These documents concern the property in South Warrnambool, Jetty Allotment 7, Section 4. They include a search made of the title of this property in 1937 and information on later purchasers of the property. The first owner of this property was James Cust who purchased it in April 1853. James Cust (1815-1860) came from Ireland to Australia in 1841. From 1847 on he farmed first at Woodford and then moved into Warrnambool and began land speculating.. In 1856 his property was valued at £20,000 but by 1858 he was declared insolvent following the insolvency of his financial backer, William Bateman and his properties were sold. He died in 1860 following an accident at a Ballarat gold mine. This is a poster advertising the sale of the Lyndoch sub-division in Warrnambool with the sale of 200 housing sites. The sale took place about 1958 with the land sold by Frederick Gill, a Warrnambool jeweller. The land was previously owned by George Rolfe who had acquired the land near the mouth of the Hopkins River in the 1880s and named the property ‘Lyndoch’. He bought the surrounding land at a later time. This sub-division came to be known as the Gill Estate. It was a valuable site as many of the allotments fronted the sea and others were adjacent to the Hopkins River. This poster, although tattered, is of interest as it has many details of the Gill Estate sub-division and will be useful to researchers. This is a cream-coloured paper poster with black and red printing. The poster has a small map in a circle shape showing the location of the streets and a larger map section showing the streets and the allotments to be sold. The poster is in two pieces and the edges are torn and, in some sections, missing. Thes two documents deal with the purchase and sale of land near Warrnambool by Thomas Simpson. The first document, called a Grant by Purchase, is dated 1852 and shows that Thomas Simpson purchased from the Crown, Allotment 146 (22 acres two roods) adjoining the property of Wollaston on the Merri River and the Mortlake Road, north of Warrnambool. The cost was 90 pounds. The second document is dated 1853 and shows that Thomas Simpson sold this Merri River allotment of 22 acres to Eliza Bromfield, in conjunction with her husband, John Davenport Bromfield, for the sum of 110 pounds. The property of Wollaston was owned by the Manifold family and in the 1850s was leased to William Simpson, the brother of Thomas who had an adjoining property called Wooramoota. John Davenport Bromfield was a Colac farmer who played a prominent part in the early history of that town. His brother James Astley Bromfield, an early chemist in Warrnambool is important in Warrnambool's history.These two items are of considerable significance because they are amongst the earliest legal documents we have connected to Warrnambool's history and because they concern three early pioneers of the district. This preliminary report relates to 32½ acres of council owned land in West Warrnambool bounded on the North by McMeekin Road, on the East by Scott Street, on the South by Evans Street and on the West by the rear boundaries of properties facing Landmann and Granter Streets. In 2010, West Warrnambool was the largest of Warrnambool’s existing industrial areas, comprising approximately 109ha of industrial zoned land, the majority of which (101ha) is zoned IN1Z, with the remainder zoned INZ3. The area comprises a mixture of lot sizes supporting a diverse mix of industries. Larger parcels are occupied by the abattoirs, scrap metal industries, freight, the Council Depot and storage. This is an invitation to George and Annie Rolfe of Lyndoch, Warrnambool, to attend the opening of the first Australian Parliament in Melbourne in May 1901. A smaller invitation card was first sent to the recipients and this larger invitation was sent after the event for the recipients to keep as a souvenir. The six Australian colonies became six Australian States in the newly-formed Commonwealth of Australia in January 1901. George Rolfe (1836-1919), a tea merchant from Melbourne, began buying blocks of land in Warrnambool near the mouth of the Hopkins River in the 1870s. By the early 1880s Rolfe owned 50 acres of land in the town and other nearby pastoral properties. He used the existing building on the land near the mouth of the Hopkins River as holiday accommodation, calling the property Lyndoch and adding stables, bone and chaff sheds, jetty, boathouse, reservoir and windmill and an extensive garden. George Rolfe spent most of his later life at Lyndoch. Today the area is the site of an aged care facility. This certificate is of considerable importance for two reasons: 1. It is an important memento of a signal event in Australia’s history – the Federation of the States in 1901. 