These documents relate to the sale of land in Merri Street Warrnambool in 1959 by Swintons Pty Ltd of Warrnambool. The buyer of the land was George O’Grady, a Warrnambool baker. The land sold for £4000 and there was a shed on the land (called the ‘Office’) which George O’Grady indicated he wished to be included in the sale. William and Ann Swinton migrated to Australia in 1854 and for a decade William Swinton worked as a builder and carpenter in the Warrnambool area, erecting many buildings, including the Wangoom Presbyterian Church. In 1865 he opened a store in Timor Street Warrnambool, selling groceries, hardware, china and glassware. By 1888 the business was known as William Swinton and Sons. Branch stores were opened in Wangoom, Cudgee, Nullawarre, South Warrnambool and West Warrnambool. After William Swinton died his son Robert became the first managing director of Swintons Pty Ltd. In 1934 the business split with George Swinton and Sons selling clothing, furnishings and glassware and Swintons Pty Ltd selling seeds, produce and hardware. Today the Swinton family still operates a furniture and bedding shop in Timor St Warrnambool.These items are of some interest as being connected to the Warrnambool business of Swintons Pty Ltd. They will be of interest to researchers. The current Swinton business in Timor Street is the oldest family business in Warrnambool and, with the name Swinton associated with businesses in Timor Street Warrnambool for 152 years it is amongst the oldest family businesses in Australia.The items here relate to the sale of land by Swintons Pty Ltd., Warrnambool. .1 These are three pages of white paper with typed material, a lawyer’s signature in blue ink, one green stamp and a sketch of the land location. .2 This is a sheet of thick paper containing a plan of the land sold. Thes two documents deal with the purchase and sale of land near Warrnambool by Thomas Simpson. The first document, called a Grant by Purchase, is dated 1852 and shows that Thomas Simpson purchased from the Crown, Allotment 146 (22 acres two roods) adjoining the property of Wollaston on the Merri River and the Mortlake Road, north of Warrnambool. The cost was 90 pounds. The second document is dated 1853 and shows that Thomas Simpson sold this Merri River allotment of 22 acres to Eliza Bromfield, in conjunction with her husband, John Davenport Bromfield, for the sum of 110 pounds. The property of Wollaston was owned by the Manifold family and in the 1850s was leased to William Simpson, the brother of Thomas who had an adjoining property called Wooramoota. John Davenport Bromfield was a Colac farmer who played a prominent part in the early history of that town. His brother James Astley Bromfield, an early chemist in Warrnambool is important in Warrnambool's history.These two items are of considerable significance because they are amongst the earliest legal documents we have connected to Warrnambool's history and because they concern three early pioneers of the district. They also have a connection to Wollaston, an important early property in the Warrnambool district..1 A piece of light parchment paper, stained with age and folded in three places. Crown Portion 3 of Eltham, Parish of Nillumbik, County of Evelyn, Lots 26, 26A and 26B were part of the Greensborough Railway Station Estate. The land detailed is bounded by present-day Rattray Road, Reichelt Avenue, Wooded Way and Ryrie Court, Montmorency. Originally purchased in September 1913 by George William Miller, signwriter of Greensborough and Harry Frederick Miller, the land was sold to Mrs Margaret Barr Honeyman, 24 June 1918 on mortgage for £400, deposit paid £150. In February 1920, Mr Honeyman called for the title and paid off the loan early, settlement occuring 11 October 1920. Contents: 1. This list shows the names of the Pioneer settlers with the amount of Acres, the date purchased from The Crown and the Lot or Portion Number in the Land of the Henry Dendy Special Survey of Brighton 1841, in the County of Bourke , Victoria. The Squatters ,who arrived in the area first, used the land for grazing sheep and cattle. The Squatters had the right to graze unoccupied Crown land for ₤10 per year rental and a per capita payment for animals grazed. They could develop , improve and clear the land for the purpose of the tenancy but ownership was not permitted. When the land became useful The Crown put it on the market and the developers took over whilst the Squatters lost the improved land, dwellings and out buildings, there being no compensation paid. Squatters named John and Thomas Martin 1840-41; Richard and John King 1840- 1854 ; M.N.M.Moysey and M.J.Bickford 1841-1852 ; James McMahon 1846-1853 ; Daniel MacKinnon 1839- 1840. The 5120 Acres of the Henry Dendy Special Survey 1841were divided into approx. 