The house was built for and owned by James Dickson, a stock agent, until his death in 1880. Although on a much reduced parcel of land, Halstead is one of the few remaining remnants of Caulfield when it was an area of mansion houses occupied by town residing squatters, professional and business men. It is important for its place in the socio-economic history of south eastern suburban Melbourne, the inland pattern of development stretching from Malvern through Murrumbeena. Architecturally the single storey building displays a history of alteration and addition. Its main front presents with a single storey cast iron verandah across the full width, including the two pavilion wings at each end. Located towards the rear on the Halstead Street side is the substantial three storey tower with its Mansard roof and cast-iron balustrade which makes the house clearly visible from Halstead Street and Bambra Road. Because of internal alteration the importance of the building relates to the exterior only of the main house. The design of the verandah, though defaced, is unusual in Caulfield and, therefore, important. A substantial late Victorian stuccoed Bool11 style villa residence with tower surmounting the entrance porch, fluted columns to the ground level verandah and parapeted balcony over, now built in with a sympathetic addition at the north-west corner. House is commonly spelt as "Payneswicke".From: Glen Eira Heritage Management Plan (1996) by Andrew Ward and Associates "Payneswicke" is locally significant as a prominent and substantially intact villa of its period, distinguished by its cast cement enrichment, unpainted stuccoed surfaces and commanding aspect to the south-west. Its role for a period as home for local builder, Patrick Millane (compare no. 11 Gladstone Parade) is of interest. In 1889, a nine roomed brick house was in the course of erection on the site. The house was completed in 1890 and Millane took up residence. Millane continued as owner/ occupant in 1894. However, in 1899, although Millane still occupied the house, ownership had been taken over by the Land Mortgage Bank. By 1910, Andrew Brown was occupant. Occupancy passed to Edward Brown by 1920 and to Miss A.N. Brown by 1930. It was built with an address to Glen Eira Road with the driveway gates close by the present Helenslea Road corner. The present address is no. 3 Hood Crescent, Caulfield North. It is historically, aesthetically and socially significant. It is historically significant (Criterion A) as the home of Sir George Stephen, MLA for Collingwood, barrister and mining investor and for its capacity to demonstrate Caulfield's early attraction as a residential retreat for Melbourne's eminent citizens. It is aesthetically significant (Criterion E) as a villa residence characteristic of the mid Victorian period, predating the use of cast iron and comparing in this respect with Charles Webb's "Farleigh" (1865) at 6 Farleigh Grove, Brighton. Its substantial nature causes it to be the earliest surviving mansion house in the Municipality. Pru Sanderson, in her groundbreaking ‘City of Kew Urban Conservation Study : Volume 2 - Development History’ (1988), summarised the periods of urban development and subdivisions of land in Kew. The periods that she identified included 1845-1880, 1880-1893, 1893-1921, 1921-1933, 1933-1943, and Post-War Development. These periods were selected as they represented periods of rapid growth or decline in urban development. An obvious starting point for Sanderson’s groupings involved population growth and the associated economic cycles. These cycles also highlighted urban expansion onto land that was predominantly rural, although in other cases it represented the decline and breakup of large estates. A number of the plans in the Kew Historical Society’s collection can also be found in other collections, such as those of the State Library of Victoria and the Boroondara Library Service. A number are however unique to the collection.The Kew Historical Society collection includes almost 100 subdivision plans pertaining to suburbs of the City of Melbourne. Most of these are of Kew, Kew East or Studley Park, although a smaller number are plans of Camberwell, Deepdene, Balwyn and Hawthorn. It is believed that the majority of the plans were gifted to the Society by persons connected with the real estate firm - J. R. Mathers and McMillan, 136 Cotham Road, Kew. The Plans in the collection are rarely in pristine form, being working plans on which the agent would write notes and record lots sold and the prices of these. The subdivision plans are historically significant examples of the growth of urban Melbourne from the beginning of the 20th Century up until the 1980s. A number of the plans are double-sided and often include a photograph on the reverse. A number of the latter are by noted photographers such as J.E. Barnes.In November 1917, the Ermington Estate was advertised as an ‘Executor’s Sale’. It included the 10-roomed villa residence, ‘Ermington’, home of the late Mrs. Lorimer, and 10 ‘magnificent allotments’. The plan in the Kew Historical Society Collection is a little more specific. Ermington is described as having 9 Rooms &c. and there are 11 lots shown on the west side of Hillcrest Avenue. In the plan, the latter is named as ‘Hill Crest Avenue’. The plan indicates that the subdivision was based on the surveying work of Johnson & Tait. Opposite Ermington, the existing house ‘Parkhill’ is identified. A faded stamp on two parts of the plan indicates that it was in the possession of Jas. The hipped roof is in slate and has a prominent crean1 brick chimney stack forming part of the facade. Openings are flat arched although the entrance is round arched with a fan light. The south elevation has bayed windows. Two storeyed hip roofed additions are sympathetic and attached on the north side and at the rear. Inside, the staircase and stained glasswork with initials "HM" and family coat of arms are important surviving elements. INTEGRITY: Good, timber outbuildings of an early date, mature and spacious front garden includes early palm trees. Alterations include reconstruction of facade verandah including tiled pavement and front door on east side. Interior has a high level of integrity. The store built in 1925 was located on Main Road just south of Bridge Street (present day No. 820 Main Road). An