2. The certificate was an invitation to George Rolfe of Lyndoch and his wife. Rolfe was a prominent Warrnambool person at that time. This is a piece of cardboard containing an illustration of a young queen in battle dress and on horseback bowing to an image of Britannia. The queen is about to be crowned. There are several lady attendants in the background and two large columns depicted on the sides of the illustration with shields and banners. An extract from Kipling’s poem, The Young Queen, is printed at the bottom of the card. The invitation is coloured in brown, yellow, white and orange tonings. The name of the recipient of the card is handwritten in black ink. The card is slightly scuffed and marked. This collection of papers have come from the offices of William Ardlie a local solicitor. He was born in Moonee Ponds in 1843 and was admitted as an attorney and solicitor of the supreme Court in 1865. From 1867 to 1878 he was in partnership with George Barber and then continued to practise until his late eighties which made him the oldest practising lawyer in Australia. He was involved in local councils and organisations such as the Hospital and Anglican Church.He was associated with several large homes in Warrnambool including Wyton presently the home of Emmanual College Warrnambool. He died in 1933.His son E L Ardlie also practised as a solicitor from the same offices from 1893. A number of the invoices included relate to the Estate of James drought who was a local policeman and owner of a number of properties and operated in various trades such as George Ramsay manufacturer of stoves and chimneys, J Rogers plumber & gas fitter and Christian & Dodds who were carpenters and joiners. There are a number of documents which relate to the Chinese, many of whom operated market gardens along the Merri River. They were a familiar part of Warrnambool from around 1872 until around 1940. The names mentioned in these documents include Ah Foo,Charles Quing Bow, Andrew Quing Bow Ah Bing Ah Jing Ah Moon and Ah Seong. They were reknown for their supply of fresh vegetables to the people of the town. They leased land from John Moore. These documents are a cross section of the types of documents which were used and are still used in the operation of businesses. They provide a social snapshot of people and the business which they conducted with their solicitors in this case William and E L Ardlie who were a long standing legal firm in the district. A Gunter’s Chain, an old land surveying instrument, is named after its inventor, Edmund Gunter (1581-1626), an English mathematician and astronomer. It was first produced in 1620. The tool has 100 links and is 66 feet or one chain long. The links are marked off in groups of ten by metal tags or rings. A quarter chain (25 links) is called a rod or pole and ten chains make a furlong and 80 chains a mile. The traditional cricket pitch is 22 yards or one chain long. This chain is said to have been used by Gilbert Nicol when the Warrnambool to Hamilton Road was constructed in the 19th century. Gilbert Nicol was an early settler in Warrnambool who, with John Craig, established the first hotel (and the first building) in Warrnambool in 1847. Nicol later owned the property ‘Rosehill’ in the Warrnambool area. The brush in this case could have been used as a hair brush or a clothes brush. It is enclosed in a leather case and was probably an item made for travellers. The brush and case belonged to George Tomlinson of Ballangeich. Ballangeich is a small settlement on the Hopkins Highway about 27 kilometres from Warrambool. George Tomlinson’s grandfather, William Tomlinson , established a farming property at Ballangeich in 1865 and opened a hotel, ‘Half Way House’ on part of the land. George Tomlinson’s father, also William, continued to farm in the area and was known as a fine judge of cattle and sheep. This case and brush are of interest as an example of the brushes men used in the mid 20th century. The items are also of interest as they belonged to a member of a well-known Ballangeich family (Tomlinsons).1 This is a piece of brown leather rolled over and stitched with yellow thread to form a container or case. This book has the signature of Joseph Ware of Minjah, Caramut, Victoria. Joseph Ware came, with his parents, from England to Van Diemen’s Land (Tasmania) in 1822. With his brother, Jeremiah, he came to the Port Phillip Colony (Victoria) in 1838 and settled in the Colac area (Wooriwyrite and Koort-Koort-Nong stations). With his brothers or alone Joseph then held the runs of Minjah, Mustons Creek (Barwidgee), Sinclair West and Springburn. Joseph Ware was a highly successful pastoralist, breeding sheep, cattle and horses and importing Shorthorn cattle. Ware was connected with Minjah from 1845 to his death in 1895. The homestead at Minjah which still stands today was built by Joseph Ware in 1870. This book is of interest because of its antiquarian nature. But it is far more important because it was once the property of Joseph Ware. He and his brothers were most influential pastoralists in South Western Victoria in the 19th century.This is a hard cover book of 630 pages. It has a Preface, an Introduction, five Books with Chapters on the history of Greece and an Index. The cover is dark brown leather, now stained and mottled, with ‘Robertson’s Greece’ embossed in red and gold lettering on the spine. The top of the first page has been cut out and there is considerable staining throughout the book. There is one insert map of ancient Greece and some scribble (perhaps a signature) on the first and last pages. This dictionary belonged to John Brass, an early settler in South Warrnambool. He owned several blocks of land and operated a lighterage business with John Young. As a lighterman and boatman he was well-known in Warrnambool. He was drowned in March 1895 while attempting to cross a temporary foot bridge across the Merri River. His house (probably in Stanley Street) was built in 1868 and remained as an interesting example of a lighterman’s cottage until1974. The dictionary probably became the property of W. Macdonald after John Brass’ death. No