Elizabeth Avis- Box 1835-1913 was born in Sussex, married William Box in 1854 and arrived in Melbourne in 1855. William’s parents George and Mary Box and his siblings sailed with them. William & Mary at first leased land in the area of the ‘Dendy Special Survey Brighton 1841’ and then purchased the property with the pioneer cottage 1868 & 1869. William & Elizabeth established a market garden and raised 13 children. 1888 they built a larger 2nd house in front of the original cottage. William died in 1902 and Mary sold 9 acres in 1908 to W. .Snowden Anderson – it later became Joyce Park where the reconstructed Box Cottage Museum now stands. After Elizabeth died her daughters Ada and Violet lived on the 1 acre property until 1917 when August Reitman, a potter and monumental mason, leased the house and land. He established his pottery business and purchased the property in 1935. The business moved in 1953 but continued to use the cottage as a workshop/ storeroom until it was sold to Lewis Timber P/L in 1970. Elizabeth & William Box settled in the pioneer Cottage in Jasper Road East Brighton 1868 and established a market garden whilst raising their 13 children. This Cottage was reconstructed in Joyce Park, Ormond 1984 and is the home of City of Moorabbin Historical Society. He lived and worked on his fathers market garden in East Brighton ( now Bentleigh) for several years and then rented a property in Tucker Road in 1862. John married Martha Sheldrake and they had 10children. Rebecca Anne b 1863 was in the first party from Australia to go to the China Inland Mission in 1890 and was known as 'Faith' because of her evangelical zeal. The Mission Post was invaded by the Boxers during the Rebellion 1900-01and she was moved to the safety of Shanghai by Nicholas Viloudakia, a Greek silk merchant whom she later married. Rebecca sent the bolt of hand embroidered silk material to her brother Alonzo for his marriage to Mary Closter. Mary Box nee Closter's Wedding Dress is on display at Box Cottage Museum . Martha Sheldrake died 1895 and John married Eleanor Rushall b1866 and they had 3 children. John was well respected in the community and was a Methodist lay preacher. This is a B/W photograph of a Water colour by Elsie Barlow c 1900. The original water-colour is in the collection of the Beaumaris and District Historical Trust in the State Library of Victoria. 'Spring Grove' was the home of the Charman family in the Parish of Moorabbin. Stephen Charman, aged 21years, arrived in Melbourne in 1842 as one of Henry Dendy's Emigrants. 1852 he purchased 160 acres for £328 bounded by Charman Rd and Balcome Rd. 'The Spring' was an important water source for the local Aboriginal people and then for the early settlers. Charman's first wife Harriet and their infant child died and in 1850 he married a widow with 5 children, Mary Gettens. Their first home was made of wattle and daub and they had 7 more children. Later a weatherboard cottage was built c 1855 Together they developed a market garden and specialized in marigolds which were sold for medicinal purposes to the Melbourne Chemists - Martin & Pleasance . The first Methodist Church Services were held at Spring Grove and the Charmans donated land in 1857 for the first Chapel, Cemetery and Primary School . Mary died 1870 and Stephen married again and moved to Gippsland where he died aged 85 in 1906Stephen and Mary Charman were pioneer market gardeners in Moorabbin Shire 1842 and were involved in the development of Church, school and community in the area now called Cheltenham. Charman Road Cheltenham was a boundary of their land. Stephen Charman, 1821-1906 a market gardener, donated land for the first Methodist Chapel, Cemetery and School in Charman Rd Cheltenham 1855. The enrolment was 36 pupils with Mr Frederick Meeres as Teacher. 1863 the school is called Beaumaris Common School No 84 with 70 pupils and Walter Meeres as Teacher. 1869 another 2 acres in Charman Road were granted by the Education Board and brick building built . 1872 State School 84 Beaumaris was increasing enrollments and 1878 a new brick school was built to accommodate 174 pupils and the name changed to Cheltenham State School No.84 1894 Mentone State School No.2950 amalgamated with Cheltenham SS No.84. 1910 the buildings were in disrepair, overcrowding was increasing and renovations were made 1912 with further additions in 1925 and 1937. Post WW11 extra prefabricated Classrooms were added as enrollment increased to 1038 in 1955.. Cheltenham East State School 4754 was opened as housing development spread over the City of Moorabbin . (J.Larson Sandringham HS) Pupils noted are from the early settler families - Marriott, Whelan, Cochrane1855 Stephen Charman donated land to the Methodist Church so that a School could be established to educate the children of the early settler market gardeners and farmers in the Cheltenham area . Education was valued by the general community and as well as schools they established mechanics Institutes and Libraries in Moorabbin Shire. This list shows the names of the Pioneer settlers with the amount of Acres, the date purchased from The Crown and the Lot or Portion Number in the Land of the Henry Dendy Special Survey of Brighton 1841, in the County of Bourke , Victoria. The Squatters ,who arrived in the area first, used the land for grazing sheep and cattle. The Squatters had the right to graze unoccupied Crown land for ₤10 per year rental and a per capita payment for animals grazed. They could develop , improve and clear the land for the purpose of the tenancy but ownership was not permitted. When the land became useful The Crown put it on the market and the developers took over whilst the Squatters lost the improved land, dwellings and out buildings, there being no compensation paid. Squatters named John and Thomas Martin 1840-41; Richard and John King 1840- 1854 ; M.N.M.Moysey and M.J.Bickford 1841-1852 ; James McMahon 1846-1853 ; Daniel MacKinnon 1839- 1840. The 5120 Acres of the Henry Dendy Special Survey 1841were divided into approx. 