The original small, pioneer cottage was built in the late 1840s to early1850s, by an unknown pioneer. It was located on part of a 30 Acre allotment that was originally part of Henry Dendy’s 'Special Survey Brighton' granted in 1841 (5120acres). There is a small display of external cladding shingles from the original pioneer cottage. Wooden shingles were usually thin (3⁄8 to 3⁄4 in or 10 to 19 mm), relatively narrow (3 to 8 in or 76 to 203 mm), of varying length (14 to 36 in or 360 to 910 mm), and almost always planed smooth. The traditional method for making wooden shingles was to rive - hand split - them from straight-grained knot-free sections of logs pre-cut to the desired length known as bolts. These bolts were quartered or split into wedges. A mallet and axe were used to split out thin pieces of wood. The wood species varied according to available local woods, but only the more durable inner section of the log was usually used. The softer sapwood generally was not used because it deteriorated quickly. Because hand-split shingles were somewhat irregular along the split surface, it was necessary to dress or plane the shingles to make them fit evenly on the roof. This reworking was necessary to provide a tight-fitting roof over typically open shingle lath or sheathing boards. In 1855 William and Elizabeth Box migrated from Sussex England to Melbourne and in 1868, 1869 purchased 2 x 10acre Lots in part of Henry Dendy's Special Survey Brighton 1841. A Cottage was already on the land and they established a flower garden and raised 13 children. In 1888 William sold one Lot and built a new Front House . William died 1902 and Elizabeth sold the land except 1 acre and retained both the Cottage and the Front House. After her death in 1914, her daughters Violet and Ada leased the Cottage and Front House to tenants until August Rietmann purchased the property in 1935. August Rietmann (1877-1951) of Lustdorf ,Switzerland, married Maria Frieda Oesschlager (2/2/1878- 22/7/1942) of Baden Baden, Germany on 6/8/1910. In August 8th 1915 August and his wife Frieda migrated to Melbourne, Victoria, Australia sailing on the Steam Ship ‘Osterley’ from Marseilles to Melbourne They leased Box Cottage, Ormond in 1917 and raised two children, Stefanie (1918 -2006) and William (1920- 1997). 1935 August purchased the property and the family used the Cottage during the day and slept in the Front House. August was a monumental mason, potter and sculptor, and was employed at Corbens Ltd Clifton Hill, to carve war memorials in Victoria post WW1 c 1915-1922. During the 1920's August set up his own business in pressed cement making pot plants, columns,paving slabs and lampstands. He continued to carve headstones and figures and took contract work for Artists eg Paul Mountford. He built a workshop in the Barn and used the Cottage for plaster moulding. His son William joined the business and and the family continued to use the site after August died in 1951. Rietmann Landscaping Ltd moved to Bay Road Highett in 1953 and later to Carrum. The land, containing the Box Cottage, was sold to Lewis Timber Pty Ltd in 1970 and Mr Lewis proposed that Moorabbin City Council should preserve the heritage Cottage. In 1984 the Cottage was dismantled and reconstructed in the adjacent Joyce Park. The Rietman family is an example of the diverse nationalities that lived and worked productively in Moorabbin Shire 1871–1933 , the City of Moorabbin 1934-1994 and continues today in the Cities of Glen Eira, Kingston, Bayside, and Monash. August, a sculptor and stone mason, was employed by Corben Pty Ltd Clifton Hill to carve WW1 Memorials before establishing his own successful masonry business in the Box Cottage during the latter 1920s. After becoming interested in pressed cement casting, he took on apprentices (1930s Depression) and among his products were garden furniture, pots and also street lamp standards, some of which were installed in St Kilda Road. In 1840 Henry Dendy, a farmer in Surrey, England acquired a "Special Survey" from the Commissioners for Land and Emigration which gave Dendy the right to choose land in Port Phillip for the "bargain basement" price of only £1 per acre for 5120 acres, (an area of 8 square miles). The Special Survey also included the right to "the shipment of a worker for every £20 spent on land, whose free passage was paid by the Crown, equalling a total of 100 workers ". Accordingly Dendy sold his English holdings and paid the required £5120 and arrived in Melbourne in February 1841. However by this time land in the new colony was selling for £5 - £40 per acre. Because Henry Dendy possessed the order from the Colonial Office in London he was able to successfully oppose Super-intendant LaTrobe's attempts to alter the price of the land. Dendy appointed Jonathan Were, (an entrepreneur, who had arrived in 1839), as his Manager and who later became a partner. Together, Dendy and Were decided on an area 5 miles south from Melbourne, bounded by North Road, East Boundary Road, South Road and to the west by