information has been found on this W. Macdonald. This book is of interest as it belonged to John Brass, an important early settler in South Warrnambool. This is a hard cover book of 974 pages. The cover is green with embossed patterning and lettering on the front cover and gold lettering on the spine. The book has a Preface, a Contents page, the Dictionary entries and an Appendix. There are many illustrations, from engravings on wood, scattered throughout the text. The cloth binding is coming loose and there are several loose pages. The last page is missing. The inscriptions are written in pencil and in blue ink and there are red stamps of John Brass. This ledger is Volume One of a series of Copy Title Books that contain certificates of land titles from the Warrnambool district in the late 19th and early 20th centuries. It came from the former premises of the Warrnambool legal firm, Mackay Taylor. This firm originated in the 1890s when George Mackay established a legal practice in Kepler Street, Warrnambool. In 1893 he bought the legal business of James Fletcher, following the death of the latter and the practice became known as Fletcher and Mackay. In 1926 John Taylor became a partner with George Mackay (who died that year) and Mackay, Taylor and Co continued on until 1999 when the firm merged with Tait Solicitors and became Tait Taylor. In 2010 it was renamed Taits Legal. This ledger is of great importance as it contains early certificates of titles of land and property in the Warrnambool district. These items come from a Gordon Vacuum Break Milking Machine. Vacuum Break milking machines were popular from the 1930s on, with the systems interrupting or breaking the constant milking vacuum, thus avoiding or reducing the harmful effects of vacuum acting constantly on the cow’s teats. An inserted rubber section acted as a valve which affected the pinching action by closing and opening alternately. These items came from a milking machine which was used on the property of Reginald Dalton Hooker and his wife Marjorie. The property was at 155 Rooneys Road, Dennington and twenty cows were milked on land irrigated by a bore. The milk was supplied to the Nestles Factory in Dennington (now Fonterra). These two plates are of interest as they are reminders of the local dairying industry during the mid 20th century. Dairying remains today the chief industry of the Warrnambool district..1 This is a rectangular metal plate with two holes at each end for attachment to a machine and with raised metal lettering on the inside surface. Both these items deal with the property of Dunmore, in the Macarthur/Hawkesdale/ Woolsthorpe area of Western Victoria. The first item is a sheet of paper with a map and details of the sale of portion of Dunmore in 1954. This is an original document. The second item is a history written by Stan Baulch of the property Dunmore from its establishment up to 1970. Dunmore was first established by Charles Hamilton MacKnight and two partners in 1842 and it was purchased by Samuel Baulch in 1893. After Samuel Baulch’s death the property was bequeathed to his three sons. One son, Stanley Baulch (1897-1980) took over the eastern portion which he named Rose Park. Stan Baulch was a member of the Warrnambool and District Historical Society and wrote several articles on aspects of his life and work, including this valuable article on the history of Dunmore. These items are of significance as they concern the estate of Dunmore in Western Victoria, an early and important property which is still farming land today under various owners. .1 This is a sheet of paper containing a map of the Dunmore property on one side and details of the sale of portion of Dunmore on the other side. In 1868 John Rowley opened a soda water manufactory attached to the Corio Brewery and this was renamed the Warrnambool Steam Aerated Works in 1872. By the 1880s his factory at the corner of Timor and Banyan Streets was occupying half an acre of land , employing 13 people and manufacturing 20 varieties of drinks. Following Rowley's death the factory and plant was sold but the cordial manufacturing business continued for some years. This notice advertises the sale of the Homewood property near Glenormiston. The sale details state that the property is 2386 acres adjoining "The Sisters" the station of the Black Brothers. The property lies on the main metal road from Terang to Ellerslie, six miles from Terang. It has frontage to Pejark Marsh/drain. It was to be surveyed and sold in blocks of 250 to 300 acres with permanent water and well covered with grasses. The sale of the property followed the death of Charles Podger who died in 1886. George Eddington arrived in Australia in 1839 and named and established property in 1841 calling the property Ballangeich after a Pass near his home town of Stirling in Scotland. It is situated 151 miles west of Melbourne and to the south of Mortlake and was originally part of the Mortlake shire, which was proclaimed 26th Jan 1864. Nearest streams are the Hopkins Riverand Lyall and Drysdale creek running through good agricultural land. This map relates to the breaking up of large runs which the Victorian government enabled through selection acts of the 1860's. The previously larger runs which were mainly cattle and sheep based were now more open to closer settlement and a greater variety in farming.The lots range in size from approximately 50 acres to around 600 acres.Some areas are set