83 Portions / Lots with varying acreage . Josiah Holloway, a speculator purchased 625 acres of the King Brothers run and re-sectioned the land into 2 acre Lots for Sale as market gardens. Weston Bate, 'A history of Brighton' 1962 informs us that in 1840 Henry Dendy, who was a farmer in Sussex England, paid 5,120 pounds sterling @ 1pound per acre for a 'Special Survey of Land in Port Phillip , Australia. Henry arrived in Australia in 1841 on the frigate 'York' with his wife, son, and three servants. He also took advantage of the Government Assistance of Free Immigrants for Survey Purchasers, to help on his estate and persuaded some Sussex men with their families to follow him. However when Dendy arrived in Port Phillip he found that LaTrobe and Gipps were trying to raise the price of land close to Town to 15pounds per acre. Dendy asked merchant J.B.Were to manage his affairs and they went ahead with plans to subdivide the surveyed land called 'The Brighton Estate' This area of land extended easterly from the Port Phillip Bay to East Boundary Road and from North Road to South Road in the Parish of Bourke Victoria. The Privy Council, England , decide that Henry Dendy could purchase the land at 1pound per acre. The, horse drawn metal scoop ,guided by a man, was used to clear earth for road making. Well before the introduction of motorised, mechanical graders and trucks the painstaking, labour-intensive work was undertaken by large teams of sturdy men using strong horses such as the draught horse. Roads were needed by the market gardeners to transport their produce to market. Later as the heavy wagon loads continually caused ruts and general degradation of the roadways a Plateway system was installed so that the wagon wheels could roll along the rails thus protecting the roadways. August 31st 2021 Ron Nash, from WA, informs us "The men and horses pulling earth scoops in the photo are not moving earth for road making - they are excavating an "earth tank", or dam, as described in common nomenclature today. This skill was known as "tank sinking", and tank sinkers were active in many rural and remote areas in the 1800's and early 1900's, establishing sizeable dams for important water reserves for community and farm and railway use. With the advent of mechanised equipment such as bulldozers, the trade of tank sinking was still carried out, but on a faster basis. I am a former tank sinker and earth moving contractor, now long retired." Early settlers in Moorabbin Shire had to build the roads, plateways, drains, as the settlement of the land, in Dendy's Special Survey 1841 Brighton, spread and market gardeners need to transport their produce to market. The City of Moorabbin Historical Society was formed c 1960 by a group of Moorabbin residents who were concerned that the history of the area should be preserved. A good response to a call for items related to the historical area of Moorabbin Shire brought donations of a wide variety of artefacts which are now preserved by the current members of CMHS at Box Cottage Museum . Helen Stanley, Secretary of CMHS, began producing a Newsletter for members in April 2007 to provide current information and well researched items of historical interest.Helen Stanley has produced a bi-monthly Newsletter, 2007 - 2013, for the members of the City of Moorabbin Historical Society that contains well researched interesting historical items, notification of upcoming events, current advice from Royal Australian Historical Society , Museums Australia Victoria and activities of Local Historical Societies. The Newsletter is an important record of the activities of the CMHS. Tom Sheehy, past President of CMHS, was an Historian and Author of ‘Battlers Tamed the Sandbelt’. 2 x A4 paper printed on 3 sides Issue 10 of the bi-monthly, City of Moorabbin Historical Society Newsletter produced by Society member and Secretary, Mrs Helen Stanley in February 2009. An excerpt is transcribed from the City of Moorabbin Historical Society Newsletter October 1962, “A Piece of History in Ormond” by an unknown eyewitness author, describing the original “Box Cottage” situated in Mr J. Reitman’s cement products factory at 306 Jasper Road, Ormond prior to demolition. The current Editor gives information obtained from further recent research . An Article by Tom Sheehy, past President and Historian, February 1979 “The Vineyards of Moorabbin”. The ‘Brighton Estate” began when Henry Moor brought Vine cuttings from Camden NSW 1848 and they were productive after 3 years. Many Vineyards then appeared from Port Phillip Bay to East Boundary Road and produced 2/3 of the annual