extension was added to the right in 1939. The store was built in late 1925 at the same time as Mr C. Nicholls’s new store was constructed. Both were considered modern shops, and an improvement on most, business establishments of the time. Mr. Nicholls’s store included alongside it a modern, weatherboard villa residence. Mr. Burgoyne’s store incorporated the post and telegraph office, which was operated by John Neville Burgoyne’s half-aunt, Miss Anne Hunniford until her death in 1928 at which time J.N. Burgoyne became postmaster. The unsealed footpath in front is reasonably extensive as not visible is a concrete kerb and channel which was laid from the Post Office to John Street during Nov-Dec 1926. Footpath construction in front of Burgoyne’s store commenced August 1942. The extension to the right of the store was erected in 1939 for a new telephone exchange adjacent to the store and post office. A continuous telephone service operated by Mr Burgoyne and his family commenced operation 18 November 1939. Approximately 70 extensions were routed through the new exchange, 40 of which were transferred from the Greensborough Exchange. Entry to the exchange was via a separate door on Main Road or via the shop. The public telephone was initially mounted on the wall but later moved to the street. The photo is of John Neville and Ethel (Polly) Burgoyne’s store with eldest children and a 1927/28 model Chevrolet 1 ton truck. When the newly married William and Anna Maria Greenlaw acquired the property in 1862, an existing house known as Studley Villa stood on the land. John Hodgson probably built the latter soon after he bought three portions of land here in 1853. The Greenlaws changed the name of the residence to Villa Alba in about 1870 and in 1882-84 rebuilt the house to create the present mansion. After William Greenlaw’s death in 1895, John Ballinger rented the house until 1914. The lease then passed to Samuel and Esther Fripp, who went on to purchase the property in 1918 after Anna Maria Greenlaw’s death in 1918.This rare textile is associated with the most significant period of Villa Alba's history and is an example of the colonial aspirations of its citizens in the boom years of the 1880s before the crash that engulfed the owner.Small white damask tablecloth or napkin embroidered with the crest of William Greenlaw, the owner of Villa Alba in Walmer Street, Kew. From: Glen Eira Heritage Management Plan 1996 by Andrew Ward In 1856, John Allee, a builder from Brighton, purchased C.A. 37 on the south-west corner of Glenhuntly and Kooyong Roads. The land comprised just over 45 acres. By 1863, Francis John Sidney Stephen, a lawyer and cousin of J. Wilberforce Stephen, owned most of lot 37. By 1866, Stephen had a built a "small mansion" named ''Burreel". It was a brick house and Stephen lived there until 1882. By 1884, Mrs Buxton of Hillside Terrace, East Melbourne, had purchased the property. Richard Buxton, a gentleman was listed as occupant and the house described as "brick, eight rooms". NAV was £300. Richard Buxton continued residency in 1887 however in 1888, George Allen, music seller, became occupant. At that time the house had thirteen rooms on twenty-three acres of land. Twelve people lived there and NAV was £920. In 1900, Daniel Luxton, stock and sharebroker and the Honourable John Taverner, M.H.A. leased the property. Fourteen people lived there. Mrs Buxton continued as owner. By 1910, ownership had passed to Mrs Mary Neate, who converted the house to a nursing home. The land had been subdivided by 1913 and sold by ''Buxtons Estate". Burreel Avenue, Baxter, Buxton and Hoddle Streets were created. "Burreel" was rated to Burreel Avenue and stood on lot 13 with frontages to Burreel Avenue and Kooyong Road of 198' and 214'. The house had ten rooms. NAV was £60. Mary Neate, a nurse, continued as owner/ operator of ''Burreel" nursing home in 1927. At that time there were sixteen rooms and fourteen residents. NAV was £100. Mrs Neat remained there until 1947. In 1948, the house was turned into apartments. In the 1980's, the Alexander family purchased it and restored it to a private residence.Burreel 331 Kooyong Road, ELSTERNWICK VIC 3185 - Property No B4950 National Trust https://vhd.heritagecouncil.vic.gov.au/places/65648 This is a large and substantially intact example of the grand villas of nineteenth century Melbourne. The bulk of the house most probably was built in 1866-1868 for Francis John Sidney Stephen, a prominent and highly regarded Melbourne solicitor and a member of an illustrious legal family. Stephen conducted a lucrative private practice and in 1845 was appointed first solicitor to the City of Melbourne; a position he held until his death in 1895. He took an active part in the development of Caulfield and was Shire President in 1874 and 1877. He was a resident at Burreel from 1868 to 1882. The house has evolved in stages, the rear wings possibly remaining from a house built during the 1850s. The existing ornate cast iron verandah was probably built between 1882 and 1888 during the residence of Richard Buckhurst Buxted, a notable boom period auctioneer and real estate agent. George Allan, the founder of Allan's music store, was another important occupier from 1888 to 1991. Bureel's essentially residential quality has been retained and the interior has been well preserved. The significance of this building does not rest in any single unusual outstanding architectural feature, or in its association with a particularly prominent member of society in the past, but rather in the consistent integrity of both the interior and exterior, which results in the survival of an outstanding example of this type of residential building and its associations with two notable citizens. It is aesthetically and historically important. An imposing single storeyed ltalianate bi-chromatic brick villa with three staged tower surmounting the entry and facetted comer bay with conical roof. White tuckpointed black body bricks are relieved with reds and stucco work. Gable ends are fretted and there is a concave cast iron verandah to the principal elevations. It is aesthetically important as an imposing and substantially intact villa residence demonstrating the changing architectural fashions of the 1890's, evidenced by the use of face brickwork and fretted gables in the Queen Anne manner.