aside for reserves. By 1886 the population of Ballangeich had grown to around 600 with an hotel, three state schools and a church.Tri weekly coaches ran to Colac, Warrnambool and Camperdown providing access to supplies mail and communication. This booklet is a 1932 catalogue of the Floral Farm in Warrnambool. It was established by Charles Allen Jukes who had first opened a plant nursery at Cudgee on the banks of the Cudgee Creek. Early in the 20th century the nursery, the Floral Farm, was re-located to East Warrnambool with the boundary of the property extending along Raglan Parade, Flaxman and Bostock Streets. . A very high paling fence, topped with vertical slats was erected around the property. The Floral Farm continued for some time (with Charles Allen Jukes dying in 1934) and the nursery land was sub-divided for housing. Charles Allen Jukes’ parents, Alfred and Margaret came to Warrnambool in 1856, with Alfred setting up a law business and at one time being the honorary Town Clerk of Warrnambool. This booklet is of historical interest as it is a catalogue of the plants and seedlings available in the early 1930s from the Jukes Floral Farm in East Warrnambool. The parents of the Floral Farm business, Alfred and Margaret Jukes, were pioneer settlers in Warrnambool.This is a booklet of 40 pages. In 1854 in Melbourne George Rolfe Senior established an import business dealing in groceries, wines and spirits and tea. His son George, born in England, took over the business of Rolfe and Co in 1871. A keen sportsman, George Rolfe’s love of fishing led him to take frequent holidays in Warrnambool. He began buying blocks of land near the mouth of the Hopkins River in Warrnambool in the 1870s. By the 1880s Rolfe owned 50 acres in the Hopkins River area and named the property, Lyndoch. He built stables, chaff and bone sheds, a jetty, a boatshed, a water well, a windmill, a reservoir and extensive gardens. He also bought the nearby properties of Shipley and Fairy Hill, establishing a stud farm and breeding cattle. In 1891 he married Jane Ann Lake, the widow of his property manager, and when he died in 1919 his step-daughters, Florence and Annie Lake, inherited Lyndoch. The property was sold and became an aged care facility in 1952. The cutlery items were in use in the building erected by Florence Lake in 1920 and known today as Lyndoch but the ‘R’ monogram on the items suggest that they belonged to George Rolfe or even his father before him.These cutlery items are of considerable importance as mementoes of George Rolfe and his family. They were prominent in Warrnambool’s history in the late 19th and early 20th centuries with the establishment and development of the property, Lyndoch, near the mouth of the Hopkins River. These are 17 pieces from a silver cutlery set that belonged to the Rolfe family (one tablespoon, six large forks, five smaller forks, four small spoons and one mustard spoon.) All the pieces of cutlery have a monogrammed ‘R’ at the end of the handles. Twelve of the items are tarnished and one small spoon is very worn. This is a tea tin from the business of Rolfe and Co., a wholesale grocery and importing business founded in Melbourne in 1854 by George Rolfe Senior, a merchant and politician. George Rolfe died in 1871 and the business was then run by his son, George Rolfe, Junior. The business continued until at least the late 1930s. George Rolfe (1836-1919) was a keen sportsman and he began holidaying in Warrnambool for some years in the 1870s when he started buying land in the area. By the early 1880s Rolfe owned 50 acres in Warrnambool and established his holiday residence at Lyndoch near the mouth of the Hopkins River. He improved the original site with the addition of a large garden, stables, jetty, boatshed, water well, chaff and bone sheds, reservoir etc and bought other properties including Shipley on the Allansford Road and the adjoining property Fairy Hill. He continued managing the Rolfe and Co. business in Melbourne until his death in 1919. Today Rolfe’s Lyndoch property in Warrnambool is the site of an aged care facility. This tin is of considerable significance as it is a memento of George Rolfe who established the property of Lyndoch in Warrnambool and was a prominent land holder in the late 19th and early 20th centuries. (Note that we have another Rolfe tea tin but it is in very poor condition compared to this later acquisition). This is a rectangular-shaped tin with four sides originally painted yellow but now showing considerable rust. These badges were produced in the 1950s to raise funds for the Lyndoch Old Folks Home in Warrnambool. This aged care facility at the mouth of the Hopkins River was opened in 1952 when the property known as Lyndoch was purchased. Lyndoch had been established in the 1880s by the Melbourne businessman George Rolfe who bought up a considerable amount of land in the Warrnambool district in the late 19th century. After George Rolfe died his step-daughter, Florence Lake built the bungalow known as Lyndoch and this building was the basis for the development of the property into an aged care facility. Today the facility has been considerably expanded and is known as Lyndoch Living. These badges are retained as mementoes of the type of fund-raising ventures conducted in the 1950s to raise funds for local charities in Warrnambool – in this case ‘Lyndoch’ Old Folks Home..1 A metal badge with green lettering on a cream-coloured background.