Victorian grape crop. Private Thomas was a market gardener in Moorabbin prior to his enlistment in the Australian Imperial Force on 19 July 1915. Both his parents wrote separate letters giving their consent for their son to serve overseas due to " the pressing request of my son William Henry, also the urgent need of recruits do give my consent that he shall go to the front." September 29th 1915 he left Australia with the 5th Reinforcements of the 24th Battalion for Egypt. March 1916 he was hospitalised with Mumps and shortly after left Alexandria to join the British Expeditionary Force for France where he transferred to the 6th Australian Machine Gun Company.. Whilst on leave in England he received medical attention before returning to France and 13 November 1918 he spent a week in the care of the 7rh Field Ambulance suffering with influenza . Private Thomas returned to Australia on the hospital transport Castalia 13 April 1919 and his enlistment was terminated 26 September 1919Private William Henry Thomas and his family are examples of the patriotism exhibited by the market gardeners, and indeed throughout Australia, during the World War 1 1914-1918. Mary Ann Charman was a pioneer settler in the Cheltenham area of the Parish of Moorabbin c1850 Stephen Charman , who emigrated in 1942 as a Henry Dendy employee aged 21 years, sadly lost his wife and child shortly after arriving in Brighton. When Dendy could not employ him he found other work. In 1850 he met Mary Gettens a widow with 5 children who supported her family by managing her late husband’s Inn in Collins St. Melbourne. Stephen purchased land in Spring Grove, now Cheltenham, in 1852 and the family moved to the wattle and daub hut after their marriage. Mary and Stephen worked very hard to establish a market garden, poultry and pork farm . They specialised in Marigolds which they sold to Martin & Pleasance Pharmacy , Melbourne for medicinal purposes. Mary and Stephen had 7 more children and Mary still managed to find time to sell the pork, poultry and vegetables from a horse drawn cart she drove around St Kilda. 1857 Stephen donated land to the Methodist Church for a School, burial ground and Chapel in Balcombe Road. Mary died 1870. Stephen remarried in 1878 and died aged 85 years 1906. Charman Road runs from Nepean Highway , Cheltenham through Beaumaris to the Beach Road at Mentone. He was assigned to work in Beaufort and had various jobs including ‘gold miner’ at Heathcoat where he married Eliza Jane Thompson. Francis decided to return to market gardening after the death of his 1st child Francis George Box in 1875 aged 13months. The child was buried in Brighton Cemetery and Francis then rent/leased the land on the corner of Tucker Road and Elizabeth Street East Brighton ( now Bentleigh) owned by his brother Henry who with another brother John helped Francis clear the land, and establish a market garden. They had 4 children and began to prosper until in 1882 their 2year old child Lena Caroline Box was killed in a fire that destroyed their house. Francis was burned trying to rescue the child. The local community raised money to assist the family. The land boom brought prosperity again and Francis bought more land around Tucker Road which was bequeathed to his children. Francis and Eliza Jane had four more children but one died in infancy and another aged 2 years. Only 5 of their 9 children survived. In 1910, Portland Knitting Company began in downtown Portland, Oregon, with a few hand-knitting machines above a tiny retail store. Little did founders Carl Jantzen, Roy and John Zehntbauer know that they would achieve both fame and controversy as swimwear pioneers. Producing a wool suit for a rowing team they began offering "bathing suits" in their catalog. Knit on sweater cuff machines, the suits became popular with swimmers. The demand increased for those "Jantzens" and the company name was changed in 1918 to Jantzen Knitting Mills. The suits were made of 100% pure virgin wool. Matching stockings and stocking cap completed the costume of the day. Henry Dendy , a farmer from Sussex England, purchased 5,120 acres of land in the area of a 'Special Survey 1841' that extended from Brighton bayside North Road, East Boundary Rd to South Road. This area became known as Dendy's Brighton and as part of the sale 139 emigrant workers arrived in 1842 however Dendy was unable to find work and lodgings for these people. J.B.Were, financier took over the management of the 'Special Survey 1841' area and began to sell and lease allotments. 