Port Phillip Bay. Were and Dendy pitched their tents in the area now known as ' Park St, Brighton' and sank a well near the corner of 'St Andrew's St and Wells St'. By 1845 J.B Were and Company had bought almost half of Dendy's land and Were built himself "Moorabbin House" in Were St Brighton made from stone, quarried from local cliffs. It was still standing in 1924. Weston Bate, 'A history of Brighton' 1962 informs us that in 1840 Henry Dendy, who was a farmer in Sussex England, paid 5,120 pounds sterling @ 1pound per acre for a 'Special Survey of Land in Port Phillip , Australia. Henry arrived in Australia in 1841 on the frigate 'York' with his wife, son, and three servants. He also took advantage of the Government Assistance of Free Immigrants for Survey Purchasers, to help on his estate and persuaded some Sussex men with their families to follow him. However when Dendy arrived in Port Phillip he found that LaTrobe and Gipps were trying to raise the price of land close to Town to 15pounds per acre. Dendy asked merchant J.B.Were to manage his affairs and they went ahead with plans to subdivide the surveyed land called 'The Brighton Estate' This area of land extended easterly from the Port Phillip Bay to East Boundary Road and from North Road to South Road in the Parish of Bourke Victoria. The Privy Council, England , decide that Henry Dendy could purchase the land at 1pound per acre. This is a Certificate of Title for an acre of land in 'Tucker's Road' purchased by Jabez Gurr in 1881, in the area that was part of the Crown Block known as Henry Dendy's Special Survey 1841, in the Parish of Moorabbin, County of Bourke, Victoria. Following the 'Transfer of Land Statute' allotments in the area of Henry Dendy's Special Survey of 1841 were sold to early settlers. This Certificate of Title shows the passage of history in Moorabbin Shire . Jabez Gurr, a wheelwright, of East Brighton, now Bentleigh East, purchased an acre of land in 'Tucker's Road' , near Centre Road, in 1881. In 1889 he sold to a produce merchant, Robert Smith, and in April 1916 this block was purchased by William Henry George Box, a market gardener and relative of William and Elizabeth Box, who owned the land until 1926. The land was then purchased by Charles John Greenlaw Coates and remained with this family until 1971. In 1852 Stephen Charman purchased 160 acres bounded by Charman Rd and Balcombe Road in an area called Spring Grove, later Cheltenham. A spring ran through the land providing a good source of water. Stephen aged 21 years had arrived in Melbourne 1842 as one of Henry Dendy’s emigrants . His Ship passage was paid by the Colonial Land and Emigration Commission and in return he was required to work on the land of the Henry Dendy Special Survey Brighton 1841. However Henry Dendy could not provide enough work for all the emigrants that arrived and Stephen had to obtain other work. Then sadly his young wife Harriett and their infant died. 1850 Stephen married widow Mary Gettens, a Publican in Little Collins Street, with 5 children. Stephen & Mary built a wattle and daub hut and established a market garden producing marigolds for Martin & Pleasance Pharmacists, Melbourne. They had 7 more children and built a weatherboard cottage that was used for early Methodist Church services. Stephen donated 1 acre to the Methodist Church in 1855 for Chapel , School and Cemetery. The picture of the weatherboard cottage was on, a road which runs from Cheltenham to Mentone it bears their name. Charman Road. Mary died in 1870 and Stephen remarried 1878 and died in Gippsland 1906. Stephen and Mary Charman were pioneer settlers in the area of Spring Grove later known as Cheltenham . Charman Road Cheltenham commemorates their contribution to the development of the area. Alonzo Sheldrake Box 1851- 1958 was the nephew of William and Elizabeth Box who migrated from Sussex England 1850 and established a market garden in the area of Henry Dendy's 'Special Survey 1841 Brighton, in the Parish of Moorabbin County of Bourke. Alonzo was a pavier, who laid blue stone for drains, and enlisted in 1914 to serve in Gallipoli, and France . He returned to Bentleigh 1917 and married Mary Louisa Closter 1918 . Alonzo Box was a member of the pioneering Box family who emigrated from Sussex England 1850 and established market gardens in the the Parish of Moorabbin, County of Bourke. Alonzo Box enlisted in the 1st AIF in 1914 and served in Gallipoli and France. This list shows the names of the Pioneer settlers with the amount of Acres, the date purchased from The Crown and the Lot or Portion Number in the Land of the Henry Dendy Special Survey of Brighton 1841, in the County of Bourke , Victoria. The Squatters ,who arrived in the area first, used the land for grazing sheep and cattle. The Squatters had the right to graze unoccupied Crown land for ₤10 per year rental and a per capita payment for animals grazed. They could develop , improve and clear the land for the purpose of the tenancy but ownership was not permitted. When the land became useful The