsie Barlow c 1900. The original water-colour is in the collection of the Beaumaris and District Historical Trust in the State Library of Victoria. 'Spring Grove' was the home of the Charman family in the Parish of Moorabbin. Stephen Charman, aged 21years, arrived in Melbourne in 1842 as one of Henry Dendy's Emigrants. 1852 he purchased 160 acres for £328 bounded by Charman Rd and Balcome Rd. 'The Spring' was an important water source for the local Aboriginal people and then for the early settlers. Charman's first wife Harriet and their infant child died and in 1850 he married a widow with 5 children, Mary Gettens. Their first home was made of wattle and daub and they had 7 more children. Later a weatherboard cottage was built c 1855 Together they developed a market garden and specialized in marigolds which were sold for medicinal purposes to the Melbourne Chemists - Martin & Pleasance . The first Methodist Church Services were held at Spring Grove and the Charmans donated land in 1857 for the first Chapel, Cemetery and Primary School . Mary died 1870 and Stephen married again and moved to Gippsland where he died aged 85 in 1906Stephen and Mary Charman were pioneer market gardeners in Moorabbin Shire 1842 and were involved in the development of Church, school and community in the area now called Cheltenham. Charman Road Cheltenham was a boundary of their land.