1850 the Squatter King brothers sold land south of Dendy's 'Special Survey 1841' to Josiah Holloway who sectioned it into 2 acre lots @ £10 each for market gardens - 'Two Acre Village' and Charles Whorral opened a small hotel - 'The Cheltenham Inn' on the main Road - Arthur's Seat Rd, later Point Nepean Rd, now Nepean Highway. Notable settlers who moved into the area were Keys, Charman, Bruton, Le Page, Fairlam, Meeres and 1862 saw the separation from Brighton and the formation of the Mooorabbin Roads Board District. .By 1879 1000settlers were living in 'Cheltenham' serviced by a Post Office with Bank, Mechanics Institute, State School No 84,Keys Hotel, Meeres Store, Sir Thomas Bent ensured the new Railway Line from Caulfield to Mordialloc went through his constituency of Cheltenham 1881 and this changed the development to the bayside area of Cheltenham away from the 'Two Acre Village ' side causing some dissention, However Cheltenham as whole prospered and this house in Pine St is typical of the cottages built c 1890- 1900 in the area. Chinese market-gardener’s watering-cans on a wooden yoke. This item was authenticated by the Bendigo Historical Society, and is said to be quite rare. It consists of two large galvanized watering-cans each with a pouring spout, suspended by chains from a well-used wooden yoke. The cans would each have been filled with water, then carried a distance into the market garden and used to water crops. The cans and yoke alone are very heavy, one can only imagine how heavy they were when filled with water.As profits from the gold-fields petered out the Chinese immigrants, (nearly all single men), were forced to seek other occupations. Many moved into furniture building in the East Melbourne area, whilst others went into market gardening . A significant number of Chinese men, realising the potential of the sandy, fertile soil, with a good supply of water, in the Shire of Moorabbin, leased tracts of land in that area to establish a market garden and grow produce for the increasing population of MelbourneAfter the Dendy Special Survey in1841in Brighton, Victoria, the first sale of Crown Land, taking in the whole Shire of Moorabbin, occurred in 1852. These allotments of land were eagerly bought up - some by speculators - although many were either worked by the owner, or leased out as market gardens and "fruit gardens", (orchards). John Box 1841 - 1913 the 4th son of George and Mary Box, was born in Withyham, Sussex England and came to Australia in 1856 with his parents. He lived and worked on his fathers market garden in East Brighton ( now Bentleigh) for several years and then rented a property in Tucker Road in 1862. John married Martha Sheldrake and they had 10children who were all born in East Brighton ( now Ormond ). After Martha died 1895 John Box married Eleanor Rushall c1900 Eleanor (Nellie) Rushall b 1866 in Fitzroy daughter of George Rushall b 1823 in London and Mary Ann Jones b 1823 in Battersea, who arrived in Portland 1849 and later settled in Fitzroy. George was an Auctioneer and was elected to Council 1874 becoming Mayor of Fitzroy 1875 and the family enjoyed the benefits of their prosperity. She had singing lessons with Dame Nellie Melba. His business foundered during the 1892/93 Bank Crash. However Nellie is recorded as the owner of the 10 roomed Terminus Hotel in Williamstown a favoured watering hole for the sailors from the many ships that came to the port. Nellie had a daughter Lavilla who sadly died aged 1 year in 1898. Nellie is then recorded as a housekeeper to a medical doctor in Cockatoo and later working for John Box, in Brighton. She married John Box in 1900 and they had 3 children Nellie, Jack and Alexander. After John Box died 1913, Nellie rented a house on the family estate in Oakleigh. She raised 2 other children Ray and Thelma and received some income by caring for several welfare children. In her later years Nellie lived with each of her children who had inherited from the John Box Estate when they turned 21 years. John Box is the brother of William Box who, with his wife Elizabeth Box, lived in Box Cottage . John Box was a pioneer market gardener in East Brighton now Bentleigh. He married Martha Sheldrake and they had 10 children. The eldest daughter Rebecca was a Methodist Missionary in China and Alonzo, their 9th child, served in the Army WW1 at Gallipoli, France and Flanders. Rebecca sent the hand embroidered Chinese silk material for the Wedding Dress worn by Mary Closter at her marriage to Alonzo Box 1918. After Martha died he married Eleanor Rushall and they had 3 children. John was well respected by the community and also a Methodist lay preacher. In 1840 Henry Dendy, a farmer in Surrey, England acquired a "Special Survey" from the Commissioners for Land and Emigration which gave Dendy the right to choose land in Port Phillip for the "bargain basement" price of only £1 per acre for 5120 acres, (an area of 8 square miles). The Special Survey also included the right to "the shipment of a worker for every £20 spent on land, whose free passage was paid by the Crown, equalling a total of 100 workers ". Accordingly Dendy sold his English holdings and paid the required £5120 and arrived in Melbourne in February 1841. However by this time land in the new colony was selling for £5 - £40 per acre. Because Henry Dendy possessed the order from the Colonial Office in London he was able to successfully oppose Super-intendant LaTrobe's attempts to alter the price of the land. Dendy appointed Jonathan Were, (an entrepreneur, who had arrived in 1839), as his Manager and who later became a partner. Together, Dendy and Were decided on an area 5 miles south from Melbourne, bounded by North Road, East Boundary Road, South Road and to the west by Port Phillip Bay. Were and Dendy pitched their tents in the area now known as ' Park St, Brighton' and sank a well near the corner of 'St Andrew's St and Wells St'. By 1845 J.B Were and Company had bought almost half of Dendy's land and Were built himself "Moorabbin House" in Were St Brighton made from stone, quarried from local cliffs. It was still standing in 1924.