Crown put it on the market and the developers took over whilst the Squatters lost the improved land, dwellings and out buildings, there being no compensation paid. Squatters named John and Thomas Martin 1840-41; Richard and John King 1840- 1854 ; M.N.M.Moysey and M.J.Bickford 1841-1852 ; James McMahon 1846-1853 ; Daniel MacKinnon 1839- 1840. Josiah Holloway, a speculator purchased 625 acres of the King Brothers run and re-sectioned the land into 2 acre Lots for Sale as market gardens. Early settlers established market gardens, farms and business in the East Brighton ( East Bentleigh) area of Henry Dendy's Special Survey 1841 Brighton. The small communities established Churches and Schools. The Church of England opened St Stephen's Common School c 1850 in Tucker Road with 26 pupils. When the Government School opened 1878 the pupils were transferred to the new Centre Road building and it served the developing East Bentleigh Community until 1990. The original small, pioneer cottage was built in the late 1840s to early1850s, by an unknown pioneer. It was located on part of a 30 Acre allotment that was originally part of Henry Dendy’s Special Survey granted in 1841. The doors and window sashes, (made of red deal joinery timber), as well as the brass locks and fittings, are from the original cottage, and were imported from England.The fire-place bricks are from the original cottage, and are sun-dried, (not kiln fired), and are hand-made. Convict marks can be seen on two bricks.There is a small display of external cladding shingles from the original pioneer cottage. These shingles were hand-split, and most likely made from locally collected timber The nails included in this display were used to fasten the shingles on the original cottage, and are also hand-made. The enamel nameplate, “Colonial”, on the wall of the cottage, was the name chosen for the original pioneer cottage when a later owner, Mr August Rietman and wife Frieda leased the property in around 1917. August purchased the property 1935 for 1200 Pounds approximately and resided there until 1953. In 1974 Mr Lewis, a timber specialist, found the dilapidated building on property he had recently purchased in Jasper Rd and suggested it be reconstructed and relocated. Moorabbin Council agreed and the Cottage was rebuilt just about 250 metres from its original site. The cost of the rebuild was met by 'Victoria's 150th Committee, plus a small grant from the City of Moorabbin, and Mr Laurie Lewis donated much of the timber for the reconstruction. Although 'Box Cottage' is a re-construction, it is an unique museum that, being located in the midst of a modern community in Ormond Victoria, can educate and demonstrate many aspects of the early settler’s way of life in Victoria. This Plateway Wagon was built by Pengelly's Carriage Works, North Brighton 1883. The wagon was owned by the Corrigan family, market gardeners in Noble Park. It is an original, timber horse-drawn wagon that used the the Plateway or Wheelway from 1890. These heavily laden market gardener’s carts could travel relatively smoothly and safely, along the steel rails on the main roads of Moorabbin Parish to Melbourne and St Kilda markets to sell their produce, at a time when the road surfaces were rutted and hazardous.After the Henry Dendy Special Survey of the Parish of Moorabbin in 1841, land was sold to pioneer settlers who developed market gardens, vineyards and fruit gardens ( orchards ). These market gardeners took their produce in heavily laden horse-drawn Wagons along the steel Plateway to the markets in St Kilda and Melbourne. An original, timber horse-drawn wagon of a type that used the Plateway or Wheelway. The steel rails of the Plateway played such an important role from the 1890’s in the transportation of produce along the City of Moorabbin’s major roads, (including Centre Road, Bentleigh), to reach the markets in St Kilda and Melbourne. Circa late 1800s. Wooden domestic butter-churn. This is a paddle churn, a barrel that contains a paddle, which is operated by a handle. The paddle churned the butter inside the container when the handle was turned. Early settlers had to be self sufficient, growing their own vegetables, making tools and clothing and usually had a house cow to produce their milk supply. An unsigned note states it was used by a Chinese market-gardener’s family. From the mid 1800s into the1900s, there were numbers of Chinese market gardeners working in Bentleigh, Moorabbin, Mc Kinnon, and Cheltenham in the Shire of Moorabbin. After the sale of land following 'Dendy's Special Survey' 1841 many Chinese settlers rented allotments and established market gardens in the area and sold their produce to the increasing population of Melbourne at the markets in St Kilda and Melbourne.Circa late 1800s. This medium sized metal, horse-drawn, road-working scoop, with timber shafts is an example of those used in Moorabbin Shire in the late 1800s, and up until the 1940s for road-works, building dams, market-gardening work and other similar earthworks in the shire. The