83 Portions / Lots with varying acreage . Josiah Holloway, a speculator purchased 625 acres of the King Brothers run and re-sectioned the land into 2 acre Lots for Sale as market gardens. Auctions of Crown land were introduced in the Colony of Victoria from 1851 to encourage settlers to occupy and work the land. Many squatters purchased land at auction at the upset (minimum) price of £1 per acre. In some areas where demand was high, such as the goldfields, the price realised at auction was much more. Land was put up for sale in the study area on the Burrumbeep run in May 1855, on the Lexington run in 1857, and on the Gorrinn run in 1858. Chinese market-gardener’s watering-cans on a wooden yoke. This item was authenticated by the Bendigo Historical Society, and is said to be quite rare. It consists of two large galvanized watering-cans each with a pouring spout, suspended by chains from a well-used wooden yoke. The cans would each have been filled with water, then carried a distance into the market garden and used to water crops. The cans and yoke alone are very heavy, one can only imagine how heavy they were when filled with water.As profits from the gold-fields petered out the Chinese immigrants, (nearly all single men), were forced to seek other occupations. Many moved into furniture building in the East Melbourne area, whilst others went into market gardening . A significant number of Chinese men, realising the potential of the sandy, fertile soil, with a good supply of water, in the Shire of Moorabbin, leased tracts of land in that area to establish a market garden and grow produce for the increasing population of MelbourneAfter the Dendy Special Survey in1841in Brighton, Victoria, the first sale of Crown Land, taking in the whole Shire of Moorabbin, occurred in 1852. These allotments of land were eagerly bought up - some by speculators - although many were either worked by the owner, or leased out as market gardens and "fruit gardens", (orchards). Late 1800s-early 1900s A horse-drawn furrow plough is an example of the type of farm implement widely used by pioneer market gardeners in the Moorabbin Shire following 'Dendy's Special Survey' of 1841 and the Crown Land Sale in 1852. Land allotments were bought by pioneer settlers who established or rented allotments for market gardens in the area. They supplied produce to the markets in St Kilda and Melbourne. During the gold-rush of the 1850s the rapidly increasing population of Melbourne saw a huge demand and a rise in prices for all foodstuffs, including the vegetables and fruit grown in the Shire of Moorabbin. This heralded a time of prosperity for market gardeners, and an equally rapid expansion of the numbers of vegetable and produce growers in the area. The 'knock-on effect" resulted in an increased interest and development of the community in the Shire of Moorabbin.Following 'Dendy's Special Survey' of 1841 and the Crown Land Sale in 1852, land allotments were bought by pioneer settlers who established or rented allotments for market gardens in the area and they supplied produce to the markets in St Kilda and Melbourne. Circa late 1800's to early 1900s. A horse-drawn furrow plough was the most common type of agricultural implement used by the pioneers of the 1800s and continued on into the 1940s when motorised tractors came into use. This plough is an example of a two furrow, mullboard plough which would most likely have been pulled by two horses. The long handle was used to lower the silver plates, (mullboards), to the chosen depth of soil. Painted yellow. Although this Box Cottage museum plough is unbranded, the most widely used plough in the Shire of Moorabbin was made by Oliver. Circa late 1800s early 1900s a horse-drawn plough, potato digger, is one example of the implements that were widely used by early market gardeners in the Shire of Moorabbin. The flat plate, seen to the right of the photo, dug down into the ground below the potatoes and "scooped" them up. Behind the plate, two driving chains on cogs, (these chains are missing from our exhibit), then "rocked' the dug potatoes to loosen the soil from the "spuds". The potatoes were then harvested by hand. Very large tracts of land in the Shire of Moorabbin were planted with potatoes. Harvesting commenced in October, into November and on into December. Potatoes were a necessary food staple. The market gardeners were always in a rush to be first to get their potatoes to market, and hence the best price. Some market gardeners were so keen to be the first to market, (and get the most money), that they dug their potatoes "green" (or new). The only downside of this practice was that these early potatoes had to be handled with extreme care as their skins were very loose, and came off easily - so decreasing their profits.As well as taking their produce to the Melbourne and St Kilda markets, they also sent produce off to Sydney markets. It is interesting to note that a group of Chinese market gardeners were the first to access the Sydney market. .Following the 'Dendy's Special Survey' 1841 and the Crown Land Sale of 1852, land allotments were sold to pioneer settlers who established market gardens in the area of Moorabbin Shire. During the 1850s gold-rush population boom the number of market gardeners increased significantly spreading throughout the Moorabbin Shire. Circa late 1800's to early 1900s. A horse-drawn furrow plough was the most common type of agricultural implement used by the pioneer market gardeners, in Moorabbin Shire, of the 1800s and continued on into the 1940s when motorised tractors came into use. This plough is an example of a single-mullboard plough which would have been pulled by horse. The long handle was used to lower the silver plate, (mullboard), to the chosen depth of soil. Following 'Dendy's Special Survey' of 1841 and the Crown Land Sale in 1852, land allotments were bought by pioneer settlers who established or rented allotments for market gardens in the area and they supplied produce to the markets in St Kilda and Melbourne. During the gold-rush of the 1850s the rapidly increasing population of Melbourne saw a huge demand and a rise in prices for all foodstuffs, including the vegetables and fruit grown in the Shire of Moorabbin.