Box Cottage museum example would have been drawn by one horse, with the worker walking and steering the horse and scoop from behind using the timber shafts. There were even bigger metal scoops that required two or more horses to drag the scoop through the soil.Following the Dendy Special Survey 1841 allotments were sold to pioneer settlers who established market gardens in the Moorabbin area. A Map drawn in 1852 that shows the 5,120 acres that formed Dendy's Special Survey of 1841. In 1840 Henry Dendy, a farmer in Surrey, England acquired a "Special Survey" from the Commissioners for Land and Emigration which gave Dendy the right to choose land in Port Phillip for the "bargain basement" price of only £1 per acre for 5120 acres, (an area of 8 square miles). The Special Survey also included the right to "the shipment of a worker for every £20 spent on land, whose free passage was paid by the Crown, equalling a total of 100 workers ". Accordingly Dendy sold his English holdings and paid the required £5120 and arrived in Melbourne in February 1841. However by this time land in the new colony was selling for £5 - £40 per acre. Because Henry Dendy possessed the order from the Colonial Office in London he was able to successfully oppose Governor LaTrobe's attempts to alter the price of the land. Dendy appointed Jonathan Were, (an entrepreneur, who had arrived in 1839), as his Manager and who later became a partner. Together, Dendy and Were decided on an area 5 miles south from Melbourne, bounded by North Road, East Boundary Road, South Road and to the west by Port Phillip Bay. Were and Dendy pitched their tents in the area now known as ' Park St, Brighton' and sank a well near the corner of 'St Andrew's St and Wells St'. By 1845 J.B Were and Company had bought almost half of Dendy's land and Were built himself "Moorabbin House" in Were St Brighton made from stone, quarried from local cliffs. It was still standing in 1924. Legend records Moorabbin is named after the Aboriginal word for ' Mother's Milk ' The soil is very fertile and well supplied with water especially in the area called 'East Brighton' - now known as Bentleigh and East Bentleigh - By 1850 the area had developed with numerous market gardens, dairy farms, fruit gardens and vineyards supplying food for the growing population of Melbourne.This Map shows the birth of the Brighton and Moorabbin area. On 18th January1859 Brighton was proclaimed a Municipality and a Borough by October 1863. Meanwhile, following a Petition, the area of East and South Brighton, incorporating Mordialloc, Cheltenham, Mentone, Sandringham and Oakleigh separated from Brighton to form the Moorabbin District Roads Board becoming the first Local Government Authority. Col. William Mair was elected as the first Chairman of the Moorabbin Roads Board. Moorabbin Shire 1871 developed further and was declared a City in1934. Circa late 1800's to early 1900s. A horse-drawn furrow plough was the most common type of agricultural implement used by the pioneer market gardeners, in Moorabbin Shire, of the 1800s and continued on into the 1940s when motorised tractors came into use. This plough is an example of a single-mullboard plough which would have been pulled by horse. The long handle was used to lower the silver plate, (mullboard), to the chosen depth of soil. Following 'Dendy's Special Survey' of 1841 and the Crown Land Sale in 1852, land allotments were bought by pioneer settlers who established or rented allotments for market gardens in the area and they supplied produce to the markets in St Kilda and Melbourne. During the gold-rush of the 1850s the rapidly increasing population of Melbourne saw a huge demand and a rise in prices for all foodstuffs, including the vegetables and fruit grown in the Shire of Moorabbin. This booklet from 1879 was given to the Moorabbin Historical Society when the Robert Keys Leader Cup Trophy, 1882-1883 was re-discovered at 'Box Cottage' Museum in 2009. The Leader Cup Trophy, MAV 00001, is also itemised in this booklet (p9) The Leader Newspaper offered the 'Silver Cup, value Five Guineas for the best fruit garden in the Brighton District. The Proprietors of the English, Scottish and Australian Chartered Bank offered an second prize of three Guineas Commencing in 1856, the Brighton Horticultural Society only disbanded in 2009, and most of their archival holdings were given to the Brighton Historical Society. This booklet gives a good idea of the large varieties of plants, poultry and the skills of the pioneer settlers of the Brighton District.This Booklet describes the Schedule of Prizes for the 1879 Grand Annual Exhibition of the Brighton Horticultural Society in Brighton Victoria. The Booklet was donated to the Moorabbin Historical Society in 2009 upon the disbanding of the Brighton Horticultural Society..at that time. The Moorabbin Historical Society possesses the 1882 'Leader Cup Trophy' (cat 00001) presented to Robert Keys for the best Fruit Garden. This booklet is kept in the same cabinet as the Robert Key's Silver Trophy.
